A developer is planning to bring more "big box" retailers to an increasingly busy highway interchange in Garfield Heights.

 

Snider-Cannata Interests of Garfield Heights plans to complete Bridgeview Crossing, a 500,000-square-foot development, in early 2008 near Interstate 480 and Transportation Boulevard. The $100 million project would sit north of the highway, less than half a mile across the interstate from the new City View Center.

 

A Wal-Mart scheduled to open this month at City View could see competition from a discount retailer planned for Bridgeview. Likewise, a Home Depot planned for City View could find itself battling for business with a home improvement store likely to go into the development down the street....

The unfortunate thing about this site is that it could have very easily been housing had it been pursued.  No environmental concerns that would arise from building on a landfill, and, correct me if I'm wrong, but I beleive that there are single family homes on the site as of now with a few scattered light office uses.  Seems like it may have been easier to go with a denser housing mix than to go for another big box complex.

There are houses there presently, but no office complex on the site. 

I guess I seemed to recall something smaller along the western side of Transportation Boulevard.  I guess I don't make it over to Transportation Boulevard often enough.

GARFIELD HEIGHTS - Much attention and press has been given to the economic windfalls to the city from the recent opening of the CityView retail development and, coming soon, the $100 million Bridgeview retail project - both on Transportation Boulevard near Interstate 480.

 

But another important consideration, too, is the anticipated increase in traffic around that already bustling juncture, and the need to avoid future gridlock.

 

According to Mayor Thomas Longo, there are both short- and long-term solutions for that...

Garfield Heights - The city has begun filing suit to take land from homeowners who stand in the way of nearly $100 million in new offices and stores.

 

City Council voted Monday to sue five more owners of property on the north side of Interstate 480 at Transportation Boulevard.

 

That brings the total to 12, with up to four more yet to come, said Joseph Diemert, a lawyer for the city. One of the new cases may be unnecessary because the owner, John DiFranco, said he has already sold his land to the developers, Snider-Cannata Interests of Garfield Heights....

GARFIELD HEIGHTS Attorneys on both sides of the eminent domain controversy to acquire land for the Bridgeview Crossing retail development are optimistic some reasonable compromises can be worked out between developer Snider-Cannata and homeowners being displaced for the 60-acre project, south of Granger Road and west of Transportation Boulevard.

 

"I think they (residents) are pretty much resigned to the fact that they're going to have to move, and all they really want to do is come up with some fair compensation for their property," said lawyer and Independence Mayor Fred Ramos.

 

"There have been some negotiations going on back and forth, and it remains my hope that we'll be able to resolve this matter. That just depends on the parties, of course," said Ramos, who represents four different property owners....

On that question, lawyers representing a handful of holdout property owners challenged the city's effort to take their houses and land by eminent domain for a "big box" shopping center.

 

Thanks to the clear-cutting of trees and the demolition of nearby houses, you can see the holdouts' houses plainly from Granger Road and Transportation Boulevard....

GARFIELD HEIGHTS One of this city's oldest houses was razed last week by shopping center developers.

 

The Stark House, built in 1864, came down in part on March 13 and was finished off on March 14.

 

It stood at 9324 S. Granger Road and was part of a working farm until 1967, according to the Garfield Heights Historical Society.

 

The society installed an aluminum plaque on the house, declaring it a century home, in 1987. The city has about 50 century homes. The designation did not rise to the level of its being a historic house that might be protected. Before the Stark House was demolished, owner Janet M. Novak returned the plaque to the historical society on Turney Road....

GARFIELD HEIGHTS The city shut down dirt-moving work at Bridgeview Crossing shopping center because developers had no written plan to manage the runoff of rainwater.

 

Developers Snider-Cannata Interests, of Garfield Heights, had to stop work March 19 following a visit to the site at Granger Road and Transportation Boulevard on March 16.

 

The visit included officials from the Ohio Environmental Protection Agency, Cuyahoga County Soil and Water Conservation District and by city engineer Ken Fertal of the firm Wade-Trim/Ohio Inc....

GARFIELD HEIGHTS Developers of Bridgeview Crossing on Tuesday received a federal permit that OKs their building of culverts through which water from storms and snow thaws can move.

 

The permit issued by the U.S. Army Corps of Engineers, however, requires co-developer Sam Cannata also to receive a separate permit from the Ohio Environmental Protection Agency.

 

As of Friday, Ohio EPA hadn't issued that permit, Joseph Kassler, a biologist in the regulatory branch of the corps, based in Buffalo, N.Y., said....

Developers were counting on Lowe's as one of three anchors at Bridgeview Crossing, a 70-acre project northwest of Interstate 480 and Transportation Boulevard.

 

But Lowe's "has backed away from closing" at the site, a bond-finance official told the Cleveland port authority last week...

Bringing this thread back to life, but took a walk around this site yesterday trying to get a feel for it and it's huge! Wild looking through the thread/how much GH pushed this project and what a failure it became (especially with the eminent domain cases). Going to xpost in the Justice Center thread, but sheesh, the county is really doing GH a solid by purchasing this site, didn't realize how much history there was to it.

Last edit, the only remaining residential building from the S. Granger road subdivision was one of the holdouts - North Coast Community Homes - long story short, they got paid $1.2M for their group home from the development in 2007. Not a bad get right before the markets crashed.
