Is there any word on a tenant for the building?

This project at 2319 Scranton Road just started construction (see attached). Currently working on the foundation.

 

These have started going vertical now.  Sales are going well, and the developer is buying the next lot south of there for another 3 townhouses.  He also is planning a small condo project for the NW corner of Scranton and Willey, an old service station most recently home to a construction company.  Sound like the plan is 10 condos, 4 stories tall, underground parking.

Which development is this??

Saw a blurb on block clubs presentations in the Inside Tremont monthly newspaper and it stated that developer Brian McCreary is proposing a 25 unit apartment building at the SW corner of W7th and Jefferson. Hadn't heard of this before. There is also another project of 10 town homes and commercial building proposed for the NE corner of W5th and Jefferson. Heating up on the east side of Tremont.

The streetview rendering is pretty awful. Plus, the proposed building shows more of a setback from West 7th than is actually shown everywhere else.

Judging by the back-slapping over the proposed Irishtown Bend Park, they probably consider the new Metro campus a glorious win.

A couple Tremont development updates while I'm at-it. The low rise buildings on the Ferry Cap & Screw site are completely gone. The only thing left is the main 5 story building. See here for discussion in March when WXZ bought the complex. What are they building at the corner? Looks like some kind if corner park or rec space? No idea. These pics are from University Rd looking northeast toward Scranton.

Looking forward to seeing the progress in industrial sites. The infrastructure down there has been so neglected and forlorn looking.

She comes at it from the perspective of a blank slate. So she loves Ohio City and Tremont. She is often saddened to see these tremendous walkwable neighborhoods stop before they get to the water's edges and suddenly become inaccessible to the public. She looked at Tremont, for example, and asked me to scroll the real estate website's map over to the river to see what's available. I had to inform that nothing is available. She asked "How do you know?" I said because all of the riverside land is entirely industrial and has been that way for 150 years, although it was going to be developed with residential in the mid-1800s before industry blossomed. She was disappointed to hear this, and I said that things may change but it's going to take a long time owing to the required cleanup of polluted industrial lands and the lack of funding available for such cleanup.

 

She was very happy to learn about Irishtown Bend park and the housing that's emerging for just west of West 25th. But that's going to take a long time before anything is available, assuming the existing residents don't mess it up. There isn't much housing available there now, and what is available is becoming tremendously expensive.

My fiance and I have since changed  our mind about living at Stonebridge and will likely rent the unit out.

 

We have (at least what I think is) a respectable budget, and we've had four house go for above ask within 48 hours of hitting the market and us scheduling showings.

 

I just can't rationalize overpaying on some of these streets right now, particularly in the Southeast corners of Tremont. I think we're likely going to need to purchase a house  that needs a lot of work, and I'm about as handy as a turd flavored popsicle.

I saw a 13-year-old Ohio City townhouse with its tax abatement due to expire in 2 years that listed a week ago sell while I was looking at it. I opened a photos page and went back to the listing page and it went from active to contingent in that time.

The homeowner was delinquent in paying his taxes. Oh well. To bring this back around to Tremont, I was looking at homes valued at under $250,000 and only three showed up in the prime area east of I-90 and north of I-490. So I reset my ceiling for $500,000 (yeah right) and probably 20 results showed up.

I think riverfront housing in Tremont is on the horizon--or here if you count Thunderbird!--but I have to be the Debbie Downer and bring up the 1913 flood. Buyer and builder beware...

The Cuyahoga River is substantially wider than it was in 1913, following the city's channel and bridge reconstruction projects in the late 1940s, and very few of its Cleveland floodplains flooded in 1913.

Just a few? The West 3rd lift bridge got completely wiped out. It explains why there are very few pre-1913 buildings on the Tremont peninsula and the south side of Stones Levee.

 

I wasn't around, but by all accounts it was pretty bad for the Tremont riverfront.

 

I look forward to seeing development down there, but I wouldn't recommend a first floor anything...

But the West 3rd bridge was destroyed because a boat, set loose from its moorings by the flood, crashed into the bridge. The flood water level was well below the bridge deck of this swing bridge (see photo below).

 

I don't mean to minimize the concerns about flooding. I'm no flooding expert. Although the river channel was widened, we haven't been tested by a 1913-scale flood since. And the amount of urban sprawl that has occurred in the Cuyahoga River's watershed since would likely worsen the stormwater runoff from a 1913-scale flood.

 

Perhaps the approach taken by development along the mouth of the Rocky River (homes built above garages for cars and boats) could be taken in riverside developments in Tremont and other places.

21-suite apartment complex in Tremont is in early stages

 

Tremont Lofts, the apartment building remake of the former Union Gospel Press complex in Cleveland's Tremont neighborhood, may get some company.

 

Plans for a four-floor, 21-suite apartment building on the southwest corner of Jefferson Avenue and West Seventh Street were given a conditional approval by Cleveland City Planning Commission at its meeting on Friday, July 20. The commission usually provides final approval, but it OK'd the plan with the condition that the developer of the project, J. Brian McCreary, receive approval of landscape and lighting plans for the project from the city's Near West Design Review Committee before securing building permits.

1. Section 355.04(a) which states that the maximum gross floor area in a ‘B” area distract shall
not exceed ½ the lot area, or in this case 2,257 square feet and the appellant is proposing
3,606 square feet. The minimum lot area for a single family dwelling in a “B” area district is
4,800 square feet and the proposed lot area is approximately 4,515 square feet.
2. Section 353.01(b) which states that the maximum permitted building height is 35’-0” and the
proposed building height is 39’-6”.
3. Section 341.02(b) which states that City Planning approval is required prior to the issuance of
a building permit. (Filed October 18, 2018)

I thought I remembered hearing there was supposed to be a turn around here since university was becoming the trail and the street was going away...but I guess there will still be room for it as long as it has a similar footprint to the one next to it. 

About 15 yrs ago I wrote & photographed for Sun News a group of suburban school kids cleaning up garbage, especially hundreds of illegally dumped tires from beneath this Clark Avenue ramp. Seeing this transformation is truly amazing.

The transformation of that area and Clark Fields is phenomenal.....Kudos to all involved

The clean-up event was May 7, 2006. It was called Flats Sweep. Here are my pictures from that event....

^ that's a lot of tires. 

It was. And there were hundreds more buried underneath the thick brush. This was an effort by the Ohio Canal Corridor to get some in-kind donations of labor, trucking/disposal services, etc. to leverage some grants, IIRC.

These Bialosky designs are putting me to sleep.

Surface parking at the northern corners of Auburn I suppose.

I think that looks great.? Especially compared to some recent projects we've seen that look awful, like Edison phase 2 and Uptown phase 3.

Already surface parking on the NW corner. Vacant lot on the NE corner right now. Ohio Awning LLC/Ohio Awning Equity LLC owns all four corners.
