I don't think the Japanese auto industry lobbies politicians and the government in the way the American car companies do. In the past, though, the Big 3 have caused a lot of trouble for Ohio cities by lobbying the state and federal governments.

On the one hand, if Rogue is willing to have limited to no parking, that's up to them and how it affects their business. 

 

On the other hand, I really don't think it is terribly unreasonable for the city to demand a details off site parking plan and ride share plan before approving a variance. And perhaps I missed it but I didn't catch that rogue was going to build an off site deck. Just that parking will be available off site but no specification of where. If they were willing to build a garage, surely they could find the space on site to accommodate some sort of garage or nearby and specify the location. But again, they need to pony up the details instead of trying to call bluffs.  

 

And in this case, unlike a local team, I can see where there is a parking concern as many of the proposed events outline are not events the community is walking to but rather driving from other cities, hotels, etc. 

 

Edit: I will add that I wish other major event venues planned ride share factors better like airports.  Designate an area and that where everyone meets their cars, buses in another, etc.

^^^Piggybacking of this.... Do you guys think Rouge will come back with some kind of a plan? I'm really bad at reading between lines sand I can't tell if they've already given up and are looking elsewhere or if they're going to try to give a plan to the city first.

I think they are throwing spaghetti at a wall and seeing what sticks. I think they truly want an arena and I think it makes great sense for the location but it seems they either were caught off guard on the parking or actually thought they would be granted a variance with little issue. It's all so vague that it's hard to gauge. 

The Austin thing is just so out of left field. I can't think of a reason they would do that. They would have to compete with Texas Power Barbell more, wouldn't they? That's their main competition so maybe it IS smart to move into their territory. Who knows, but I'd think it'd be best to capture markets they're not already big into.

It will be a huge mistake if the city loses an arena, and the tourism dollars associated, over parking minimums. Just one more clear example of parking minimums holding Columbus back.

Parking minimums have no place in Columbus or any city for that matter. So many cities are ditching them and here we are, stopping projects because of them... Heck, Cincinnati even recently removed them in the basin neighborhoods. I just don't get Columbus' sudden pivot to target developers for traffic and parking snarls while being the ones who have ignored transit and infrastructure for decades.

Because "putting developers on notice" shifts the narrative away from their decades of incompetence.

And I'm not convinced that Ginther is up on his quality urbanism knowledge.

Milo-Grogan Leaders Tackle Challenges of Gentrification Head-On

Charles Thompkins was born and raised in Milo-Grogan, and has been actively involved as a leader in the neighborhood for decades. That involvement has ranged from serving as Chair of the Milo-Grogan Area Commission, to helping put on the annual Milo Fest, to organizing a holiday toy drive that is now in its 35th year.

 

“I’ve been doing this kind of stuff for over 40 years, and with my wife [Melissa] along with me for 20-some years,” he says, “but it’s different now.”

 

Change is coming to the neighborhood, and Thompkins recognizes that new strategies will be needed moving forward.

New Single Family Homes Planned for Milo-Grogan

 

New market-rate homes are starting to come online in Milo-Grogan. Local developer New City Homes has acquired a total of 18 new-build sites in the neighborhood, including a cluster of contiguous lots on East Second Avenue where work recently began on the first of five new single family homes.

 

Chris Knoppe, Partner at New City Homes, said that the company has completed two homes so far elsewhere in the neighborhood and plans to develop the remaining lots incrementally over the next two years or so. Half of the parcels that the company owns were purchased from the Columbus Land Bank, which “allowed us to offer the initial houses at a lower price than otherwise possible for new construction.”

 

He added that the 15-year tax abatement that was put in place for Milo-Grogan in 2017 will help to lower costs for the homeowner.

 

“We make the application for that, then the buyer is the beneficiary,” Knoppe said. “Given rising construction costs, it allows us to build a house and still sell it at a price that might be high for the neighborhood, but to the home buyer…the total cost of ownership is reduced by 25 to 30 percent.”

Construction on New Boys & Girls Club in Milo-Grogan to Start Soon

 

Construction is set to begin next month on a new Boys & Girls Club at 1012 Cleveland Ave. in Milo-Grogan.

 

Demolition of the building that has served as the club’s home base for 65 years got started earlier this week.

 

The Champion Companies, a local development and property management firm, is managing the permitting, design and engineering for the new building, while also taking the lead on fundraising.

New Development Planned for Milo-Grogan

 

A new development is planned for a 12-acre parcel of undeveloped land in the northeast corner of Milo-Grogan. Work could start as soon as this spring on the first of what could eventually be nine buildings on the site, each offering flex commercial and light industrial space for lease.

