Word on the street in Tremont is the lot at West 11th and Fairfield (gravel lot at southeast corner) has finally changed hands. I was told the initial proposal was for around 90 rental units but was revised to around 60. All of this would explain the heavy equipment on the lot immediately south of the Southside as that will be their new parking area.

Tappan sure has a great street presence, and I love the contrast between the brick and the wood on Eleven Scranton.

@jrosen, can you guys just fill in every commercial corridor in Cleveland with that? You guys are on a roll.

The front of Eleven Scranton looks nice but the sides are rough.

Thanks.  That is really nice to hear and I appreciate it. We are excited for the windows and cedar to be installed and see this all come together 

 

we should have plans for Scranton and Wiley by mid January!

Moving this over from the Clark-Metro-Stockyards thread since this is actually in Tremont's planning area. But the property marked at "new apartment site" in the first image was sold Dec. 11 by a company that traces to John T. Zubal (owns a lot of property in the area including just south of this site) to another company that traces to Patrick Foran who is redeveloping the Astrup building (below). I don't know what that means as far as timelines go, but perhaps that "new apartment site" will be bolstered by this property transfer.

A follow-up on 3146 Scranton, the old St. Michael School... It sold several months ago to "Arc On Scranton LLC" whose managing member is Eric Lutzo. Arc On Scranton bought the property for $378,750 from 3146 Scranton Road LLC which bought it last February from West side Ministries for $375,000. 3146 Scranton Road appears to be owned by Kim Bixenstine (and possibly her husband Barton, both of Shaker Heights), who provided a $150,000 mortgage to Arc On Scranton.

Now that is exciting!! I walked thru there a few times and didn't have the imagination and vision unless a Metro Health  master leased space.  Kudos to this team for making the leap.  

Yes I can't wait to see what's planned at St. Michael's. It could be awesome!

If it seems like there's been a lot of news lately about developments along West 25th Street between the Cleveland neighborhoods of Ohio City and Brooklyn Center, you're right. And there's more to come in that 2.5-mile-long corridor.

A rough count of development projects recently completed, underway or planned in this corridor reveals 25 notable real estate construction or renovation investments valued or potentially valued at more than $1 million. In total, it features up to 1,700 housing units and hundreds of thousands of square feet of new commercial space.

Another great job Ken. Excited most about the St. Michaels project. It’s one of the most beautiful buildings in all of northeast Ohio.

I believe that’s the new animal clinic.

Astrup Building is at 2937 W. 25th, east side of 25th, one full block south of I-90, between Seymour and Castle avenues. This is the building in May 2019....

These haven't been posted yet. The pics of Electric Gardens (at Literary and University Roads) posted last year I guess were just proofs-of-concept(?). They've since signed LDA as architect of record. Here's a couple pics from their website. It's definitely bold.

^I almost wish the end facades with the more box-like protrusions/terraced areas would be repeated again in certain areas along the vast side facades. It would help break up that long length of the building with more visual interest. Or at least scatter a couple of those larger square windows / break the pattern in key spots. It just seems like those side facades drag on forever without any interest.

 

BUT I do appreciate the modern and unique look they're going after here. And this added density will be really really nice, especially along the trail. It's definitely a cool development!

I hate architecture that looks as if it's saying "KEEP OUT" and that's the strong impression you have with the walls and lack of ground floor windows and/or access. 

At least its no longer white and black and we won't be looking at a giant bar code on the side of Tremont.

The lot next to (south of) Southside is in the process of being paved for what looks like parking. Does this mean the fairfield 11 building is soon a go?

Considering the uphill battle that exists to make these wood frame / podium apartment buildings look like anything other than an uninspired compromise  (the Edison, Quarter, etc) due to budget, I think this is a pretty successful design.

No.   We wanted to get a full design package approved before talking to folks.  One foot in front of the other is how we like to do things.   I think it is important that whatever we do must activate the street,  have a daytime and evening presence and build on what places like Tremont Tap House, Mutt Hutt and Tremont Athletic Club have accomplished  and what we hope Leavened Bakery will soon accomplish.  

 

This should be in front of Planning in a few weeks.

Right at the corner is a resident lounge and roof deck.  as you go down willey it steps back a few feet just to give the facade some diversity and have it be not as looming.  where the material changes are  apartments with balconies

3026 Scranton, an old ~15k sq ft commercial building is being redeveloped into apartments. Not much info about specifics yet but estimating 12-16 units.

Looks like that building was bought last year by a Cleveland Clinic neurologist named Sheila Rubin. I've noticed a few local doctors getting into real estate investing/developing lately.
