November 2, 20168 yr Looks like a child designed that in Minecraft. "Look Daddy, I made your building into a castle!" Probably not far from it. Is that shutter really necessary? Black turned out better than I thought it would from the renderings. Still not sure how much I like it, will have to see in person. Overall I hope people can appreciate the design and money being put into some of these and lack thereof on others. I think the difference is pretty noticeable.

'All the difference in the world can be made, so if you're going to name the place after a storied garden palace like "The Alhambra," a few plants and shrubs would really help. In Washington Irving's "Tales of the Alhambra," (1832) he writes of the beautiful Moorish castle, and peppers his story with a heady mix of fact & myth depicting secret chambers, desperate battles, imprisoned princesses, palace ghosts, and fragrant gardens. January 16, 20178 yr Keep in mind The Alhambra is actually three connected buildings with an L-shaped footprint. The recently finished units are at the 'elbow'. The northern section has a handful of apartments (four if memory serves correctly) and the section along Holmden has the most apartments. Kenilworth and Scranton will become a very visible corner as development moves north toward the peninsula. It would have looked great. But at least this is a sign the project is still moving forward.

So I talked to a guy at the Home and Garden Show that was promoting this development and I asked him about the change. He said they changed it due to price and that financing was hard because they're one of the first new build condos after the financial crisis. This follows along with what other people on this site have been saying.

Based on these designs and the Duck Island stuff, Horton Harper seems like a really a nice addition to the local design scene.
February 6, 20178 yr Horton Harper has done some nice work, but they've done some fiber cement board stuff that looks flimsy as well. The 4 unit project at the corner of Marquardt and West 6th has a really sharp looking gabled tin roof, but the siding just feels off and inconsistent. I'm not sure it won't blemish quickly. You can already see water stains on the frontage where downspouts have yet to be installed.
February 6, 20178 yr i like the design -- and both the old gray brick and the new dark materials. i would guess the new version probably saves the developer $ over brick, but its more noticable and the modern dark gray scheme is unusual for the city.

February 15, 20178 yr Judging by the mod design and lack of perspective from West 5th, I wonder if any of the existing brick will be incorporated into the design for the 2389 West 5th Building. Also, I see the bike shop on Jefferson signage says Shaker Cycle. I'm curious if there is there some sort of deal for the owner to reopen there? While a well regarded bike mechanic with decades of knowledge, he wasn't known for customer service or expediency. Either way, I'd love to see a bike shop there again.

Originally we were thinking town homes for across from Wagner Awning but the site seems large enough to possibly do something more vertically significant and mixed-use. jrosen[/member] referenced that space across from Wagners in this post. Maybe he will check in with some details. BTW the photos from Wagner's Awning look fantastic. That is one of the nicer conversion I have seen. And it's completely my style. Great work!
February 17, 20178 yr Yes! The game plan is once asiatown is underway(may-ish), to start planning a phase 2 on the lord across the street. It needs a good deal of studying to understand where our rents need to be in order to do new construction rentals without the typical subsidies we usually use (nmtc, htc). We also might explore doing some affordable housing on one of the two lots. We are not sure yet except that we are going to be digging in.

Real estate developers Andrew Brickman and Dan Siegel have joined forces to undertake conversion of the church building and adjoining school, which date from the 1880s, to apartments. The property is at 1467 West 14th Street. ... A two-phase plan is in the works for the project. The first phase incorporates putting apartments inside the church and a similarly designed church school. A future phase may add another six suites on part of the site not needed for parking. Siegel said the two are studying whether to seek federal and state historic preservation tax credits for the project. However, the developers want to move as soon as possible after going through the city's design review process. Going the historic tax credit route means 18 months of delay and undertaking the risk that the project might not secure an award.

April 24, 20178 yr ^Interesting. Given the number of apartments I would imagine this building would take up that entire strip of vacant land on Fairfield, including the Southside parking lot. That would be a great addition to the neighborhood.
April 24, 20178 yr Yes, it'll take up most of that empty area. I think the new grocery store on 14th will take some of the land in the back. When it came before block club originally the group was very underwhelmed by the design so they went back to do some tweaking. I think the term "suburban hotel" was thrown around. The most recent design was much better but some still have strong feelings about certain things they'd like to see in the design. They also have concerns about parking with this many units...I pray someday I won't have to say that anymore.

The Southeast lot would contain 5 attached townhomes facing W7th. The Southwest lot would contain a 4 story apartment building with underground parking and a ground floor retail space of about 2,000 square feet. It's going to be reviewed by the block club next week, but I can tell you that I think it looks pretty good. These plans would obviously require the demolition of the existing homes.
