Hmmm, interesting.  I'm a little surprised by all the Ohio/Cleveland non-vendor groups on that list, but don't know what I was expecting.  The list of groups planning events is pretty underwhelming, but I didn't expect too much at this point given that demo has barely begun.

I'm glad the National Model Railroad Association is looking to book a show in the convention center.

I dont understand why Cardinal Health signed with New York instead of Clevelands. Is there any chance they could switch now that we are for sure building this thing?

^Pretty sure the NY project is essentially dead at this point. Not sure whether that means they're in the mix or not for Cleveland though.

It was wrong for Kasich to have been invited and get the photo op; rather, Strickland should have been there.

 

I would also question Mason's presence, considering the guy has close ties to the local corruption.  I mean, why not give Dimora a shovel if you're giving one to Bill.

 

 

What are people's thoughts on whether or not companies that are already close in proximity (Cardinal, Phillips, Steris etc) will have a large presence at the mart?  I know Steris is on the list with a LoI, but if the price for space is high I could see them not signing because they already have facilities in the area.  Same with Phillips.  I think Cardinal is far enough away where it would make more sense for them to have a presence at the mart.

I'm not sure either but this list certainly doesn't pass the litmus test that medcity was writing about. Of the top 100 medical device companies (in revenue) only two are on today's announced list;  #49 Invacare and #59 Steris, both are local companies.

BTW sizzlinbeef the list medcity provided is dated 2006.

Cleveland medical mart talks up tenants on groundbreaking day

Dirt was turned, photos were taken and about 600 community and business leaders applauded and cheered. Politicians including Gov. John Kasich, Cleveland Mayor Frank Jackson and new Cuyahoga County Executive Ed FitzGerald spoke.

 

Then, under an enclosed tent that was opened briefly, they wielded ceremonial gold shovels and construction on Cleveland's new, $465 million convention center and medical merchandise mart got officially under way.

I say don't wait. IMO they should build a couple extra floors now and start on designs for the properties to the north. Again I see this as an opportunity to eliminate the competition before it gets any momentum.

They are not even finished with demolition on the site and they have letters of intent for 100% of the space.  Just speculation on my part but I would guess that means actual leases for 60-75% of the building (again 2 years before it even opens) leaving very little space for the "big boys" out there.  If MMPI plays its cards right I would imagine that expansion north is inevitable.

Wow awesome news. When MMPI said they wanted to expand north if necessary, would that mean building over the train tracks (and essentially paving the way for a mall-lakefront walkway)?

Assuming that once this place is open & operating, and space is in more demand than supply, who would benefit from the higher leases?  MMPI or the county?

I suspect that means expanding the Merchandise Mart itself, which means expanding north to where the current county offices are located.

Whatever the expansion would be, it would be great to see that County Administration building knocked down. 

 

 

The question is how to get the county offices out of the way.  I don't think they have the money to make that move.

lol, would there be any room in the old courthouse or the one next to the library?

The old county courthouse on lakeside is full with the probate court, domestic relations court, the Eight District Court of Appeals and the County law library on the 4th floor.

 

The courthouse next to library is not county owned but is a federal courthouse which houses the federal bankruptcy court.

 

I would think that a nice size expansion could go north just by appropriating the old Chicago Title Building, if tall enough, and leaving the current administration building alone (and maybe adding floors to the current building if done right now)

JMO, but the County building is exactly where it should be.  Like everyone else, I don't like the building itself, but the placement is perfect from a functionality standpoint.

 

They are planning a plaza between the MM and the County building.  I suppose they could expand into that area, with a different, more vertical design and not have to worry about relocating the County admin offices.

The county building is so ugly and its location is much better for a MM expansion and/or hotel (imo). There's probably somewhere the county can move offices (at least temporarily). Is there need for any more space because of the positions created by the new county government and the loss of the county annex building?

At least 30 of the 57 prospective tenants are tied to Northeast Ohio. Few of the tenants have national stature.

 

Will certainly be interesting to see how it all shakes out; who becomes an actual tenant and who else comes on board.

 

 

Ehh. MMPI has 3 years to sign on candidates, I understand why big names don't want to sign on yet. And why would anyone sign a binding lease yet when there's no need to, they don't need to secure financing. If I was a business owner I'd wait and see how nice it looks, I mean that's pretty obvious. Just love LOL'ing at those PD comments. I assume everyone reads them for a chuckle.

Not disappointed at all by the volume of local tenants.  I always thought part of the concept.

It amazes me how during the course of the past three years, each month comes a "new" issue to be negative about even as the project makes progress.  The "cheerleaders" in this regard seem to be the PD and their fans on Cleveland.com

 

I never thought I would be utter this cliche in a million years as I have always hated it and thought it was used by people who could not come up with clever arguments, but I am going to say it and maybe it is really true....all this negativity is SO CLEVELAND.

Concerns with the tenant list is perfectly reasonable given the promises and controversies thus far with the project. 

I agree that it doesn't sound like the "world-class facility" we were promised...... yet.  But like I said above, the larger, non-local potential tenants have very little incentive to sign on at this very preliminary point especially when their commitments are not needed to begin construction (a la Nashville).

 

My point was that I certainly would have hoped for a heavy presence of local companies.  Since the taxpayers are footing the construction bill, I expect some kind of minimum quota to be met, in fact.

HTsguy you said it perfectly. The negativity in Cleveland is by far the worst I have ever witnessed anywhere, it's truly amazing. Everyone is worried or concerned or whatever. No matter what it is Clevelandars will search for the one negative aspect of something and latch on.

I don't bother. They are the same comments made by the same people who don't love themselves and therefore don't believe in their own future, let alone the city's. It's actually pretty sad but you can't force people to care.

 

I'm not bothered by the tenant/LOI list. There's a lot of local medical companies and they will want to be part of this out of civic responsibility. More will sign up as they learn that construction has started. And when there's a half-completed building to tour, that's when we'll see more national and international companies sign up.

Small, local companies dont stay small and local forever hopefully this mm helps them grow to the next level.  I understand some people's concern about big name tenants being signed initially but Marts around the country grow just like businesses, the more successful they are after time the more clients want to be apart of it.  The biggest plus in all this is MM is new concept never done before in the world (as far medical products), but we have the first in Cleve, we are first to break ground. In any business if you are first to market u tend to grab bigger market share which for CleMM case is more clients.

I think its great that we have a ton of local guys, but we are probably going to need some big out of town guys to really get a national draw. Great to see this thing moving along!

^If all you did was read the Plain Dealer you might have to make that admission.  Luckily, I personally had more confidence, especially being aware of the people involved.

So the Medical Mart is 235,000 square feet.  What other office building downtown is similar in size to compare that to?

 

North Point I would be comparable..... just a bit bigger, I believe.  That is the smaller of the two North Point buildings.