 

The project, located at the eastern terminus of Camden Avenue, is being developed by East Milo Partners, LLC.

 

Bob Lester is an investor and partner in the development and also the CEO of Dura-Seal, an asphalt and concrete contractor currently located nearby, at 731 Mulberry St. The company plans on moving its operations into one of the new buildings.

On the block just south of the new Boys & Girls Clubhouse a 4-story apartment building with commercial space has been proposed. Fencing has gone up around the site after the demolition of the two single story structures on the block sometime last year.

Here is a site plan of the proposed building at 986 Cleveland Ave. The building received rezoning approval late last year. The applicant listed in the development is 5CL Properties which is an affiliate of Rogue Fitness

^I like the style of the infill housing. Similar in scale to the old homes but with a modern take.

Love this healthy clip of development being seen in Milo-Grogan. I've always thought it was such a spunky, little neighborhood that always got overlooked. Glad it's having its time in the sun now. 

Im going to be grumpy and I try not to be but Those New City homes are terrible aestetic and function. Unnecessary divided roof like that also required the need for box vents on the upper and lower slopes instead of a ridge vent. Plus an entire run of apron flashing without super easy access. Just a recipe for long term water issues on top of just poor aestheic. It's just a miss for me. They don't have to blend in with the surrounding. I like having the mix of traditional and modern but this is just kind of a lazy 'modern for the sake of being modern and different' design where the form just isn't worth It in the end.

I have to admit I almost made a post yesterday about how I did not like the design of the new divided roof houses when they were announced, but now that they are there they don't look so bad. I don't mind them at all. Now I never thought about the water issue or any functionality, but the aesthetics of them are not as bad as I expected. There is something that just seems, I don't know...cheerful and upbeat to me. They look less expensive also than other infill but I am sure that is not the case.

 

I also don't mind so much the other modern box ones, but somehow I keep expecting to see a light or electric pole blocking something and the sidewalks to disappear and it to be Nashville lol.

 

*those rocks look so random and I would hate to have to mow the lawn around them.

Believe this thread is where this belongs. Looks like a larger retail building is being built on the NW corner of Cleveland Ave. and 5th Ave. Missed opportunity with ni residential units above the retail but at least this area is filling up some.

Rogue Fitness Planning Bike Factory in Milo-Grogan

 

The new factory is being built out in an existing warehouse at 470 E. Starr Ave. The building has been modified and added to over the years, but parts of it date to the 1920s, when the Timken Company first moved into the area. It is located immediately south of the 600,000-square-foot building Rogue built in 2016 to house its manufacturing, distribution, office and retail operations.

Smith described the new bike that will be produced there as an “urban hard tail,” with “geared, single-speed, and electric hybrid variants..the frame will be made with US steel then laser cut, TIG welded then assembled at our factory.”

“The plan will be to have an old-school bike shop in the retail area,” she added. “You will be able to test ride your bike on property.”

 

The article also talks about the other projects Rogue has planned in the area, but they have no updates yet.

I wonder if the Windsor and Joyce purchase might be the Arena. Would be a big shame if the commission's refusal to approve the parking variance for the Arena forced Rogue to put it out there.

Could be, but I feel like they maybe would have said that, because they had already presented plans for it, but who knows.

That’s sorta what I was thinking. Either that, or another production/warehouse facility.

I don’t know about this one. I remember they were being difficult with the parking for the stadium Rogue wanted to build though. 

It feels like the momentum from Italian Village is about to spill over onto Cleveland, which would be great to see. Especially if the Cleveland BRT line ends up happening.

I’ve had this same feeling, especially when those apartments were announced south of 3rd probably 5 years ago. Slowly but surely, even the autozone looks “good.”

I've always thought that AutoZone is in a weird place for one. I used to go there a lot though when I lived off of 5th and the Grandview NAPA didn't have what I needed and the one in the old Cord Camera on 5th hadn't opened yet, so what do I know? Especially since they put an Advance Auto Parts there now too.

 

So Chicken District becomes Carburetor District.

The proposed plans include a five-story building with 90 apartments, 3,600 square feet of commercial space and a 274-square-foot patio. When Columbus City Council comes back into session on Sept. 12, the zoning committee will consider a variance for the 986 Cleveland Ave. site.

 

Tony Celebrezze III, assistant director of the building and zoning services department, said the July 2021 ordinance rezoned the site, but after further planning, the applicants couldn't make some elements work so they're now asking for a variance. 
 

Once the variance is approved, the city will have to approve a site plan and building permits, Celebrezze told Columbus Business First.”
