I'll go on the record and say that I feel like they're adding just because they're supposed to.

 

I would've loved a little more creativity. Adding a smaller corporate HQ there, and maybe some condos as well, to lesson the boom or bust sway of this thing when a recession comes.

In my (admittedly, somewhat limited) conversations with city leaders, both public and private, they genuinely don't seem to think that there will be another recession or that certain development patterns have been unsustainable.

 

I'll second the sentiment that I'd like to see more emphasis placed on the Flats as an actual place to live. Give the Waterfront Line some purpose.

 

I do at least like the look of this new development.

People in real estate right now, both local and national, think that a very slow economic recovery means a "soft landing." i.e. the next economic downturn will be nice and easy breezy.

Thought it be a cool idea to put a building here, however the parking for workers in the adjacent buildings would be a dilemma. Anyone have any ideas for what could be possibly put here? The only thing I could think of would be an apartment building with the bottom level a parking garage. Thanks!

Coincidentally, some friends of mine and I walked past that last week and thought that would be a great spot for an Austin-style outdoor bar, with one or two food trucks / bar carts, Adirondack chairs, some outdoor games, and maybe a fire pit or something.

I would not be opposed to such an idea! Definitely would be a cheaper, more viable option.

I always thought that a really cool little modern building there roughly the same height as neighboring buildings would be cool. I like the juxtaposition of modern glass buildings between/by older, more historic building. Although, I'm not sure how Cleveland's promenade mandate affects new buildings/ownership along the riverfront?!

This could be cool, but limited to weather? I also just think that the street has a "missing tooth" look with that lot there.

Wait, is Kenect a franchise/chain of apartment products? That's what it sounds like.

Yes, part of it. The other part is the riverfront "fishing" buildings that were posted earlier.

I walked by that project when I was in Nashville in April.  It was a pretty impressive looking site, probably the size that the EB lot would allow for.

Here's the Nashville Kenect. It's a 20-story building (doesn't look like it though) which is probably what the Flats East Bank building would be. I'm hoping for more, but I'll take 20. ;)

Hmmm, wonder how they arrive at 20 stories. Counting the below grade levels and the mechanical penthouse levels perhaps? Because that's a 14 story building if I've ever seen one.

 

I'm not quite as in the loop as I once was with the Flats development. Which site will this be going on?

Nice, that's what I thought. Looks like it'll fill that space really well. Assuming a similar height (15-20 floors) it'll create a nice stepping up from the riverfront to the E&Y building.

Some developers have gotten around the extensive soft costs of new design and construction by repeating buildings. Another noteworthy chain of apartments are the SkyHouses. One was proposed in Cincinnati but has died (twice actually) but they're all over the south and the tower portion is always the same. It saves time and money and allows them to move into markets that may otherwise not have the housing costs to support large scale construction.

Kenect is proposed to be built on the big parking lot. Shown as Building #2 in my diagram posted earlier.

Absolutely. It's the ambitious stuff that may win the architectural awards, but they end up in litigation with all the subcontractors blaming each other and the design for why concrete is breaking and windows and ceilings are leaking.

 

Anyhow since this is a relative cookie cutter I'd very much like to see some mock ups by the end of the day :-)

Schematic drawings that will be considered Thursday, July 5, by the Flats/Downtown Design Review Committee, a unit of the Cleveland City Planning Commission, show the next phase will include a 12-story tower with 309 apartments.

I love the look, but I'm still not sure of the need for a movie theater.....Parking is a cluster down there already.  Or do they know that Tower City will be closing?

Designs for Kenect Cleveland show it's clearly aimed at the millennial market. The taller portion of the building, over Main Avenue, will house 309 apartments. Most of them will be 350-square-foot studios, with some 560-square-foot one-bedroom units and 1,050-square-foot three-bedroom units mixed in.

Cool!  I actually think the theater is a great idea and will be very popular. Like it or not, and true or not, the perception of Tower City is just not good outside of the film fest.

Why does it seem like people are always dumping this development news on Friday afternoons? 

 

I like that they are claiming there will be lower-priced (but still market rate) smaller apartments included in this. As for the movie theater, I think a big luxury destination (similar to new Pinecrest theater) is a slightly better bet long-term, and could help drive some traffic on weeknights and during winter months.

Yes, something needs to be done for the flim festival.  I cannot believe how long its been held at the crappy tower city cinema.  It's way over due for an upgrade, so since tower city are dragging their feet, why not move it to the flats?  Way better backdrop for parties and hangouts IMO

I like this, especially the theater.  There's definitely a market for something better downtown.  It would be great if both theaters could stay open and show different films.  The film fest goes so well at Tower City so maybe more of a Cedar-Lee type thing there.

The massing is kind of interesting and obviously very different from previous conceptuals.  Just a hunch but it might have been designed to protect the river views from the Aloft hotel.

I'm not really sure much that cinema is going to hang around. I went to see Jurassic Park on opening night and there was barely anyone there. Whereas other cinemas in the area were sold out. Its not too busy and I'm not sure how its even hanging on unless the film fest is keeping it up. However, its a pretty low quality cinema. Its so outdated compared to its competitors.

 

I think that Cleveland really needs more family friendly attractions, although I'm not sure if FEB is a good place for that? There's not a lot of child care or any play areas. I've heard firsthand from many young parents who want to remain downtown or close bye, but there's not many great spots for their kids to play. One of my neighbors who is in their early 30s (I live downtown) is moving to Lakewood because there's not much for their kids to do. Similarly, one of my friends if moving from FEB to a rental house in OHC bc of their kid is getting older. He and his wife love where they live, but there's not much to keep them around. And even in OHC where they're moving to there's not much except their small yard.

I am going to be that guy and ask whether the movie theater will validate parking.  I assume a decent sized theater will have to pull customers from beyond downtown and adjacent neighborhoods.  maybe I'm wrong.

I know that Irishtown Bend will have some sort of playground and other features. However, I'm not sure how long that will take. There's space in the Flats and downtown for a couple parks with playgrounds.

I think that it's too close to Constantinos, and won't there be a little grocery store in Quarter? Also Dave's, Heinens, and the West Side Market are all pretty close. There's also a Constantinos cafe in EY. FEB is kind of isolated. Maybe with the new apartment complex it could support a little store because I'm not sure who else it would serve?

its a shame its just of copy of similar developments, but who cares it looks nice and brings more people in.

 

i see among all these other things phase three is getting an ipic theater, which i am very familiar with — that it calls itself the rolls royce of theaters is bold — but i am happy to report its true. its a great place to go see movies.

CLEVELAND, Ohio - Developer Scott Wolstein expects to bring a high-end movie theater, hundreds more apartments and additional dining to the Flats East Bank project - with help from a new player in town, Chicago-based Akara Partners.

 

Documents submitted to Cleveland's planning department show a 12-story, mixed-use complex that's slated to join the 23-acre neighborhood near the east bank of the Cuyahoga River. The building will replace a 2.5-acre parking lot at West 11th Street and Main Avenue, behind the Flats at East Bank apartments.

 

Dubbed Kenect Cleveland, the project - a 50-50 joint venture between Wolstein and investor-developer Akara - is the larger of two proposals that will comprise phase three of the Flats. A city review committee got its first look last month at the smaller plan, for three riverfront restaurants that will replace a grassy swath between existing eateries and FWD Day and Nightclub.
