Based purely on what their employee manning their Taste of Tremont stand said when I asked, the reopening has been pushed back to Spring of 2023 😔

Hopefully it's sooner and that was an overestimate.

Maybe they'll pave that horrible parking lot one day.

Been quiet in this thread lately. Whatever happened with The Pearl? Any updates @KJP?

Hate to break it, but unless RealLife sells the Pearl, it ain't happening. They have actively been trying to sell the project for months, along with their project on Columbus road down in the Flats. Anything they propose is nothing more than an attempt to flip the property

^This has been evident for sometime.  Too bad.  It was an interesting project and would have helped the corridor a lot.  I wonder if that project abutting it is now in trouble because of this?  I think it was a Gies project but may be wrong.  Would seem to be less marketable and isolated without the Pearl as an entrance gateway to their lot.

The Geis project on West 20th is 100% still happening. Expect construction to start sometime in November/December

Or maybe I am mixed up and the project I am thinking of is abutting Treo

you're not mixed up, this project is just to the east of Treo

Actually I was mixed up initially.  I thought the Geis project was next door to the Pearl (or as it should be known as Real Life's pretend project),  You correctly pointed out that the project I was thinking about is next door to Treo (a project by out of town developers who not only follow through but do it quickly).

RealLife is looking more and more like Optima, that other off-shore funded, Florida-managed "investor" in Cleveland real estate.

The Byrne Sign & Art Supply building on Train Ave (across from Taps and Tails) is getting a window replacement and fresh set of paint.

Any idea what’s going on here?a97a4fee29a1991fbe00d1935bee069f.jpg

No, but I'm not a fan of that puke green paint scheme.

No building permit has been requested for that property (1880 Train Ave.), let alone approved in the last six years.

In 2016, this was approved and completed....

Great! Another grey box with grey square apartments.

Hopefully they have storage space and kitchen cabinets capable of fitting, oh I don't know… 10" dinner plates (the cabinets where I currently live can't). I hope they also install grey laminate flooring that dissuade tenants from using anything but grey furniture and home decor, because nothing says “I love life” more than grey, neutral color palettes.

Some here in the Cleveland real estate community have zero clue (or care) of how bad of an approach to development this is. But hey, at least they can charge rents north of $1500 to out-of-staters coming into Cleveland for a year and get away with it.

well the good news for you is this project is tucked away pretty nicely from any main rd. It'll hide behind the bigger TREO project so you can't see it from W25th and also it's on two dead end streets so no risk of you driving by it so rest easy lol

Great. I just got through painting a couple of rooms grey with white trim. Went to an open house recently and the agent was talking about how so outdated grey is now. I didn't have the fortitude to mention my paint job. Next thing you know someone will say bellbottoms are out too.

Am I the only one that feels the previous revision was better?

@MyPhoneDeadGeis' project on Abbey looks more like the previous version of the Moltke project if you like that style. I dislike the haphazard rectangles within rectangles within rectangles look. A shame they couldn't put more effort into such a prominent spot (the Abbey project).

If you see work starting on the 118-year-old former theater at 1205 Starkweather in the coming months, it's just getting a new $50,000 roof. Permit applications were submitted a couple days ago. It is owned by St. George Antiochian Orthodox Church and available for lease as office space. It was used as Lemko Hall during World War II.

I’m seriously so happy to hear that - it might be my favorite undeveloped historic building in Cleveland (aside from the Huntington Bank building downtown).

Nonetheless, marketing it as office space is ambitious - one look through the windows suggests a lot of interior work is needed before the building is anywhere near ready to be occupied.

Plans revealed for big Tremont site
By Ken Prendergast / November 8, 2022

Perhaps the largest never-developed piece of land on Cleveland’s near-west side now has a plan for developing it. Tomorrow, a neighborhood-level committee of the City Planning Commission will see and hear a presentation by a development team led by Knez Homes and Property Advisors Group to construct 129 housing units on a 3.65-acre plot of Tremont land Knez acquired last February, a story first reported by NEOtrans.

A Christmas Story House, campus for sale

By Ken Prendergast / November 14, 2022

That little house on Cleveland Street is on the market just in time for the holiday season and the release of a sequel to the 1983 classic movie “A Christmas Story.” And just like one of Ralphie’s father’s silly puzzles, “This one could be worth 50,000 bucks.” But the house isn’t on Cleveland Street, it’s not merely the house that’s for sale and the campus of seven properties is likely to fetch multiples of $50,000. Indeed, according to some real estate insiders, it could go for dozens of times more. Dare we say “A major award”?

The rumor that a consortium of actors from the movie might by it is best case IMO.

Willey Ave is blocked off between the railroad and Columbus, there's a bunch of earthwork being done at 1994/1978 Willey. The properties are owned by DiGeronimo (DI DEVELOPMENT LLC). Do we know what's going in here?

A few years back, the gray house (visible to the left of the beige house) had a substantial renovation and addition that I believe included a deck and large second floor and third floor windows with unobstructed views of downtown. Oops!

I feel bad for them, but you HAVE to be aware of the potential uses of neighboring properties before doing a project like that.

When is the last time I-71 turned a profit?

After some Googling, it looks like Donald Shury lives at 10500 Edgewater Dr.  He owns State Alarm, which sells security systems, and is apparently headquartered in Youngstown for some reason.

2394 Professor looks like it's a pretty small property to do much business activity there, so no idea what he might have in mind for it.

I've met him before when looking for winter storage for a car--he operates State Alarm out of a pretty non-descript building on Lake Ave (between Lake and Detroit).      Maybe perhaps this property is in play somehow as well and he needs a place to move operations?

Shury knocked down a similar building a couple doors north and built this POS, which doesn't look anything like what was floated online when it was seeking local approval. The taped over windows have been that way for years too.

Does anyone know the full story on this building?  Every time I walk by it I question 1) why anyone built something so ugly on such a prominent strip, and 2) why it's sat unoccupied for years.  Is he struggling to get an occupancy permit or something?

As of 2022 property records claim the top 2 residential levels are cleared for occupancy, the 1st floor retail space is not.

I’ve heard stories about what’s inside that building. Jay Leno-esqe collection? Would love for that building to be used for more.
