Looks nice, especially if it can tie in to the Towpath like that. I'm just glad it no longer looks like a barcode.

The project was approved at July 9th landmark meeting on the condition they explore lowering the rear section to 4 stories to not block views of the Byzantine church, and provide drop off for delivery. Here were the renderings at the initial meeting in May. The renderings in July brought the brick up to the 5th floor balconies,but were mostly the same. I haven't see anything newer -- i.e. with the lowered rear section -- but I imagine it'll look about the same.

 

 

The latest renderings I saw looked about the same as that and as far as I know they are the working copies, so I'm just late to the game.  Thanks for the info.

No prob, I was just trying to give some background.

 

The condition to lower the rear to four stories seemed pointless to me, since it'd still block views of the church. Why mess with the design for no tangible benefit. I do hope it gets built though. It'd be interesting to see if there's a market for a project like that with no parking.

2341 Scranton Rd development went before BOZA yesterday. Renovating the existing building with an addition on top. Mixed use, residential for-rent units, a commercial space at the corner, and a private residence on top.

I saw that among the permit filings but I didn't see any graphics attached. Was that graphic at BOZA??

I'm not a fan of electric gardens. Big, long lot, I know--I'd rather see two or three bldgs perhaps with a connected rooftop garden/resident community area. Or, if it had to be one structure, then a better design (and I know the current one is an improvement from the original).

No real noticeable exterior progress in the last month for Gallery 7 - I assume they must be doing interior work/having random subs working intermittently? Electric gardens is coming along.

Redevelopment at the southeast corner of Scranton Rd and Kenilworth. Developer planning on rehabbing vacant structure for a first floor medical office and apartments on top.

Yep it's tough keeping updated now, but gotta love how much we have going on now. I don't think this one was posted here yet but I could be wrong with how much development is going on.

I like this sort of project.  It will keep activity in the area during the day and evening with the combination of apartments and a medical office.  We also have way too much empty land for every project to be tall and dense.

Big improvement, and another piece in the puzzle of connecting core Tremont over to OC/Duck Island. Man did that Pizza Pan help me on some late nights though.

The Scranton corridor master plan had a few hints, like the APL-owned land behind their place on Wiley. Or the Animal Clinic-owned land at W.25th and Wade. I've love to see Scranton Averell land at Wiley and Train moved into somebody else's hands.

 

Less likely but Tremont Place Lofts sold to Panzica development a few months ago. There were rumblings about a year ago about future phases, but the parking lots probably aren't big enough for hundreds of units.

I'm guessing this is related to KJP's earlier hints in the Duck Island thread, but I'm having a hard time imagining what it could be, unless it's an update on one of a few things that have already been floating around for a while.

There's that large parcel of land where Brevier dead ends. Behind the APL. I can see a couple hundred units going there.

I was just in Tremont yesterday (La Bodega, by far best sandwiches around) and remarking on what a crazy amount of multi family construction is currently going on. Tremont was the neighborhood that boomed first, but then it seemed (apart from single family infill) to have stopped and fallen behind the other hot neighborhoods. Now Tremont is back firing on all cylinders with hundreds of new mult family units in the core, plus the single family/townhouse infill still going on. All this before even looking at the Scranton Rd corridor or Duck Island.

I suppose I'm overly pessimistic about such things, but outside of downtown, the larger the unit count in a rumored development, the more I worry it will be NRP-style dreck. It's these smaller projects that have been killing it, IMHO. 

I see where you're coming from, but I don't think it's entirely true.  Church+State, Intro, much of what's happening around UC- there's some good quality infill happening.  There's some dreck, too.  But that's unavoidable and happens any place, in any era.

Even in the best markets. I live and work (as an architect) in NYC and the amount of quality infill here is....low. There's just such a high quantity of new construction that people can focus on the 20% that are really great buildings. But then when you leave the luxury market? It's all junk. Most infill in Brooklyn and Queens, outside of the stuff one or two stops away from Manhattan, is so cheap it's shocking.

 

Cleveland has a decent stock of infill in general these days. There will always be the stinkers, but it could be a lot worse.

Chicago developer buys land to kick-off a new neighborhood in Tremont

 

A Chicago developer this week has acquired about one acre of land to construct a new multi-family building on a stretch of West 25th Street that's been in between places for a long time. But the project could trigger more investment that might make this section of Tremont's Lincoln Heights neighborhood an actual destination.

 

Ultimately, according to long-range plans, this western edge of Tremont could add 650 housing units, several ground-floor commercial tenants, through streets, hiking/biking trails and public spaces. The site is just north of Nestle USA's L.J. Minor factory. At full buildout, the new community could spread across about 10 acres.

650 units is quite a bit for 10 acres when outside of the downtown area especially. Congrats.

this is super exciting.   it is beyond interesting to read about people who see/experience the market really different then I do.  Fresh eyes are what we need
