I like it because it isn't very contemporary, because it has so many classic elements.

This is actually very contemporary. Contemporary is not defined by a look. There are tons of different styles going on right now across the world. I would say that contemporary has more to do with building materials and use even than aesthetic at times.

 

If this is contemporary, then I guess I like contemporary.  I like the brick, the copious windows, the balconies, the stylistic flourishes, the overall resemblance to prewar apartment stock.  I'm happy there's nothing on it that looks like corrugated aluminum, vinyl siding, or construction paper.

With all the momentum on Scranton, does anyone know if Ferry Cap and Set Screw still uses their building under the abbey bridge?  It looks empty, but I can't tell. Every time I pass it I think it would make an amazing conversion, ala Tremont Place Lofts.

They moved to Lakewood over in the screw factory (ironically) I believe, so it is empty. Ahhheemmm jrosen. You and your team should jump all over that one. I'm sure the environmental cleanup of that site is a little more intense than the awning building or fair mount though

So you figure a rough average of about 1,000 sf per unit. So 60 units +/-.

So wait a minute these are condo's, for sale units? 60 units, that's kind of a big deal isn't it? I wonder if they have sold any pre-sale.

And I really love these. Cleveland based firms like MAKER and Dimit are really doing great stuff here.

Yes, a guy named Chuck Colombo (Colombo Enterprises) owns most of the land from Barber north to the bend in West 25th and over to about West 30th. But he's owned that land for about 15 years. Colombo, a convicted felon, also is trying to develop a Dollar Store or Family Dollar at West 65th and Clark.

 

The land north of the bend in West 25th and along that street was acquired from Colombo a year ago by Horizon Education Centers.

The building at the corner of Scranton and Willey was taken down yesterday to make way for The Lincoln.

A couple of renders of the Wagner Awning conversion from their Facebook page. Interior demo is underway. Wish the utility lines were really gone as they are in this image.

With such a large project going in, and the Creamery Building adjacent, it won't be long before someone gets a smart idea about the Pizza Pan building(formerly the Silver Fox, Tremont's classiest "show" bar). Hopefully it's someone with enough bank to making something really great happen.

Ushabu is a new Japanese restaurant slated to open at 2173 Professor Avenue in the Tremont neighborhood in early 2016. The restaurant will serve shabu-shabu, a Japanese style of dining similar to fondue, which features hotpots at the table for patrons to cook their own fresh meat, seafood and vegetables in a selected style of broth, all accompanied by a variety of dipping sauces.

I love that The Lincoln carefully rendered some of the potholes on Scranton. Really adds to the ambiance there.

Also noticed on Scranton Avenue just north of Kenilworth, the house and small industrial building on the right were demolished - anyone know if something worth mentioning is going in?

 

According to a BZA docket from March, a massive single family house. I'd say that is pretty noteworthy considering what the area has looked like in the recent past. There is quite a lot of momentum in the Scranton corridor.

yard shall in no case be less than one-fourth (1/4) the height of the main building on the

premises. The building height is approximately 42’-6” and the required side yard should be ¼

the height which is approximately 10.6’ where 5 feet side yards are proposed, thus the

proposed aggregate yard is 10 feet.

5. Section 341.02(b) which states that City Planning approval is required prior to the issuance of a

building permit. (Filed January 29, 2016)

 

3,850 sq ft is only one of those lots.  So there might be more stuff coming if someone is clearing more of that land.

I checked the properties north and south of the two parcels owned by Gina Lopez (the owner of the land on which the big house would be built), and saw a property changed hands earlier this month. First, to the south of Lopez's land is Nicholas Kulon's property, at 2341 Scranton. He bought that in 2012 for $136,565.

 

The recent transaction is to the north of Lopez's two parcels. On March 7, 2016, Gustave R. Molnar bought four parcels between Scranton and West 16th for $210,000 from M & M RESTORATION INC. Despite the purchase, the tax mailing address for these properties remains at M&M Restoration. Those four parcels total 11,330 sf or about 1/4 of an acre. The northernmost parcel is at the north end of West 16th.

 

North of those four parcels is the start of Scranton-Averell Co. property. S-A owns most of Scranton Peninsula (or at least what Forest City doesn't own).

That's wild news.  Too funny/interesting how this little area has taken off.  Originally we were thinking town homes for across from Wagner Awning but the site seems large enough to possibly do something more vertically significant and mixed-use.

jrosen[/member] You helped cause the space between Ohio City and Tremont to fill in! Walworth Run contains some of the city's earliest history. Because of all the swampy land, mosquitoes and disease, the place where Mose Cleaveland landed wasn't habitable. But the lands just upstream were, and Walworth Run was one of them. It offered water power for some of the city's earliest industries like lumber mills, grist mills, tanneries, blacksmiths and brick kilns. Since the Scranton Road streetcar line was discontinued on April Fools Day, 1929, this area has been largely been passed over (physically too!) and neglected ever since -- until the last few years.

Nice! At first I thought it was a 5 story building, "three story retail and two dwelling unit building;" however,  three stories is perfect for the location/neighborhood.

 

This is Portland, OR-style infill, which the city is seeing probably 30-50 low rise (2-4 stories) mixed-used projects being built around the city neighborhoods, many in areas where single family residential used to sit.  I know I'm a bit biased, but I strongly suggest Cleveland city developers and leaders take a visit to Portland to see what solid modern, mid-sized city infill looks like.  Or visit Tremont to view this new development :)

I'm all for infill on vacant lots, but I just don't see the point of tearing down the historic fabric of Tremont when huge swaths of the city are pasture. This just reeks of laziness in the the form of an unwillingness to rehab and greed in the form of maximizing square footage of units while using materials that are actually less durable than those in the buildings being demolished.

I agree the one will the storefront potential is never a good feel, but extending the way of retail off of Scoops seems like an improvement for the future.

To see that cute storefront space remain empty in such a vibrant neighborhood...I don't know if that speaks more to the owners, or to some larger issue with the neighborhood.

The county property search shows only the house with the storefront changing hands. Unless the ownership of the other property is contingent on the variances or whatever, it appears the development is just for the one property. That would leave the single family house between this and Scoops still standing.

Another decent sized apartment building being planned for a vacant lot on the North End. Plans should be making their way through soon. I think I kept that vague enough.

Constantinos plans will be popping up within the next month as well for their West 14th location in the old mansion/art gallery by Fairfield.

Sign was up on the Tremont Black site that said they were 100% sold.

Also, ODOT is putting in a new park east of the new I90 bridge where West 14th used to go. Metro Parks will oversee it's maintenance. I wasn't surprised but still almost cried when I heard that the new lots around and under the new bridges were going to become pay lots down the road. I'll miss my free downtown parking :|

And somewhat related, I'm guessing its days are numbered (if not for this project, then another), but I hope the Cleveland Marble Mosaic Co building can be incorporated into a new project and not just bulldozed.
