December 20, 201212 yr Does anybody know if Stryker has leased any space in the Medical Mart? Welcome to the forum dski44. The Medical Mart's website says one of the companies on the Medical Mart Industry Advisory Board is Stryker. SOURCE: http://www.clevelandmedicalmart.com/about/aboutcmm/ They are not yet a tenant but likely will be, according to a November 27, 2012 press release from the Medical Mart. It says there are four signed, lease-paying tenant on board right now: On the second floor, GE Healthcare plans to create a "Disease Pathway" that shows how technology helps achieve better outcomes in screening, diagnosis, pathology, treatment and monitoring. Philips and UH will join Johnson Controls on the third floor with a demonstration about how heating and cooling equipment, nurse call buttons and other systems can run on the same hospital network. The Cleveland Clinic has also committed to the concept. All five organizations are members of a 15-member advisory group of corporate leaders, which County Executive Ed FitzGerald created last year. About a dozen of those companies eventually will sign on to the mart, said Bennett. January 3, 201312 yr Author looking at the picture....can the Marriott be expanded into a "convention sized" hotel?

January 3, 201312 yr I"m not a fan of those glass covered exhaust/fresh air intake stacks. I like them! As long as you are allowed to walk in the middle of them. I think they can be a functional attraction to the mall. They both serve a purpose and are art.
January 3, 201312 yr I was driving westbound on Lakeside the other day during a non-weather event and there was a snowstorm-like weather event happening off of that slope. It was crazy. Snow blowing ll over the place. it was the smallest snow storm ever
January 3, 201312 yr Sounds like they need a snow fence erected about 30 feet south of the edge above Lakeside. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck
January 3, 201312 yr looking at the picture....can the Marriott be expanded into a "convention sized" hotel? IIRC, the Marriott was built to be able to support future vertical expansion.
January 4, 201312 yr I never knew that about the Marriott. I wouldn't think a vertical expansion would add a lot of rooms per floor since that's not a very fat building. The county administration building site has a much bigger potential footprint for a new hotel. If I remember right the Marriott is about 28 stories plus mechanical on top. I would also think that to increase the height of it would ruin the architects vision of Key Center. Right now they compliment each other.

The hotel core can be expanded another 10 or 12 stories but the floor plate would be smaller and the top 10 floors at the top of the property would be out of service during any construction. I remember this from the construction, but the details are fuzzy.

Count me in for it...it would also add to the skyline view which is cool

January 6, 201312 yr So about 400 current rooms spread over about 22 floors (subtracted a few to account for lobby an meeting spaces) means about 18 rooms per floor...so adding 10 floors gives us a hotel right at the 600 room size thats been referenced on here as minimum convention size. I wonder what the cost of this vertical expansion would be versus the cost of acquiring the county admin site, demolishing it an building new.

The lower portion can be made as expansion for the medical mart, with the hotel above.
January 13, 201312 yr ^ thats what i always hoped for and expect too. thats the site for any convention-sized hotel tower. with added apt floors in the mix. it could happen at some point. one outcome we seem to discount is that the medmart could be a big hit. that could get it built.

I have never seen a "convention sized" hotel with apartments. Most hotel/condo developments are high end luxury brands (St. Regis, Ritz, W etc.) and the properties are smaller and in or adjacent to residential neighborhoods. So I dont think that would be a wise location for something like that. Just added merchandise mart space with a hotel tower on top. I perfect place for a hotel with a condo is the Warehouse District or theater District. Build a W with condos (like the W Hollywood or W Dallas) in the Warehouse district and but a a Ritz Carlton (like Dallas or LA Live) and a Conrad (like Indianapolis or Miami Brickell) in the Theater district.
January 13, 201312 yr However..... A convention-sized hotel with an extended-stay suites component may be possible here owing to the nature of the beast. The "mart" aspect makes this a bit different than most convention centers, and may involve more long-term stays of clients, customers, exhibitors, vendors, etc. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

January 16, 201312 yr yep of course it should definately include extended stay floors and condo floors as well. its a site that deserves a mix and some significant height presence. the new wtc w hotel is a decent enough example.
January 16, 201312 yr Yes, but they can be opted out of with a variance. Key I think bumped the restriction on the Tower from 150 to 1000' back when it was constructed. I'm sure the city will have no problem raising it (though they stopped Sohio from being taller than the Terminal Tower back in the 80's. Different time though...)

Cleveland and NYC are two different markets. NYC condo downtown condo market is more mature and savvy. In Cleveland people and developers have location options. If I were buying a condo, I certainly would not want it sandwiched into a convention hotel with a view of the justice center on one side. I agree with a mix, which is why I see the MM expanding and being the base of the building with the hotel tower on top, now if a hotel market developer and marketing program and bring in two types of brands in one building and have duplicate amenities for both, then I'm in. But that is a logistical nightmare.
January 16, 201312 yr oh please you are not buying there no matter what. yes of course the base should expand given the mm does well. but to add prominence a grand theoretical convention hotel would need these other floors. a shorter tower would be fine too, but if i was a developer going thru all thos trouble why not shoot the moon for just a few extra floors and be the numero uno playa hotel in town?

