April 8, 201411 yr I don't think Legacy and Crocker are very comparable because one is designed as a very high volume place. Legacy isn't designed that way because of design and their tenants. Most of LV's tenants are fairly low volume retailers. They don't bring in high numbers of traffic. Nordstrom Rack, Giant Eagle and LA Fitness are the exceptions but because of poor design, there's little spin off from them. The restaurants bring in good amounts of people, but again because of poor design, there's little spin off from the throngs going to the Cheesecake Factory or even the new Granite City. Apple was really the lone high volume store in the Main Street portion so I'm sure their departure has cut into traffic. CP has many high volume stores sprinkled throughout its complex which boosts it quite a bit. CP acts as a regional draw, while LV is more of a community center these days. That's not necessarily a bad thing but LV certainly wasn't envisioned to be just that.
April 8, 201411 yr Judging by the parking lots near 2 Nordstrom Rack, Cheesecake (which remains a top 15-20 performer in that chain ) and Granite City, biz looks better than ever. But spinoff from Apple I know has hurt the smoothie place, etc... In a big way. Legacy is in trouble unless they reinvent.... And Sith locals running it and apparently doing ok now financially not sure that happens anytime soon.

Tear up those damn parking lots, put a few garages in and build some apartments. With all the new buildings going up in that area, the demand is certainly there, and as a mostly built-out county, Cuyahoga can sure use more new build residential. And Pincrest is looking exactly like Legacy right now. Although yes, we dont exactly know what kinds of regional draws will be located there. Perhaps they will have something of the draw of Apple to keep the center full, without the need of being a community like Crocker. But really, without residential, its just another strip mall.

Well I'm pretty sure this was discussed in the Acacia thread but the original LV plans were more mixed use in nature. That changed when the original developer was replaced with First Interstate by TRW. At that point, LV had already been approved by voters. I'm not sure why or how First Interstate ever got involved since they lacked history in building such a complex development. The other thing to remember is that LV lost a couple of anchors before shovels were even in the ground. Jacobson's was to be the anchor but went out of business. After that happened, Container Store and Anthropologie dropped out. I don't think they ever figured out how to replace those anchors and it showed in their planning. As far as Pinecrest goes, there is a residential component to it, albeit a tiny one. But the developer is paying to build multipurpose trails in the village to link with Pinecrest. That's probably a wise idea and much better than the decidedly non-friendly pedestrian links that Legacy Village has.
April 8, 201411 yr And - beyond having a developer without any national cred (First Interstate) - it's been noted before, but Legacy has also had terrible luck with tenants who either had their whole chains go out of biz - or at least whole regions and/or most stores (EXPO, Acorn, Talbots Kids, Talbot's Men's, Bombay, Bombay Kids, Ritz Camera, Norwalk, Joseph-Beth, Z Gallerie, Oshkosh, Old Thyme Herbs, Atria's, etc...). At one point, I had counted 15-20 situations like that... Hard to overcome that kind of outcome from either original or soon-after-opening tenants - seemingly having less to do with how the Legacy stores were performing and more to do with the chain. They also seem to not have a clue how to bring life to the streets. I noticed the new, huge Granite City turns its back on the Legacy Main Street... Instead of having a patio out that direction, to add some vitality, they patio is on the side and the back windows (though holding some party/overflow space) and doors are blacked out. TERRIBLE for atmosphere. At one point, there was talk of a boutique hotel (seemingly long overdue for Cedar Road) - as well as movie theaters, potentially placed over the back parking lots, with entry from 2nd floor (like, it appears, Pinecrest...) (Fleming's was another originally announced tenant that left prior to opening...)
April 8, 201411 yr And a reminder with regards to Pinecrest - that Eton is also planning a (per their ad in a late 2013 trade publication for a leasing event) a 60,000 square foot expansion.. That's a lot of new retail on east side...

May 7, 201411 yr Wonder if finding tenants will be a challenge - as the whole remote idea of existing outlets is, in theory, to be away from full price competition of same brand (as well as have lower real estate costs... no problem here...). With that said - if outlets are going into the city - then a destination Tower City outlet center would be unique - a first - and a draw. Have thought the failed south side of this intersection would be high profile/nicely located IKEA space... if they could get over landfill issues... The cost would be just right...

However - I ran across a very interesting development - in that Steiner, the developer of Easton Town Center in Columbus, which essentially created the lifestyle center concept - and has given Columbus a roster of retail and restaurant tenants some might have considered out of its league before they were landed - has taken over as the leasing agent for the property. So they are leasing - not owning (for now) - but based on their connections and experience, this is huge for Legacy Village. May 20, 201411 yr Legacy will be losing Coldwater Creek - which is closing all stores- and the former Apple store appears to be the site of a relocated AT&T store.. so nothing special going on there now. Deal with Steiner announced in April - and the big Las Vegas leasing convention is taking place now - so hopefully news on the Legacy front - as well as Beachwood Place and more, coming soon.

May 20, 201411 yr I drove through LV the other day for the first time while I was in town for a few days. I didn't mind the concept or the layout; however, I kept thinking that the level of brands there could be better. There was not one place I would frequent.
May 21, 201411 yr With the Coldwater Creek chain closing at Legacy, and everywhere, this now makes it something like 12-15+ chains that have opened at Legacy and then closed all stores in the country. Super bad luck. With Steiner on board t things may change.

