I really wish the color of the water was more blue....what effects that?

Agree.  I think rivers feeding the lakes (at least the Great Lakes) is more the norm.  The only example of the opposite I can think of (aside from the flow through Detroit River, Niagara, St. Lawrence on its way to the ocean) is the Chicago river, and the flow of that river was artificially reversed.

I think there are 8 floors so one more to go.

 

Awesome.  That building's going to be a substantial parcel on this rather small footprint.  All the better.  Can't wait to see the ground-level retail along with sexy living units above.

What is going to go in the area in the middle of the apartment complex??

 

As the construction started, I thought it might be filled in as the floors were going up, but it now looks like it's gonna be left open.  Maybe a little "court yard"??

Parking garage?

Agreed. No street interaction in a walkable, urban atmosphere is generally bad design practice.

 

The courtyard is on the third (fourth?) floor above the parking garage tucked inside the building. Nothing wrong with the apartment residents wanting their own private courtyard. The street interaction is still going to be retail on the first floor.

I'm confused on the parking garage.  The photo above does not show any excavation for a parking garage in the center, nor do I remember an excavation prior to the footing for the building going in.  If the garage was going in, wouldn't they be building this simultaneeously with the building?  Where exactly is this garage going?

There are two levels of parking. The first is ground level behind each retail storefront. The second is the entire second floor of the building, edge to edge. Then the courtyard is on the third floor, which is also the first floor of apartments. The courtyard should absolutely be private for residents only.

Phase 2 of Flats East Bank is this eight-story apartment building, plus restaurants, outdoor theater and riverfront boardwalk. Phase 3 (parking deck shrouded by townhouses) will rise on the surface lot in the foreground.

Bridges, buildings & boats (not pictured) are what the Flats are all about. This is beneath the West Shoreway bridge -- longest bridge in Ohio at 1 mile.

Flats are just west of Cleveland's current central business district. 150 years ago, The Flats was the CBD. Today it's mostly old brick warehouses converted into apartments and other uses.

^Love the ore boat rounding the bend at Nautica there as well.  Definitely speaks to the size of those!

We are reaching roof height now and seeing exterior walls starting to going up.  Sorry about the quality of the last month's pictures; the exterior of the window I snap through need cleaned badly.  :x

It is weird to see a building of this size rising without any cranes.  I assume that at some point they will need one for the HVAC units and maybe for the exterior as well.

Agreed, but I would guess and hope all these one story structures are all eventual tear downs for future phases as the land is too valuable.

Final height and overall shape has been achieved.  I have updated progression pictures in my album.

I doubt it, as there are windows on the ends.  Also, I'm not sure what higher tower you're referencing.

Tower?  What tower?

I think he is refering to the tower that was proposed where Front Avenue dead ends into the Cuyahoga River.  When plans were first announced for the FEB back in 2005/2006, Wolstein said he was holding that piece of property for future development which consisted of a high-rise residential tower.  It's the same location that they are putting the storage container restaurant/nightclub.