January 17, 201312 yr but if i was a developer going thru all thos trouble why not shoot the moon for just a few extra floors and be the numero uno playa hotel in town? It costs a lot of money. Both upfront and long term. If you build an 800-1000 room hotel that's consistently 25% occupied, you still have to pay SOME cost on maintaining and staffing the 75% of rooms not in use. What GM would want to manage a high end hotel that is consistently last place in terms of occupancy? I work in a hotel that sometimes falls into this category... PM me if you want the nitty gritty details best not discussed in an open forum online.

January 21, 201312 yr bingo what? a large hotel wouldn't be built unless the mm and cc were a hit. that was the point of this whole speculation. if the mm tanks or more likely has mediocre interest and attendence, as most people seem to think, the whole discussion of a grand new hotel is moot.
January 21, 201312 yr Can we please get back on topic? Perhaps move the discussion to the hotal development page?

I agree, that if the MM/CC doesn't live up to expectations or meet projections, there may not be need for a convention sized property. However, not having the property may also be the reason or part of the reason the MM/CC may not live up to expectations/projections. It's a double edged sword. I'm interested in know who these people are who seem to thin the MM/CC will be a bust.

February 8, 201312 yr Mark Falanga stepping down as president of developer MMPI Inc. By RYAN ORI Crain's Chicago Business 12:09 pm, February 8, 2013 Mark Falanga, the executive with Chicago-based developer MMPI Inc. who was instrumental in getting the Cleveland Medical Mart & Convention Center off the ground, is stepping down as the company's president. Crain's Chicago Business, a sister publication of Crain's Cleveland Business, said Mr. Falanga's exit as president comes about six months after securing a 572,000-square-foot lease with Google Inc. that will change the face of the Chicago's largest building, Merchandise Mart Properties Inc. In a letter dated Friday and sent to "friends," Mr. Falanga said he will begin a transition away from MMPI, a unit of New York-based Vornado Property Trust, which has been selling off design and trade-show buildings in markets including Los Angeles, Boston and Washington, D.C. MMPI veteran Myron Maurer will take over Mr. Falanga's responsibilities, with the transition having already begun, the letter says. http://www.crainscleveland.com/article/20130208/FREE/130209786

February 13, 201312 yr I really hope they have community open house days prior to the senior games. I can't wait to see the finished product, and I am really impressed with the amount of natural light in the exhibit halls and the ballroom / prefunction area under mall C

February 14, 201312 yr An out of town friend works for a very major, worldwide manufacturer of medical equipment and was in town this week on a facility visit. He said the global head of his division was also in town, and was not only positively talking up the medical mart ("$500 million project" - which my friend knew nothing of until then) but was picking out what cutting edge equipment was to go in their med mart showroom. It may be just misinterpretation of what he heard - but his take was that his company's showroom would also be a functioning clinic, not just a static display of technology. Don't know about that, but nice to hear that, behind the scenes, these household name companies really do seem committed and interested.
February 14, 201312 yr ^I believe the medical clinic will be located next to the Nordstrom we heard about earlier :) Definitely great, though, to hear there is buzz about this thing.

Cleveland Clinic and University Hospitals could work with the device manufacturers to make the place a sort of satellite hospital using the latest medical equipment. If God forbid, I ever need a CT scan or MRI, I could schedule an appointment through CC or UH for a visit to the medical mart for tests using the latest gear. The device manufacturers get to show off their new technology and I get to use the latest equipment.
February 15, 201312 yr Yet another booking..looks like the new convention center keeps bringing new people to town: Cleveland's new convention center to host Great Lakes Truck Expo By JAY MILLER 11:14 am, February 15, 2013 Truck show promoters are expecting the trade show will bring 3,000 senior managers for local and national trucking industry companies over the show's two days, Sept. 18-19. The show will include educational sessions on trucking and on the impact of the shale gas boom in eastern Ohio and, more generally, the impact of natural gas on new engine technology. July 11, 201311 yr Cuyahoga County to rent parking spaces for Cleveland Convention Center By Laura Johnston, The Plain Dealer on July 10, 2013 at 5:10 PM Cuyahoga County may have solved the parking crunch for visitors to its new Cleveland Convention Center, but the fix would come at the expense of people who have business downtown. The county plans to rent as many 300 public parking spaces in the 1,000-space Huntington Park Garage – north of Lakeside Avenue, adjacent to the underground convention complex -- to the center's operator, MMPI, to use during business hours. That would leave as few as 100 spaces for public parking, since county employees can reserve the remaining 600 spaces at the county-owned garage. County Public Works Director Bonnie Teeuwen said that could pose a problem. http://www.cleveland.com/cuyahoga-county/index.ssf/2013/07/cuyahoga_county_to_rent_parking_spaces_for_cleveland_convention_center.html#incart_river_default