The hope would be they play a larger, not just leasing, role - ongoing... http://www.steiner.com/WhatWeDo/Leasing.aspx thats got to be very good news! regarding easton -- to nit a little bit i believe lifestyle malls like mizner park and a few others that were around longer inspired it. i was going to say easton was the first of its kind in ohio, but even that isn't true because the continent in north columbus is from the early 1980's i believe and that predates them all. in fact it may be the very first modern lifestyle center type place -- a proto-version at least. certainly its from long before easton, crocker, etc. and all the other cookie cutter centers like these you see around the country.

June 14, 201411 yr Here is the first rendering I have seen of the Beachwood Place expansion... along with (slide show) of the leasing plan. The two freestanding restaurants (named previously as Capital Grille and Seasons 52) remain on the Cedar Road parking lot side, unseen in rendering, the mall addition is an outward facing streetscape that appears to add 3 stores, along with the restaurant previously stated as being freestanding on Richmond Rd side of parking lot. From visual cues in the signage renderings, the stores appear to be REI on right end, Restoration Hardware (rumor) or Arhaus (visual cues) on left end, Cooper's Hawk restaurant (rumor and visual cues) 2nd from right and I am unsure on retail store 2nd from left visually this could be a Zara store but don't know they are coming to this market now. June 14, 201411 yr Actual mall-attached expansion area is about 20,000 sf less than originally announced... And that is with the restaurant moving to mall from outlot. Almost appears a larger, expected tenant bailed on expansion. Also none of outer facing addition appears to open into mall via existing space.... I had believed spaces like vacant former Saks mall space on second floor would be part of store being built behind it on exterior addition, but appears not unless the leasing map isn't telling the whole story.

June 14, 201411 yr BW expansion looks nice. Thats always been the dated and ugly side of the mall to me, this looks like it will certainly help keep the mall a modern and upscale location while adding more choices. The only thing that makes me a bit nervous is that Arhaus or Restoration Hardware would open there, as they are both currently across the street in Legacy. REI and Zara would be great new additions to the region if true though!

June 15, 201411 yr Restoration has long been a specific rumor for Beachwood Place, moving from Legacy... Store name "Decor Furniture" on building in rendering may or may not been them.. Pinecrest rendering removed after it was publicly called out as being on Goodman real estate site. Error I believe.
June 15, 201411 yr Originally there were 2 proposed on Cedar side and 2 on Richmond side. When no new Richmond entrance to mall allowed, then just 1 in Richmond parking lot side announced - and now it seems restaurant moved into mall addition, not freestanding.

June 15, 201411 yr Issue with Richmond side parking lot at Beachwood is lack of visibility to Cedar (can't see from there) and Richmond (buffer will block view). This may be (along iwth more parking loss if freestanding buiilding is built) - why restaurant is moved into mall addition. I don't foresee Container Store building in Richmond lot, as they want visibility.. Also, - most new Container Store locations I've seen are either freestanding - near malls - or in strip centers - with good visibility. They may still end up at BP - but based on rendering - the only large store will be an REI. REI's current color scheme is brown/grey - as in rendering.. new store size is around 25K - as in leasing map - and there are kayaks visible in picture.

June 15, 201411 yr The design does look pretty good, it's interesting that so many mid size markets such as Cleveland and Cincinnati are praying for a Zara Store. I will admit I'm in LOVE with Zara like so many of my friends, I drive all the way to Chicago to shop there and just ordered off their website yesterday for something to wear to the Jay Z Beyoncé concert in Cincinnati in a couple weeks. Zara would be a REALLY GOOD tenant people go wild over them. I'm curious to see which Ohio market gets one first, with this project and Cincinnati's new Kenwood Collection I think one of the 2 should land one.

June 27, 201410 yr So a construction fence has been put around the office building (that Stark Enterprises paid $3MMish for a number of years ago) on the NE corner of Brainard/Chagrin - the parking lot of which has served as overflow for Eton for the past year. The vacant apartments NW of the building are fenced, too - and dumpsters in place.. Looks like a demolition is occurring. I'll assume this is the quiet start of the as-yet-unannounced (other than in trade papers and via business name filings) 60,000 sq foot Eton expansion... Anybody know anything?

Trader Joe's is generally increasing store square footage by half, so I had wondered when the Eton store would move and grow from about 10k sq ft to new min 15k TJ is looking for. This building seemed like a possible location all along, just wasn't sure if demo or renovation would occur. Interesting.
June 28, 201410 yr Eton update: Based on papers filed with Woodmere - it looks like the "Blockbuster building" and apartments at Brainard/Chagrin are coming down to make way for a totally unexciting Bonefish/Carrabba's combo building on the west end of Eton... with lots of surface parking. At least now, no new Trader Joe's and no room for one on this parcel, unless something has changed since February papers filed. The apartments behind Alson's would seem the next to go - to then tie in the west/east ends of Eton with the advertised in trades 60,000 sf expansion.

They filed w/state for a Woodmere business name/location last Summer - but I have checked their site regularly since then (including the last week or two) and nothing east side until now... only Crocker.. The TdB website say east side location is at "Chagrin Shopping Center" but the link from that takes you to the Eton website, which Stark might not like, because it's not been announced yet. They posted "Crocker Park" on TdB site about two years ago - and it was immediately taken off...
