I wonder if a plan similar to a Polaris (has a Dave and Busters attached to attract the family demographic back) would help them out. Also the Richmond Mall development coming down the pipeline which has residential attached may also poach from them. Beachwood may have to enact a similar plan as them (keep the mall though).

True Religion also appears to have closed in Beachwood. Ouch.

Five stores and one counter service restaurant coming to Beachwood Mall by the fall:

 

  • H&M Home (only 7 currently in the U.S. - 24,425 sq. ft)
  • Zumiez (first one on the east side)
  • Carter's (I wonder if the one at Golden Gate will stay open)
  • Journeys Kidz (first on the east side)
  • JD Sports (second in Ohio - one at Polaris)
  • Baja Bistro Tex-Mex Grille

 

Trying to think where H&M Home will go.  Maybe they combine the spaces where Hollister & Gap were and move California Nails?

"Baja Bistro Tex-Mex Grille" sounds like it came from a parody corporate restaurant naming algorithm. 

As I read the article again, it sounds like H&M Home might be expanding off of the current two-story H&M space. The only nearby space available is the former Maggiano's location, which I believe is also two stories.

I was worried at first when I saw an address located in Cleveland. Then I reread it and realized right away Westgate is in Fairview Park, which apparently is something the folks at Cleveland.com don't know.

 It’s interesting to me to see JD Sports enter the US market. I remember the very first one in Manchester, England in the early 80s. I’ll be interested to see what it will bring to the market that is any different to Foot Locker, Finish Line and countless other sneaker-led sports-casual wear chains. It does have a solid legacy of retailing some brands not as well-known here like Fred Perry and Adidas Originals and may provide a change from the usual Nike, NB, UA crowd.

I would imagine the would want that Restaurant space, especially since you can enter separately from the actual mall, also I believe that H&M doesn't want to give up their prime spot at the very front of the mall. 

 

Journey's Kids and Carter's I can see going in the wing that houses Justice and Children's Place right now because that demographic of shopper already is over there and they need to reinvigorate that wing. If they don't go there the Gap Kids and Baby Gap stores are the other places I see. 

 

 I can see JD Sports going into the full size Gap space due to the need to have a store that large for those type of stores. 

 

Baja Bistro will obviously go into the only food court space open. 

This is a pretty sad lineup.  Beachwood Place needs to get its act together.  How about a Club Monaco, Fred Perry, or Ted Baker?

Didn't somebody indicate that H&M is moving from the front of the mall to an interior space?  A two story space around where Pottery Barn use to be.

Ted Baker would be great.  Are there actually any in Ohio?

To me those days of Beachwood are over the mall and it's demographic is changing. The "unsafe" reputation that it built doesn't help either, I think that gave Pinecrest a bit of momentum.

What two story space is by Pottery Barn? I wouldn't be shocked if they took over the old Hollister space or Abercrombie and Fitch space. They walked away from their 2 story store at Crocker Park and went to a one story model that seems relatively new. I can seem them replicating that at Beachwood.

I think the poster said Pottery Barn and Abercrombie but I am not sure.  Aren't they on top of each other?

H&M coming soon, world class signs are up near Nordstrom on the same side as Microsoft.  There is also a large area being worked on in the lower Dillards wing between AT&T and the old Hollister space.  The stores coming in are not out of whack for BP.

Yes, a Uniqlo would be awesome.  It's also so much better than H&M.

Lots of activity at Beachwood mall today.  Here's what I saw:

  • H&M is taking a massive amount of space.  On the first floor, they're taking over Pottery Barn and the vacancy to the left of Coach.  On the second floor, they're taking the small vacancy to the right of Lenscrafters, the former Abercrombie space, and the former Buckle location.
  • Carter's is moving into the long-vacant space between Coach and Microsoft.
    • With the above tenants, the entire Nordstrom wing will be occupied.
  • JD Sports is taking all of Gap.
  • Journeyz Kidz is taking over Baby Gap.
  • Baja Bistro is filling the last spot in the food court.
  • Unless it's a yet-to-be-announced store, it looks like Zumiez is going in between Vans and Ashcroft & Oak, taking the old Sperry space and the other neighboring vacancy (interesting placement next to a competitor in Vans).

The only question I have is regarding H&M.  On the construction wall, there was no "H&M Home" branding.  It only said "Mens, Womens, and Kids."  Either the clothing part of H&M is relocating to the new space and they will renovate the current location into H&M Home, the new space is H&M Home and the current clothing location will stay put, or the new space will be both combined (one concept on each floor).

 

The only real notable vacancies left at Beachwood (not counting the restaurant spaces) are the old Hollister location, the old Gap Kids, and the three continuous spaces between Zales and Visionworks.

Piggybacking off that comment I took a couple of pictures. This is a HUGE chunk of space it has to be both stores. I'd imagine the clothing at the top looking like the Crocker Park store and H&M Home at the bottom. It makes sense to place it next to a department store as well. My predictions were right! ?

OK. Beachwood... Assuming H&M Home is located within the new, larger H&M store, which all signs point to, it would seem the front of mall H&M location (from which H&M was probably coaxed with a great deal, to a less visible space)  + old Maggiano's space almost have to be earmarked for something especially based on the leaked email upthread... Maggiano's is approx 17,000 sf on two floors and the current H&M is probably the better part of that same size = 30,000+ combined sf.

 

So, is the mall blowing out the front to, say, build a streetscape, but hasn't announced it yet?  Is a Dave&Busters or similar moving in? Is a RH/RestorationHardware 35,000 sf mansion being added to the front - similar to the one in past renderings for the Richmond side?

I was about to say with such a big store maybe H&M would bring in some of the Swedish Brand "Cheap Monday" they owned, but after googling it, it looks they killed it off. It was more mid market better made stuff than H&M. They still have COS (Council of Style) which is the better brand.

Pottery Barn Kids at La Place just closed. I wonder if it eventually relocates to Pinecrest to be with the rest of the Williams-Sonoma brands.

Though the main entrance for the Justice Center is on the other end the Police Headquarters entrance is on the Ontario side and that's the entrance most of us use at lunch. On top of that, the Marriot and Key Center aren't far from there, and the non descript building to the east of The Standard has quite a few police and county workers in it as well. On a side note. I've always been surprised that a bar hasn't occupied that building. It's across the street from a building filled with county workers, attorneys, sherriffs, and cops. Can't think of a better built in clientele for a bar.

This is one of the 450 stores they are closing, nationwide.

If Pottery Barn kids was going to move to Pinecrest I would have assumed they would have moved there first and kept this location open until then like they did with their regular Pottery Barn and their William Sonoma?

I'm very surprised that some of the vacant retail locations downtown aren't occupied by Verizon, Sprint, AT&T,  T- Mobile, Cricket or other wireless carriers. They and banks, restaurants/bars are usually the first retail establishments to occupy vacancies. They can easily cater to the neighborhood and the downtown workers.

What rents are being asked by landlords?

Metro PCS has a pretty big footprint downtown - Terminal Tower and the 5th street arcade. I wish Verizon or Sprint would follow suit. The space on E9th and Euclid is perfect for a wireless carrier that's higher end the Metro PCS. Just not sure about the rent. Why do these landlords not negotiate their rent when their spaces remain vacant for years on end?

The retail space at 9th and Euclid is $90/SF FWIW.

New Crocker Park 2/20 brochure on their website shows the area's first (that we know of) Amazon store - one of their "4 -star" locations (all products 4 star rating or higher...). Wouldn't be surprised to see an Amazon Books store (their other non-food store concept) end up on east side.
