Question: is there/has there ever been a plan to extend the flats boardwalk to Settler's Landing? I would love that! There's already a few cool things on Old River road, and I imagine extending the boardwalk would only help them to flourish. Maybe as a Flats East Bank phase 5?

And there is also the problem: the cool old buildings on Old River Rd. They would have to vacate a fair portion of their lower back patios for a boardwalk to connect. I doubt you could easily get them to agree to donate the space since June-Sept that's where Collision Bend and East End make their money.

  • BTW, the reason why I was asking someone this morning about the status of Flats East Bank Phase 3B (the 12-story apartment building) is because Wolstein is getting involved in another big project. Whe

These are REALLY coming along!! I know I’ve said it before, but I just can’t get over how amazing the design, scale/density, boardwalk frontage, windows, multi-level outdoor spaces, etc. all are. Espe

I think on the whole places like Collision Bend would be glad to see a boardwalk go in. They could still have a portion of the new boardwalk be used for private customer seating (possibly the same amount of outdoor seating, depending on build specifics). Either way, I imagine the increased foot traffic will be a huge boon for their business.

Just saw this pic on the r/Cleveland subreddit. Its a cool view of the new commercial space going up:

I once suggested (and added a poorly done rendering) of how the boardwalk could simply be built above the current sidewalk in front of those particular buildings.

Those buildings have wood decks in the back that were (or still are?) used for patio seating.  A boardwalk project could replace those decks free of charge to the building owners in exchange for a public access easement.  And any restaurant could still use most of it for outdoor seating.  Could be win-win.

Right. I just figured pessimistically the owners would drag their feet. So that the easiest route would be the public sidewalk.

homes?

Are they not domiciles of some sort?

They might be home for heavy drinkers.

The one thing I like about this phase of the project is that they do look like the homes that used to line the East Bank close to the mouth of the river over 100 years ago... sort of like a back-to-the-future type of thing. I can’t find the pic but it’s out there somewhere, showing homes along the East Bank pretty much in the same location as this phase being built.

^Yep!

These are REALLY coming along!! I know I’ve said it before, but I just can’t get over how amazing the design, scale/density, boardwalk frontage, windows, multi-level outdoor spaces, etc. all are. Especially as they’re really taking shape, they totally transform this entire stretch of the boardwalk.

Hey guys, is there a website yet to these apartments?

These are restaurants not apartments.

Any idea on when everything will open?

I've heard Wolstein's kid (who from my understanding has no prior restaurant experience) has a pretty cool idea for a wine bar / casual lounge sort of thing, and that it will occupy one of these spaces. I haven't been able to confirm this though.

What is the building that is being built next to the 3 fish shacks ( to the right ) or has that always been there?

FWD night club closer to the lake and Alley Cat on the other side.

As mentioned above, Alley Cat. It has been there since 2015.

What a wonderful addition to the waterfront. Kudos to the design team for creating and old fashioned look with a contemporary twist. We need more of that and less of Kenect.

i h8 to ask because i really love this project, but are these really going to be beige? if so that is a disappointing, if minor, issue.  i thought they were going to be the colorful dutch style.

The design review committee felt that a previous version of the project didn’t fit the “industrial aesthetic” of the Flats. When they unveiled the current version, the architect described it as “elegant and refined”.  It’s too bad that the color scheme wasn’t allowed to be more fun and varied, I think it would’ve matched the vision that Wolstein described for the complex as the most unique waterfront entertainment/ dining venue in Cleveland and perhaps, the entire Midwest.

I agree with @mrnycand @skiwest a bright more varied color scheme would’ve worked beautifully contrasting the river and creating a celebratory vibe.

I too would have preferred Scooby Doo Ghost Town vibes. Alas.

Or something like this.

While l love the design l agree with the comments here - adding some color would have been icing on the cake. But l think the reason we don't use color for building finishes is it's against the law or uh... something like that right? I think l saw a Cleveland beige in a box of crayola crayons so that must be it.

"not to tall, or bright" should not be the motto of a big city building design committee...

I'm confident the buildings' programming will make it much more colorful once they open. Dante's Inferno is pretty gray and lame on Monday afternoon, but a wild collage of light and noise Friday and Saturday.

Yeah Cleveland needs some brighter colors no doubt.

Lakefront needs some real work. that waterfront line bridge looks really awkward.

I like the style and location of these structures.  Some riverfront housing in this style with that multi color sequence would be real cool.

You already get that nice pop of color with the yellow building on Old River; these would've just complimented it.

One yellow building is nice but it's one yellow building.  Having multi-color housing like some of the pics upstream would really be a pop of color.  Not necessarily on this section of the East Bank but on either side of the river upstream.

The Cleveland Beige look is tired.

Something like his is way better than that single yellow warehouse building on the East Bank.

Would the building owner need anybody's permission to change the color in, say, a year or so?

Oh I totally agree with you.

What I was trying to get at (but did a terrible job) was that Design Review’s criticism that colorful buildings don’t fit the area’s aesthetic is wrong. And that’s illustrated by the bright colorful building just a few doors down.

Just took a quick stroll and saw a couple of interesting things on Old River Road that hopefully are indicators of some upcoming development. Firstly, work going on inside the old BDubs, looked like they were boxing it out in preparation for something. Secondly, right next-door there were a group of about 8 people stood on the sidewalk looking at the old Aarhaus building, pointing, taking photos and talking animatedly. I couldn't catch any of the conversation though.

On a side note, downtown is wonderfully busy with  people. For sure, the weather is bringing folks out for lunch, but it really feels like a good number of office workers came back today.

Innnteresting, were you able to see any progress on the new buildings going in? Haven't been down there in a hot minute. Also, I know it's not FEB, but silly as it is MGK's coffee shop is wildly busy with folks on the weekends (teens and begrudging dads lol), but seriously, it's cool to see actual foot traffic down there. Looking forward to the area continuing to grow.

Per your last part, the county is bringing back remaining employees 3x a week for the rest of May and FT come June. It's not a ton of folks, but still, things are going to be back to normal soon enough.

^ More Sherwin departments had their employees return to downtown today too.

I can't remember the last time I walked past the MGK coffee shop and there *wasn't* a group of teenage girls outside taking photos. Today was no exception!

MGK's place actually has some pretty good coffee as well as specialty drinks. I'm glad to hear it's doing well.
