The ones I've been to in Boston have mostly been grocery stores. But they also varied in size. Some of them had limited grocery selection (the one by Boston University comes to mind). Others like the one in Fenway park and the North Quincy T station had a full grocery store.

I think it was the first in Manhattan, and it is hard to find. But not as hard to find as the Marshall's located nearby, which is sort of hidden in a canyon on a virtual side street (in the shadow of 1 WTC, not far from that arts center you posted a pic of recently). E. 13 area has Lumen, Chesterfield, Reserve Square, Statler Hotel Bldg, Bohn Tower, ParkView Apts., CLE Athletic Club, and a bunch of lower rise bldgs around there, not to mention CSU just a few blocks further east.

December 28, 20213 yr Jesus Christ. Either l'm out of touch or there are way too many delusional people out there. First off, thank you for your thorough and informative article Ken. That piece is exactly the reason why this forum is my go to for all things development. Secondly, for those who don't get the "fascination" with a city Target or those whose first reaction to the possibility of downtown shopping is a knee jerk fear of crime...well l posit that the more office, government, residential, entertainment and yes, shopping the more healthy and vibrant you are. Shopping is a sign of life. It adds foot traffic to our sidewalks. It adds convenience to residents. It's good for the environment. I know l'm preaching to the choir to most of you but l guess l'm just frustrated by the ignorance and negativity out there. I stopped reading Facebook awhile ago along with some other sites because of the vitriol. This forum still has sane posters and for that l am thankful.

It would draw a crowd that other retailers surrounding it could benefit from. Nordstrom or Bloomingdale's would be nice downtown, but most old school department stores are not in expansion mode as they are trying to just keep the lights on at existing stores right now. Stores that offer products people actually need are the ones growing. Given the relative absence of major retail in downtown, this could be a huge win! That's why people are excited.

Looks like there’s still 16,000 left in the rest of the building - which would definitely be enough room for a smaller Target. It’s nice knowing that Downtown at least has so many possible / feasible options and locations - keeping my fingers crossed!

January 21, 20223 yr Eton Chagrin Boulevard update: Barely two weeks after Lucky Brand Jeans closed, a new tenant is already coming soon: national women's clothing store EVEREVE. The current east side location is at Beachwood Place next to H&M, so I'm guessing it will be moving from there to Eton. A new unnamed steak house is advertised as "coming soon" to the former Fleming's space next to Lululemon. Eton's 80,000+ sq ft office tower is back to 100% occupancy following Launch Workplaces' opening late last year. The former 2nd floor gym and management office had to move to unused spaces in the mall to make room. Restore Hyper Wellness has been doing well in the ~5 year vacant space formerly occupied by Penzey's Spices (the space briefly served as a temporary space for Lululemon while its store was being renovated just before COVID). Mabel's BBQ construction is coming along nicely at the former B-Spot space. Signage is being installed. Finally, site prep work is well-underway for the next phase of Eton West End, starting with Erie Bank.
January 29, 20223 yr Bath & Body Works closed in Tower City and from what I heard from an employee it was forced upon them. They finished number 1 in the area in sales so it couldn't be performance. As a former tenant of Tower City, I was never impressed with their ability to maintain the building and respond to business requests for service. Their attention to detail was abysmal. Bedrock seemed to me to be floundering at the time, not sure what to do with Tower City. They forced shops out expecting Moreno's Blockchain concept to happen and then it didn't. Simultaneously Gilbert got sick and the company was rudderless for a time. Now they've reversed course, it appears, repopulating storefronts; lately however, their actions, investing a modest amount of their own capital and talent in TC's future, seem more confident.
