Six two-family townhouses are planned just east of the Ohio City-Tremont planning area dividing line down Columbus Road. This site is right by the relocated animal hospital.

Whoa buddy!  Can we speculate who the developer will be?

The Articles of Incorporation clearly show Brian Forsgren is the incorporator.  I then googled the name "Brian Forsgren" and found that he was/(is?) the founder and owner of the Gateway Animal Clinic: http://www.hsvma.org/brian_forsgren#.UkXDOdKsh8E

 

So my question is...what is a veterinarian doing developing town homes?  Might he be applying for a zoning variance before he sells the property to the developer so the developer can stay secret for now?  Or may he be allowing a developer to develop the land, he will continue to own the land and they will charge a fee?

 

Also, 1819 Abbey Ave is the address of the animal hospital - will the town homes be going on the property that the animal hospital now sits on or will the large parcel be subdivided?  I am in this area a lot but I've never really looked twice at the hospital - is it operational?

The southern part of the parking lot could probably hold 6  and/or the land to the south.  I thought there were some serious issues with the stability of the hill?  One reason the existing building was put on the north western most corner of the lot?

 

I wonder if they will all front 19th st, or if they will put a drive off 19th to the east with 3 on each side of it.  and then do that 2 or 3 more times.

That's correct. There are six variance requests. How do we know? Look at the size of each lot (not the structure, which are all 2,735 sf). All the lots are different sizes:

 

Parcel A-1 -- 10,043 sf

Parcel A-2 --  9,403 sf

Parcel A-3 --  9,403 sf

Parcel A-4 --  8,141 sf

Parcel A-5 --  7,507 sf

Parcel A-5 --  6,850 sf

Those parcels on Abbey and West 19th are already on Zillow. The crude renderings leave something to be desired. Want me to plunk down 300 grand based on that crappy drawing? Sure!

^Interesting infill.  Developers are seeming more willing to build in backyards and in back alleys in Tremont now.  I'm wondering when development will take off on W6th.  There's one $400K+ house back there that's just longing for some nice neighbors.

I didn't even know there were four modern townhouses back there already! I did a GoogleEarth view of that area and saw them behind the library, but accessed from Tremont Avenue.

Tremont is such a strange area in many ways from a layout standpoint, its alleys and rear houses are certainly a large part of that.

I live in a refurbished house on one of those back alleys. I think these tiny, one-way alley streets really contribute to the small European village vibe that is so unique about Tremont. Over here it seems like the more private a dwelling unit, generally the nicer it is.

 

Professor is obviously not just a great place for urban infill, but a place where it is needed. I hope whoever is proposing the infill on Professor has the patience to deal with the city. From the experience of friends and colleagues who have developed property in the area, the city has been very difficult to work with and very inflexible in granting variances.

 

....unless you want to tear down grandiose old churches on Euclid or Clifton.

Looks like Barrio is expanding.....

CLEVELAND – Fairmont Creamery, a long-abandoned site situated on the link between Cleveland’s Tremont and Ohio City neighborhoods, will receive a $1 million loan from Cuyahoga County’s Western Reserve Fund to redevelop the building for mixed use.  Cuyahoga County Executive Ed FitzGerald announced the award to assist with the environmental cleanup and facilitate the ambitious redevelopment of the former Fairmont Creamery building.

 

“Projects like this redevelopment project are a great investment for its neighborhood and surrounding communities,” said County Executive Ed FitzGerald.  “The Creamery has an incredible view of Downtown Cleveland.  It is blocks from the hearts of both Tremont and Ohio City.  This project will transform an abandoned, blighted afterthought into a thriving, historic, development asset.  It’s another example of the Western Reserve Fund accelerating neighborhood improvement.”

 

Developers plan to repurpose the building for apartments, retail and office space.  The building contains over 100,000 sq. ft. on five floors.  The building will be designed to LEED and Enterprise Green Communities standards, which will minimize energy use and utility bills for residents and businesses.  The redevelopment of Fairmont Creamery will likely bridge the gap between Tremont and Ohio City.  The estimated total project cost is over $13 million.

 

The Fairmont Creamery project is expected to create up to 45 new fulltime jobs new to the county; public partners expect dramatic increases in sales, property and income tax from the redeveloped site.

 

The project will be funded from the county’s Western Reserve Fund, a revolving loan fund that provides financing to job-creating and job retaining projects in the county.  The overarching goal of the Fund is simple: make $100 million dollars available to spur county job creation and economic growth.

jrosen, I recently told a friend about this development and she will be looking for a new apt in the the next year (not sure on exact month or time frame) but she is interested in the Creamery.  Any idea on a time frame I could give her as to when she could possibly expect an opening?

I'm really excited about this:

 

TAC will be opening in 2014 in conjunction with the Fairmont Creamery development in Tremont and just steps from Ohio City! TAC will offer several fitness options, with brand new cardio equipment, plate-loaded and selectorized circuits, an expansive free-weight area including powerlifting equipment, and a devoted functional training area. Both individual and small group training will be offered, as well as a variety of class options and massage.

yeah, i think it is going to be really great.  A fitness center that could serve Ohio City, DS and Tremont was one of our original goals and we are really glad we found the right tenant.  The space really lends itself well to being a gym.  Cardio machines that look onto the train tracks!  It will be 12,000 square feet and on two floors.  It'll even have a sauna.

Ha!  I just posted "Please have a sauna" on their Facebook page before reading your post, jrosen.

I'm not sure if it's been mentioned before on here, but Launchhouse will be opening its 2nd location in the Fairmount Creamery Building when it opens.

Great news.  Sounds like an ideal tenant for a mixed res/commercial building. Good for the health club too.

And co-working space.

they are a co-working space, business incubator and they will also have smaller offices available for folks to rent.  It is a really cool concept.    It'll be 6,200 square feet total.  The gym (Tremont Athletic Club) is 13,200 square feet.  There also will be a small cafe inbetween the gym and LaunchHouse serving coffee, juices and to-go food for residents, users and the like.  And we have an unspoken for 3,900 square foot office we are looking to lease to the right business.  Plus 30 units and an in-building parking garage.

We also have an agreement with One Community to bring fiber to the building.  It means internet speeds 100X as fast as Time Warner. 

 

Most importantly we start construction the first week of January.  Turner Special Projects Division is our GC.

Fairmont Creamery deal in Tremont closes; construction on apartments, offices, retail to start

CLEVELAND, Ohio -- Despite the frigid temperatures, work will start this week to turn a former creamery building in Cleveland's Tremont neighborhood into a home for apartments, a business accelerator and other tenants.

 

A developer trio has purchased the Fairmont Creamery building on Willey Avenue for $450,000. Real estate records show that the sale, part of a $14.9 million redevelopment deal, closed Dec. 30th.

 

In a testament to the strength of the rental market, Ben Ezinga, Josh Rosen and Naomi Sabel say they have a waiting list of more than 85 people for 30 apartments. That's after just two weeks of casual marketing on Facebook and Craigslist, for a project that won't open until October or November.
