  • BTW, the reason why I was asking someone this morning about the status of Flats East Bank Phase 3B (the 12-story apartment building) is because Wolstein is getting involved in another big project. Whe

These are REALLY coming along!! I know I’ve said it before, but I just can’t get over how amazing the design, scale/density, boardwalk frontage, windows, multi-level outdoor spaces, etc. all are. Espe

On a more serious note, I've never been there, but if what jonmoxon says is true (that its crowded) it leads me to believe that there's room for another similar type of establishment in the marketplace.

There is always a market for waterfront dining and entertainment options.

It's too quiet in here...

Sources say Johnny's may be moving from West 6th to Flats East Bank.  The owner of La Dolce Vita and La Strada has been talking about putting something down there as well as the owner of Lago in Tremont.

And the hotel will not be a full service hotel but a scaled down W.

a loft?

I really hope Johnny's stays where they are at...

I think it sounds great. Anything to help dilute the hustler club that is front and center across from the Flat Iron.

a loft?

I think an aloft would be good over there as a starter hotel.  As long a W is built in the warehouse district.

I sure hope Johnny's stays put on W. 6th in the WHD.  We need a upscale restaurant in that corridor to prevent it from becoming overly club-heavy, which in some ways, it already is.  I'm glad to see interest in the East Bank, though, and I'd like to what Jborger means, re the hotel, that it's now a "scaled down W"  -- you mean Westin?

NO.  the "Aloft" brand is a "vision" of the W Hotel Brand.  IE...the W with a lower overhead and cost.

I've talked to a few people about the johnny's situation and if anything,  they would be looking to expand, just like terry Tarantino or the Salerno's from Lago.  They were actually looking at chagrin blvd very recently,  but decided it was too far away ( the owners live on the near west side I believe.).  Anyways, they have been there way too long and have too much of a regular clientele base to ever consider moving.  If anything they are continuing to look at expansion.  Now a name to the new place?  I have no idea if they'll keep "johnny's" in the title.

Gotcha... thanks MTS.

Also, if you consider that they have kept their original Johnny's on Fulton open, even though it would have been easy for many to have closed there and moved to greener pastures, it certainly makes it seem less likely that they would abandon the w-6th location for the "new" flats.

If I remember right, I believe the owners live in that big white house at West Blvd and Clifton (north-east corner).

any recent news??

clvlndr - I was told "scaled down W", so I'd assume MTS is correct.

the aloft hotels are pretty awesome. i stayed in one recently in february in minneapolis for a couple nights. hopefully its one of those. inexpensive and a good way to attract young people and young families.

Is this thing dead again?  Seems like last fall there was news on foundation packages being prepared and Const Mgt companies submitting bids for scopes of work, now nothing???

I guess.  They could have done better, but it's a brand in deed intended to capture the W crowd with beer money.

From what I heard over a month ago - there still were some major challenges in getting the final Bank financing committed (even though they announced all financing was complete).  Not sure where it stand now - but it was a big chunk of change they did not yet have.

That's got to be throwing a wrench into a number of plans down there.  Ernst & Young was supposed to relocate into this new space by .....?  How many other tenants can possibly fill the void they'll be leaving from their existing lease?  Parking agreements, adjacent businesses like food and entertainment that was waiting on this to come about...  It's nearly summer of 2010 and nothing yet.  This project is probably 4-5 years from being a functioning space.

^lets not start going down that road yet... it's nowhere near the point of tennants jumping off.  their "new" timeline (which I'm sure all tennants are well aware of) was to secure the public portion of financing by right about now (which i believe has been done or will be very shortly) and looking to line up the rest of their private financing at some point this spring or summer, as in like as far as 4-5 months out. and it's hardly "dead".  Infastructure work continues and there are MANY people on the private AND public side of things working to make this happen.  Everyone understands its importance.  Just because you can't "see" people working their rear end off all day long to get this going doesn't mean it isn't happening.

I thought we were supposed to see some activity on this site this spring. The least they can do is keep the perimeter kept picked up (looks terrible) and add some signage on the fence to exude the image that something nice is going to be there, rather than a sea of exposed mud. Anyway, does anyone have any info. on anything? The website is as scaled down as the project.

Signage featuring some sort of renderings as well as developer and financing info ought be part of any construction site, especially in Cleveland, where there is a need for hope and transparency.

The planning Commission was interested to support legislation that would mandate something like this, but I dropped the ball.  I was pushing for signage at Lou Frangos' 'temporary' parking lot at E.9th & Carnegie.  In order to get the demolition permit, Mr. Frangos' had floated big plans for this site.

from what i've heard... they are very very close.

"very very close" to construction or signage?

and do you mean FEB or Frangos?

FEB... construction.

i don't have faith that frangos will ever do anything with any of his properties.

Flats East Bank project receives $20 million from foreign investors

Tom Breckenridge, The Plain Dealer

CLEVELAND -- Wealthy foreign investors have committed $20 million to the Flats East Bank project, motivated by the promise of permanent residency in America.

Forty investors from China, Brazil, Argentina, India and  Britain have committed $500,000 each to the east bank. That qualifies them and their families for conditional green cards.

They can become permanent residents two years after receiving the conditional visas if the $500,000 investments create at least 10 jobs each.

The U.S. Citizenship and Immigration Services offers the visa program, to drive foreign investment into distressed American communities.

No joking!  I have to admit that selling green cards was not on my list of possible funding sources for Cleveland development.

Wow!  OK.

excellent! if we could figure out incentive to keep them in the cleveland area that would just be phenomenal.

Seriously...a destination for immigrants in downtown Cleveland?  That would be awesome!

Downtown already is a destination for immigrants, at least immigrant grad students.  We need to do a better job of welcoming them and making them part of the community.  As it is, they tend to stick to their towers on E 12th street, and many don't plan on staying after they graduate.  I've been working on this and will continue to do so.

^ Perhaps that's part of the problem...I wasn't even aware of this.

But yeah, this is the sort of thing that might get immigrant grad students to stick around...an ethnic neighborhood of permanant residents.

WOW... I wonder how many projects could have been built in this city with this type of foreign investment incentive.  If only they knew.

This is GREAT news!  Hopefully Wolstein will be able to secure financing for the first phase of the project soon.  I know that it is almost impossible to get financing for a condo right now, so I wonder if the plans for the condo tower in phase two will ever come to pass.  Maybe it could be an apartment tower instead... it's not as if the demand for apartments downtown is low at 90%+ occupancy rates.

Ah yes, thanks for the link!

Do we know if this mechanism means that they have to live in the Cleveland area?

My brother-in-law works for one of the tenants committed to the new office building.  He says the developers were sharing more detailed plans for interior spaces just last week.

Selling green cards.....  I like it!

Perhaps we could help convince them...

327--I agree--we need more immigrants to breath life (& more people/tax revenue) into the city. Just curious---what kind of things are you doing?

Let's keep this thread to the FEB itself.  If you want to discuss immigration further, we have a thread for that.

X--okay.

327--could you reply on that thread? thanks.

This project really needs to start soon.  I was down at Shooters 2 weeks ago and the view across the river of the FEB site is absolutely dismal.  Rubbish piles, weeds, piled up broken concrete...  looks like a dump, literally.

That's why the Sunset Grille is the new Shooters

The $20MM from foreign investors should help - but from what I know from several months ago, this still would leave nearly $70million dollars needed in bank financing...which still may be difficult given the market conditions.

I had seen some documentation from early may that had that number down to about $13m.  I don't know if the foreign investors was calculated into that or not.
