Cool.  I figured Crop's space wouldn't be vacant for long.  Club/eatery turnover is natural in trendy districts, so long as it's not a massive stampede-exodus as the Flats experienced in the early 2000s. The latter signals the district is dying, which the old Flats was.  The new FEB is just ramping up.

A friend of mine is doing work on the brewery today and said, while it's only 30% finished - it's going to be very impressive when complete. I'll try to have him send me some pictures!

A restaurant is scheduled to open in the spring in the former Watermark space downstairs, where patrons will have access to spruced-up patios along the river. Samsel, Petrick and Geis won't say much about the eatery, but a building permit posted on the property alludes to a company registered with the state as Old River Brewing Company Cleveland LLC or Big Cat Brewery.

CLEVELAND, Ohio - It has a name, and soon it will have beer: Collision Bend Brewing Co. - the Zack Bruell-Luke Purcell brewery and brewpub on the East Bank of the Flats - is two months from opening.

 

Restaurateur Bruell and brewer Purcell are targeting tax day, April 15, as their opening, in time for patrons to enjoy sitting outside on warm-weather days and watching boats swoosh by amid the backdrop of bridges.

 

Recently, a 15-barrel fermenter from Oregon was put in place in with a pair of 30-barrel fermenters coming along with a 30-barrel brite tank for holding or kegging. Walls are up, the kitchen is being constructed, and major work on the flooring has been done. Collision Bend is in the old Watermark restaurant.

a thirsty dog in the flats? that is great news. and good for them doing well. its popular among craft beer bars in ny that is for sure. i've even seen it in some restaurants that only offer a fancy expensive beer or two on tap, like spotted pig.

Looks nice, Dante and Thirsty Dog in themselves are a huge step up and will bring a lot more people to this area, not to mention Rascal Flats and Margaritaville.  I think things are going to get much busier in the FEB.

Are they going to have bocce ball down there? What a great idea! Need to continue to make it a well rounded neighborhood and not just watering holes (not that I don't love and frequent those).

Based on what I've heard most recently, I wouldn't except to see much about phase 3 anytime soon.

I think activity in Phase I and II will improve drastically in the net couple of years, as the quality establishments get stabilized and development continues down Old River Road.  Then at that time Phase III would make sense.  It seemed to me they were trying to jump the gun a bit.

Makes sense.  I'm really glad to see the revival of those beautiful old historic ORR buildings south of the Main Ave Bridge (I'd love someone to grab the Samsel Hardware building across the street and re-purpose into apts over ground-level retail, but you can't have everything).  This, along with the Settler's Point office development to the south, will add even more synergy to FEB.  Maybe after this the banks will loosen up and Phase III can be financed.

I actually thought this started last year and was nearing completion. It is just starting. Only in Cleveland does it take forever to get something started.

The shell of that building is mostly done, so it shouldn't take long to build out the interior.

I'm looking forward to Margaritaville.  Plans sound exciting and it'll be great to finally have that big hulking building actually contributing to FEB activity.

Could not agree more with being disappointed. Have only been to Margaritaville twice, in two different cities. The first time was not impressed, but thought I would try a second time. Boy, what a mistake. Never again.

Margaritaville - a top vacation stop for many travelers to warmer climates - will be a draw. A big draw -  any personal preferences by some (it was pretty medicore when I have been there) aside.

Count me in as one of those that doesn't understand the appeal of Margaritaville, but I see that they have identified their niche and play well to it. Their brand has been growing like crazy, from airport restaurants to hotels to concerts. They appear to be extremely successful by attracting those that love them and ignoring those that don't care for them.

 

If their form holds in this location, they'll be a nice anchor tenant to the FEB.

No that is a completely different place.  This takes its name from Jimmy Buffet, who is also an owner I believe.  The one in Sandusky is really big with bikers, even so far as specific parking for bikes.  It is a really fun spot, especially if they have a band.

My understanding is that one actually predates the Jimmy Buffet brand, and was once sued by "Jimmy Buffet" (the corporate entity) but won and was able to keep the name; they refer to themselves as "The Original Margaritaville" and Jimmy's are all "Jimmy Buffet's Margaritaville". 

 

Some googling didn't lead me anywhere to confirm or deny that however, so it could just be an old rumor.

They got new ownership in the past 2 years and really turned it around, it went from being a spot with a great patio and a decent margarita and poor food to a place having great food (inside and out having very different menus), really good margaritas and still that awesome patio.  Definitely worth stopping by if you get a chance.

I had a work event hosted at PB recently and we were all really impressed with the food and their service. I was there again this weekend. It's really a fun place. I think people are really starting to discover it now as it was full!  I've only had positive experiences

Darn, I was hoping that article would give some insight into phase 3.

^What's even more disturbing is that, not only does the article not provide insight into Phase 3, it doesn't mention it at all, nor does the accompanying map even note Phase 3 in FEB's future plans. 

But it shows a retail footprint that is soon going to be almost full.  That is more important than whether or not the article or map mention phase III.  If the space rents, then we can expect phase III, if not, we can expect a parking lot for some time to come.

More exciting to me is the redevelopment of the historic old buildings (including the Watermark restaurant location) south of the Main Ave. Bridge.  Coupling this new activity with what's going on in the newer FEB footprint to the north will make FEB a total happening.

^Agreed. I only wish there was talk of  a new streetscape for that area. Remove the utility poles and widen the sidewalks. With that you could then extend the FEB boardwalk not along the river but over to Old River rd. which would connect to Settlers landing and eventually to Canal Basin Park.

Bingo. I actually had this same idea last year, and even posted a rank amateur photoshop of what it would look like. It's really a good idea that would help out existing businesses and facilitate more development. The boardwalk extension would help compel people to venture. Canal Basin would link it to the Towpath, it's got to happen. The current incarnation of the boardwalk looks nice, but since it doesn't go anywhere it doesn't function properly as a connector. 

If anything the article points out that businesses like Big Bang, with multiple locations (in relative boomtowns like Nashville and Columbus) are doing more business in Cleveland.

Part of this sometimes comes from developer's relationships.  Not saying that is the case here but often times a developer will have a tenant sign agreements at several properties even though some may be in Cleveland or some other non boom town
