is the boardwalk wood or those fake wood concrete blocks? either way it looks great.

 

My expert boardwalk vision tells me it's the polymer stuff. I think it's made from recycled plastic.

Anyone know what ever happened to Kilwin's? I remember it being in an earlier photo of future tenants.

The boardwalk decking is made by Moisture Shield, which is similar to Trex but a different brand, who of course claims their product is the best ever.  Not sure either way, but I guess we'll find out soon enough!  Here's their main website:

Did they just repaint the main avenue bridge in 2007-08 or was that some sort of structural work?

Thanks for the 2007 & 2008 pics MayDay.  I miss those original buildings, but in this case, I feel the resultant project is well, well worth the costs

One of the best photos I could find is too small. It's only 500x282. If you want a larger photo of the Flats in their circa-1990 heyday, you have to order the picture from Tucker Photography.

FYI the giant "Flats East Bank" signage has been installed.  It looks good and will look great at night.

Boy, it really bums me out that those buildings in the 2007 picture were leveled. I wish those were redeveloped with a new mixed-use building in the empty space to create a more urban feel, rather than this maze of setback suburban buildings and parking lots we have now.

I hear you on that.  I too believe there could have been more creative planning to mix the new FEB apartments with the old buildings, but unfortunately it's water under the bridge now.  At least there's the old buildings outside the footprint along Old River Road south of the looming blue Main Ave Bridge, notably the Samsel Hardware building and the, the old Watermark Restaurant buildings and a few others, which maintains the Victorian integrity of the neighborhood.

The "FLATS East Bank" sign is finally up. Also, hard to tell from this photo, but FWD is starting to take shape.

Looks good... Alley Cat has the most prominent position of all the satellite restaurants...

Here are a few photos I shot this afternoon. There has been some significant progress made on the exteriors of Flip Side and Toby Keith's.

What is on the roadway in front of Toby Keith's?  It looks like those foam interlocking floors that you see at the gym.

I think I recall seeing them laying brick there.  So it must be to protect the brick during construction.  That's the main construction entrance. 

All the one-story restaurant buildings are lame and forgettable (especially Flipside). I guess I can forgive that though, since I'm really liking how the apartment building is turning out. That Flats East Bank sign is going to become an iconic Cleveland symbol.

Phase 3 looks very interesting. I'm hoping they will put another 20 story apt/ condo tower in the future in the Flats as well...

^ With the demand for residential space close to downtown as high as it is, I'm surprised a taller tower isn't proposed for Phase 3. Another tower at or near the height of the E&Y would complement it nicely.

 

Of course, the soil conditions-- the Flats being a former floodplain, after all-- might limit the height of any building depending on where it gets built.

Finally some World Class Signage!  :-D

The E&Y Building at Flats East Bank wasn't limited by soil conditions. They poured a deep concrete pad for it. The cost of that was supportable by high-end offices and a ton of subsidies. I doubt the subsidies are there anymore to offset the cost of such a concrete pad. The rents sure aren't there. That's OK. The 11-story building they're proposing in the renderings looks decent enough. Let's save the high-rises for the heart of downtown.

I actually really like the sign. A nice throw-back like the Playhouse Square sign on top of Cowell & Hubbard.

A few from today, before and after I blew out a tire heading north on West 10th approaching Main Avenue. The curb is mostly missing along this part of West 10th. When a car came the other way, I hit the small part of the curb that wasn't missing.

I really like the urban density I see developing on the skyline from an increasing number of waterfront vantage points. Here are a couple shots I took this morning from FWB...

Inconsistent lamp posts are a staple of Cleveland. Looking around downtown streets you'll probably find a dozen different designs scattered about with no particular rhyme or reason. It's a huge pet peeve.

Looks like the apt building is in the home stretch: the balcony wood fences are giving way to balustrades.

This is what is under the interlocking floorboards. So yes, I would say that you nailed it, the roadway is ready to go and they are protecting it.

Wow I love the how Cleveland looks in those photos! The river bank is looking nice and green!

^I think "industrial chic" is kind of the whole point, so I'd be shocked if they painted them.
