I was skimming the Inside Tremont block club notes and came across this tidbit about new construction proposed for the vacant lot across the street from SouthSide restaurant...

 

"A.I.A. Architects presented plans for

a new apartment building on the corner of W. 11th and Fairfield Ave. While

the current design would not require a parking variance, there were concerns

expressed on the impact to local parking availability. Block club members

also requested that the design should not look like a typical suburban hotel

or apartment complex, but be something unique to Tremont. Once designs

are finalized and variances received, the project will be presented again for

a vote of support."

I didn't realize the town homes behind Auburn Ave and W 11 were so far along.

Grace Center Properties, owner, proposes to build a 7,200 square foot market addition in a D2

General Retail Business District. The owner appeals for relief from the strict application of the

following sections of the Cleveland Codified Ordinances:

1. Section 325.03 which states that the minimum area for an off-street parking space shall be

180 square feet and the proposed spaces range in area from 128 to 144 square feet.

2. Section 347.08(a) which states that trash areas and refuse containers shall be screened with

opaque fencing not lower that the height of the refuse container and no screening is

proposed.

3. Section 349.04(f) which states that fifty additional spaces are required for the market and no

additional spaces are proposed

4. Section 352.04 which states that a landscape plan is required and no landscaping plan was

submitted.

5. Sections 352.08 thru 11 which state that an eight ( 8 ) foot wide transition strip is required

where General Retail Business District abuts a Residential District and no landscaping is

Yes, this was announced a long time ago and I too was confused how they were going to make it work at that time.

I totally forgot. In fact, I had a Norman Thayer moment and was like wow, a Constantino's, what a great idea! Until someone mentioned that it had been announced previously I just completely forgot.

There will be a large addition to the back of the buildings. Cleveland, land of the awesome looking grocery stores!

we've looked at 3146 a whole bunch.  maybe one of these days.  they wanted way too much for a building which seems at best like a labor of love.  totally amazing endeavor but much more a public-private partnership then a developer going out on his own with something market rate.

Has anyone heard any new news about Climb Zion, a rock climbing gym that was being developed at Zion United Church of Christ, 2716 W14th Street? The only news I can find is from Feb 9, 2015 where they were hoping to be open in early 2016.

Last I heard the deal fell through but there are rumors of a rock climbing gym being built in the back half of the building that houses 5th 3rd bank on Professor and 10th.

Looks like this is proposed for the corner of West 6th and Novak Alley where a garage made of concrete blocks now stands....

This is intriguing to me. I'd love to see some life brought to that building again. Though I'm still pretty disappointed the Zion Climbing Gym project never happened. It was a pretty cool and unique plan.

Turns out the parcel is on the other side of West 6th, six parcels north from Literary Street. The parcel is 004-18-041. The owner's name, Jasmine Boutros, sounded familiar. Turns out she's not only owner. Another name is listed with hers in county records as a co-owner -- Metro Health CEO Akram Boutros. Turns out they are father and daughter. Their tax mailing address is 2017 E 9TH ST, SKY 13, CLEVELAND, OH 44115. They bought the property last March from the city's Land Reutilization Program with a quit claim deed. No dollar amount is shown for the sale. How does one buy property from the Land Reutilization Program?

 

EDIT -- Wonder why the City Planning Commission didn't list him too as an owner in the application for a variance?

I tried to buy a property on Bridge Avenue about ten years ago from the Cleveland Land Bank. At that time, it was fairly simple, in theory. The city has lists of the properties it owns with minimum prices, usually amounting to taxes owed by the previous owner and city's cost to acquire and clear the property. The buyer makes an offer with a promise to develop the property within ... a year? I forget the exact time. If there are no opposing bids, you get the land.

 

The problem is the Councilmen's Neighborhood Committees are part of the process and can delay or derail your bid by putting a reservation on the property. When I looked, most of the really desirable parcels were "reserved" and had been reserved for periods of time far exceeding the time allowed for development.

 

Things may have changed since my attempt; I found it frustrating.

Right. My experience was only with the city. The county didn't operate a land bank at the time.

Saw a blurb on block clubs presentations in the Inside Tremont monthly newspaper and it stated that developer Brian McCreary is proposing a 25 unit apartment building at the SW corner of W7th and Jefferson. Hadn't heard of this before. There is also another project of 10 town homes and commercial building proposed for the NE corner of W5th and Jefferson. Heating up on the east side of Tremont.

So is Shaker Cycle going to come down?  Too bad, though it is in bad shape.

^ That was the plan last I heard. The building with Shaker Cycle and empty parcel behind it changed hands about a year ago.

 

The apartment building at 7th/Jefferson would be 4 stories at the bottom of the hill along 7th and 3 stories at the top. The rendering I saw was contemporary, all masonry -- mostly red brick with tan accents (lintels and garage level for example).

 

The block club recaps in the Tremont newsletter are always interesting. Somebody was asking about the Zion church on West 14th. Last month's newsletter mentioned a presentation from Horton Harper architects with Brickhaus developers -- a full redevelopment play with apartments and condos.

 

Also, again from the newsletter, the Lincoln condo building proposed for Scranton and Kenilworth was delayed apparently due to construction costs. I wasn't surprised when I read that. The for-sale listings were removed from MLS a week or two ago.

Some final pictures of the Tremont Black townhomes at the corner of W 10th and Fairfield -- 2170 West 10th, if you want to look up the address on Google Maps. Attached is a before picture of the gas station and red brick house that was demolished. They are still doing interior work on most of them, but several of the units are already occupied.

The last 3 units of "Starkweather Place" were built over the summer/fall. This is the Sutton development at W. 7th and Starkweather. They are finishing up the interior and landscaping now. The entire site is now built-out, about 12-15 units total. These pictures are from earlier this week.

A group of 4 townhomes were proposed last year for the corner of W. 7th and University Ct right across the street from Starkweather Place. The project has since been named "Skyline 7th". They broke ground last week and started foundation work. Attached is a before picture from Google Streetview showing the empty lot and yellow house that was demolished. Also a rendering pulled from their website. Not much to see yet otherwise.

An update on the townhomes at the corner of Marquardt and W. 6th. Attached is a rendering and some construction updates. Just a note, they are actually planning 2 more units fronting W. 7th with the same design. In the picture "marquardt4" I marked up with red lines where the 2 additional units will go. All of them use the same shared access driveway.

 

Also in a couple of the pictures you'll see a foundation being built behind the townhomes stretching from W. 7th to 6th. This is an unrelated project. It's a large single family home facing 7th with a garage and upstairs apartment fronting W. 6th.

 

^I love that last group of townhouses. A fun, almost cartoony shout-out to traditional gable-front frame houses in the neighborhood, but without any fakey imitation. My favorite of the group.

And last but not least, "Chelsea Point" townhomes off Auburn Ave near W. 14th -- 7 units, 4 stories with a single car garage, and a sea of asphalt stretching from Auburn all the way to the townhomes.

I almost forgot! Here is Tony's on Professor Ave after their facade re-do this summer. It lights up bright blue at night. :-o
