Tremont Lincoln Heights plan shows change is coming

 

A development vision for the south-western part of Tremont called Lincoln Heights won unanimous support Monday from its immediate community. Now, that conceptual vision is headed to City Planning Commission on Friday for its possible adoption.

The plan shows existing and proposed buildings, greenspaces and parking lots in the area generally along West 25th Street and Scranton Road, from about Fairfield Avenue south to Interstate 90/490.

While that area hasn't seen the intensity of development as the rest of Tremont, there are signs on the landscape and in recent property transactions that show its fortunes are starting to change.

100% agree. Why does there need to be 3 access points, and two westbound on ramps there?

^ agree. They don't have to get rid of the on ramp altogether but just rework it a bit. 

I always thought that was kind of odd. Just leave the western most ramp - the others are redundant and take up a half block of space.

Parking and pumps behind the building and 4 streetfront retail spots?? I think this is the first time I can say that I'm actually excited for a new gas station.

The Cleveland.com commenters would have a field day commenting about the robberies that would occur behind there!   They gone! 

Can we just get this codified so all gas stations look like this?

Is this one of those things where we aren't allowed to look a gift horse in the mouth? It's better than what is there now, but that looks like any plaza built since the 80's, just against the sidewalk. More like carleton moore...

The sketchiest gas station is that corner. I had to return a U-Haul there several years ago and I had to pull into a completely dark lot with just a dim light on inside the convenience store, which was well guarded with steel bars over the windows. Turned out the station was open fur business but the lights for the remainder of the station were broken. People were loitering around the lot in what is arguably a fairly high crime corner. Anything is an improvement over that.

 

But I wonder what the reasoning is for such a nice convenience store? The one at East 55th and Woodland was a definite improvement over the stations in that neighborhood but it only works so well when you have robberies, car jackings, and murders happening right on your property.

This is the most acceptable gas station set up of our lifetime. You just zip it ? 

^ Agreed, until the day we can get rid of cars altogether, this should be the model going forward in urban areas.

You'll get the same opinion from a majority of police officers, and since they are the ones on the front line....

 

No heart attack, I usually buy gas in Lake or Summit County anyway.  ?

Not a whole lot was saved. The entire front facade and most of the second floor was rebuilt. IMO, at that point, they should have rebuilt everything above the foundation from scratch to get rid of the musty, moisture, and fire damaged wood. I don't think they expected to replace this much when the reno started.

I don't get the point of that.  It would be better just to render that stuff in Sketchup and put it into Google Earth instead of trying to us AR to put it over top a paper map that isn't either flat or matching the actual topography.

Building permit was posted online yesterday for "Change use" of the Tremont Montessori School. No details included. Anyone have any insight into this? Undergoing renovation to fix it as had been discussed or is this now going to be converted into something else?

^That routing takes away about 10-20 on street parking spaces for Sokolowskis. I thought they may have routed the path on the other side of the telephone poles.

My guess is $$$$. Usually utility poles are right on the edge of the ROW, so that would mean acquiring additional land which means more money and more time.

 

Same with moving the poles underground...they’re probably both CEI and CPP poles and the move would be compensable so the project would have to pay the utilities to move them. Just a guess...

The bluff is just a few feet north of the poles. There was nowhere else to put the path unless they built up the hillside. There didn't seem to be any interest or money to do that.

Plus there are two new parking lots across the street....The walk will help with digestion of the stuffed cabbage!!

 

Sokolowski's painted the stripes for their previous parking on the city-owned right of way

I worked on the project.. if you have a question I can do my best to answer. Burying poles, etc. wasn't in the approved project scope. 

^Well then, would it have been difficult to have a slightly narrower path go around the poles?  Was there not enough land to use?  

They had to try to keep the trail in the public right of way and minimize acquisitions. The group that owns the asphalt plant down the hill owns the hillside. The city acquired a piece of the property for the bridge that will cross over Literary. 

Ok, when do you suspect the bridge will be in place?

I don't work on the project anymore so I don't know specific dates on some things. My guess is at least this Fall, the land that will support the bridge needs a lot of time settle before they can put up anything. It took a while for the one over West 7th to be put into place.

I have to say that his part of Scranton Avenue is really improving THANKS to a few REALLY OUTSTANDING DEVELOPERS!

Not so far. All of my realtor contacts are very busy. Lots of sales below $250,000. Above that? Not so much. Not many new houses in Cleveland (especially Tremont) list for less than $250,000, which is probably what Knez is dealing with. I was going to tour a small, renovated house listed at $175,000 in West Park that had been on the market only four days. It was already under contract.

I like the project but that design is beyond horrible.
