It's a shady store for sure (hahaha) but the people that live around there still go for quick things. It's kind of the same scenario as a suburbanite scared to go to the big city, but then once they go and realize it's not so bad, all is well.

What's going in that building next to Lincoln Park Baths? I love the stained-glass window on the front of that. Was that always there/covered-up by something else?

 

The rumor going around the block club is it's going to be some kind of pizzeria-cum-upscale brewpub.

 

 

Just a hunch but I think the stained glass window was uncovered.  Just a hunch from watching events un-fold there. I'll stand corrected if wrong.

That was my thought as well, but they aren't really a brewpub.  Which is defined as a bar serving beer brewed at a small microbrewery on the premises.

This building was boarded up and 'for lease' for a considerable time that I thought it was because the western brick wall is literally in St George's church parking lot.

I wasn't sure if a drinking (or a dining place w/drinking) establishment could go here because of its proximity to a church. Evidently an invalid concern now. That's good.

I think Cleveland has some ordinances limiting the uses of buildings that are very close to schools, and I extrapolated that to churches. Or maybe Im thinking of something/somewhere else??

Hmm. Okay....coincidence maybe. But I know that a few of the big area brewers have visited the very popular Pizza Port out in San Diego. The brewery/pizza concept would go over well here. It's a good concept!

^ I don't think Jeni's has much to worry about since they don't have a place anywhere near Tremont. The same can't be said for Tremont Scoops which doesn't even make its own ice cream. I have a feeling their business will take a big hit at least for the short term.

 

Actually, I was talking about my own personal preference when it comes to grass-fed/organic ice cream. I'll support the local now, instead of the in-state.

Currently going on in Tremont. A lot of pictures at dusk lately for me. Guess it's due to the earlier sunsets.

But sunset photos help a viewer see inside buildings from the street. And the glowing interiors make the buildings seem to have an inviting warmth to them. :)

Drawn by a craft beer scene that he considers to be among the top five in the Midwest, Cleveland native Paul Benner has moved back to town to open the Cleveland Brew Shop. His aim is to help customers make craft beer and premium wine at home.

 

"When I brewed my first beer, I knew that one way or another I'd do something with this," says Benner, who graduated from Baldwin Wallace University with a degree in Entrepreneurship. "I tagged Cleveland as a market in need of a shop."

 

The Cleveland Brew Shop will be located at 2681 West 14th Street in Tremont. The 1,200-square-foot storefront has new hardwood floors and plenty of natural light. In addition to selling ingredients and equipment, Benner plans to offer classes in homebrewing.

The pizza from Crust on Kenilworth across from Visible Voice is pretty delicious. It opened a few days ago. Definitely worth a visit.

 

I heard a rumor that Michael Symon is opening some kind of specialty meat retail shop in Tremont. Anyone else hear about this?

Awesome!  I've been dreaming of seeing that property redeveloped since the late 90's.

Interesting location for residential. It does feel disconnected from OC and Tremont in that industrial valley. But it certainly is not too far walking distance.

OC and Tremont are the biking centers of Cleveland...the location makes complete sense to me. I was actually just driving by the property last week thinking it would be a great fixer upper!

Really?  I'm sure there are a lot of bikers, but I was unaware that they are labeled the "biking centers" of Cleveland.

yeah, the upper floor views are really fantastic.  We're also really excited about the towpath expansion on train avenue which is right by us and should be a huge asset.  We're only a block or so away from Lincoln Park and .7 miles from the West Side Market.  Once the infrastructure on Wiley is fixed up, it should feel a lot nicer and safer to walk back and forth between neighborhoods.  It'll be a combination of underground parking, office/commercial on West 17th and appx 30,000 residential above.  if you go to the flickr page I posted you can find the 1930 rendering.  it gives you a sense of the scale of the building -- it is much larger then it just appears on 17th st.

Is this near where the old cold storage building that was torn down due to the new innerbelt bridge?

I really like this project. It will make a gorgeous renovation! I will definitely keep my eye on it.

Awesome stuff. There has been an incremental increase in rehabs and retail activity along Scranton, and between Train Avenue, Towpath and Canal-Basin, this trench is really looking to be a great location for repurposing. FWIW, I know of several young urban nerds who just rented in Barber-Vega, the micro-neighborhood just around the corner from this project between Ohio City and the Lincoln Park side of Tremont. They decided on this area because of the proximity of both Tremont's center and Ohio City's center, without the rental rates of either. According to one of them, their street is almost fully tenanted, with at least a couple households recently moving in from the suburbs. Think that's a tremendous sign for projects like what's described and for Barber-Vega more generally.

Stopped into the new wine bar ("Press") that just opened last week Tuesday in the former Lago space.  Apparently, it's owned by the same people that own the South Side.

 

I really like the remodel; very polished and a nice addition to the neighborhood.  Four red and four white wines on tap with a huge bottle list, along w a few craft beers, too.  Looking forward to trying some of their food next time I go!

 

Nice! They weren't open a couple Tuesday's ago when I went to Barrio, but they were putting on finishing design touches. Can't wait to check it out.

Tremont North starting at $330k.  Yowza.

Wow, that is quite a project for a tiny site. Awesome to see that kind of high end density emerging in Tremont.

The price point compared to other similar townhomes in Cleveland, like 27 Coltman (without comparing square footage, etc) doesn't seem too bad at all.  Plus, it's interesting to compare to other cities with similar views.  What do you think a place like this would go for in a Chicago, Seattle, Portland, or a Philadelphia?

 

with a 15 year tax abatement, a good interest rate and no PMI, the monthly mortgage payment could still easily be lower than the new uptown apartments. 

 

to answer Murray Hills question.  I would say double or triple what its going for here.  A steal.  If you are an empty nester and can afford it, why wouldnt you do that.

agreed.  Looks to have very nice design features & finishes.  When you figure in the tax abatement and pretty much maintenance free living for 5-10 years, it's pretty affordable.  i like it.  Too bad that giant house hogged all the view.  The City should've zoned that lot for multi-family/higher density

I thought I remembered reading that the builder just wanted to build a contemporary home knowing someone would buy it. It had a for sale sign for quite some time and only has been occupied within the last 2 weeks. The name Perse does sound familiar though.
