Club/eatery turnover is natural in trendy districts, so long as it's not a massive stampede-exodus as the Flats experienced in the early 2000s. The latter signals the district is dying, which the old Flats was. The new FEB is just ramping up.

February 14, 20178 yr a thirsty dog in the flats? that is great news. and good for them doing well. its popular among craft beer bars in ny that is for sure. i've even seen it in some restaurants that only offer a fancy expensive beer or two on tap, like spotted pig.

February 14, 20178 yr Looks nice, Dante and Thirsty Dog in themselves are a huge step up and will bring a lot more people to this area, not to mention Rascal Flats and Margaritaville. I think things are going to get much busier in the FEB.

February 14, 20178 yr I think activity in Phase I and II will improve drastically in the net couple of years, as the quality establishments get stabilized and development continues down Old River Road. Then at that time Phase III would make sense. It seemed to me they were trying to jump the gun a bit.

I'm really glad to see the revival of those beautiful old historic ORR buildings south of the Main Ave Bridge (I'd love someone to grab the Samsel Hardware building across the street and re-purpose into apts over ground-level retail, but you can't have everything). This, along with the Settler's Point office development to the south, will add even more synergy to FEB. Maybe after this the banks will loosen up and Phase III can be financed.

The shell of that building is mostly done, so it shouldn't take long to build out the interior.

Have only been to Margaritaville twice, in two different cities. The first time was not impressed, but thought I would try a second time. Boy, what a mistake. Never again.

February 23, 20178 yr Count me in as one of those that doesn't understand the appeal of Margaritaville, but I see that they have identified their niche and play well to it. Their brand has been growing like crazy, from airport restaurants to hotels to concerts. They appear to be extremely successful by attracting those that love them and ignoring those that don't care for them. If their form holds in this location, they'll be a nice anchor tenant to the FEB.
February 27, 20178 yr Same margaritaville as the one in sandusky area? No that is a completely different place. This takes its name from Jimmy Buffet, who is also an owner I believe. The one in Sandusky is really big with bikers, even so far as specific parking for bikes. It is a really fun spot, especially if they have a band.

Definitely worth stopping by if you get a chance.

March 13, 20178 yr I had a work event hosted at PB recently and we were all really impressed with the food and their service. I was there again this weekend. It's really a fun place. I think people are really starting to discover it now as it was full! I've only had positive experiences

March 25, 20178 yr ^What's even more disturbing is that, not only does the article not provide insight into Phase 3, it doesn't mention it at all, nor does the accompanying map even note Phase 3 in FEB's future plans.
March 25, 20178 yr But it shows a retail footprint that is soon going to be almost full. That is more important than whether or not the article or map mention phase III. If the space rents, then we can expect phase III, if not, we can expect a parking lot for some time to come.
March 25, 20178 yr More exciting to me is the redevelopment of the historic old buildings (including the Watermark restaurant location) south of the Main Ave. Bridge. Coupling this new activity with what's going on in the newer FEB footprint to the north will make FEB a total happening.

With that you could then extend the FEB boardwalk not along the river but over to Old River rd. which would connect to Settlers landing and eventually to Canal Basin Park.

I actually had this same idea last year, and even posted a rank amateur photoshop of what it would look like. It's really a good idea that would help out existing businesses and facilitate more development. The boardwalk extension would help compel people to venture. Canal Basin would link it to the Towpath, it's got to happen. The current incarnation of the boardwalk looks nice, but since it doesn't go anywhere it doesn't function properly as a connector.

Part of this sometimes comes from developer's relationships. Not saying that is the case here but often times a developer will have a tenant sign agreements at several properties even though some may be in Cleveland or some other non boom town
