Four Flats buildings set for renovations as Samsel, Geis and Catanese join forces

A restaurant is scheduled to open in the spring in the former Watermark space downstairs, where patrons will have access to spruced-up patios along the river. I don't think Collision Bend (old Watermark) is open to the public yet, but they did have some sort of event going on last week. Lots of people were inside

Can confirm it's open, been open to the public for a few weeks now.

They're open.  Went a couple weeks ago, good beer and an amazing patio.  I think this place will be getting verrrry popular this summer.

I stopped by a few weeks ago, too.  Though a much different kind of place, I couldn't help thinking about the classy Watermark that used to be here.  Collision Bend though has retained Watermark's configuration almost totally despite an obvious difference in décor.  Bruell and Purcell have done a nice job; CB is a classy place.  And its so good to see life seeping back in outside of Fairmount's FEB footprint.  These old Victorian buildings are awesome and let's just say it without a hint of arrogance: Milwaukee and other riverfront café settings are very nice, but the Flats are simply unique.

I've been three times already. Although I can't say their beer is that much to my taste, the food, space and location are all excellent. It's been busy too. A group of us went at 6.30 this past Weds and they couldn't seat us for dinner.

My hovercraft is full of eels

The ONLY  downside to my trip to collision Bend was the two hour wait to get a table. But, I would rather see that then the place be empty

Bellwether Enterprise Real Estate Capital LLC closed an $80 million refinancing loan for the Flats at East Bank Apartments, a multifamily and mixed-use retail property in downtown Cleveland.

 

Built in 2016 and located near First Energy Stadium, Quicken Loans Arena and Progressive Field, the Flats at East Bank Apartments includes 241 Class-A+ units. The fully occupied units are designed according to 20 customized floor plans that range from penthouses to one-, two- and three-bedroom apartment homes. The apartment space also offers amenities such as 24/7 concierge and room service, a business center, a 40,000-square-foot outdoor resident terrace and a 24-hour fitness center.

 

Additionally, the property includes a 61,016-square-foot retail building that is home to a mix of restaurant and entertainment businesses, including Punch Bowl Social, Beer Head, Magnolia and the recently announced Thirsty Dog, Dante’s Inferno and Rascal Flatts.

CLEVELAND, Ohio - Thirsty Dog Brewing Co. - the oldest and largest brewery in Summit County - is expanding to the Flats.

 

Thirsty Dog is planning to open a 12,000-square-foot taproom, brewery with 10-barrel brewhouse, restaurant and patio in August. The space formerly held Crop Rocks, Crop Sticks and On Air, a production studio, said brewery owner John Najeway.

 

He said a banner will hang beginning this weekend. When up and running, the Flats location will brew "some of the same core and seasonal beers we're known for now," he said. "Having the flexibility of a small system, we'll brew some stuff specific to the brewpub."

Good question......There has been ZERO work done there since the plywood and sign went up?!  Is it still happening?

Dante’s Inferno, Backyard Bocce, and Thirsty Dog Brewing Company will be the newest tenants to open this summer.

 

Construction is expected to begin next week in the former Crop spaces.

 

With the new additions, there will be 15 bars/restaurants in Flats East Bank entertainment district with a total of five new establishments opening in 2017, including Margaritaville and Rascal Flatts.

What's up with all these musician-owned restaurants? Rascal Flatts and Jimmy Buffet must be trying win our hearts with burgers in an attempt to get inducted into the Rock Hall.

They clearly need to try something, given the trash that has been inducted in years past over great bands/musicians. But my anger on that topic is a thread unto itself.

I'd be interested in what these follow up tenants are paying in rent vs what the original tenants paid.  Perhaps it's the same, just curious.

Breaking Ground

PREVIEW: three new Flats tenants will unite in bocce, beer, bourbon and … pizza

 

Construction is underway at the former Crop complex on Old River Road in the Flats East Bank, and three new tenants will occupy the space before summer’s end, according to Flats developer, Scott Wolstein.

 

Dante’s Inferno, Backyard Bocce and Thirsty Dog Brewing Company will move into the three former Crop spaces by mid-August, bringing a cooperative effort into a varied mix of food, drink and entertainment to the Flats. Construction began last week.

Did anyone attend Flat out Fridays last Friday?  (I believe this would have been the 1st one of the season, no?).  I know Scene Mag's Taste of Summer was a mega-hit, especially on Saturday, 5/27, where FEB, esp the Boardwalk, was overflowing with people (great time for people and dog watching) -- and many even used the Waterfront Line to get there (take that Mark Naymik with your so-called "Ghost Train").

I was not there for Flat Out Friday but walked down there Saturday for some day drinking and WOW, it was packed. The river was lined with boats docked and boats/paddle boarders were going up and down the river all day/evening. I've never seen it that busy in my 3 years of enjoying the Flats.

I was there Friday, but it was a little bit different because it was a Pride event (Flat Out Pride). Still though, a very good crowd and many people were there who didn't seem to know about the event.

^Awesome.  We had dinner at Collision Bend (in Watermark's old space).  It was packed and the food was very good.  We couldn't get a seat on the outdoor riverfront patio; too hungry; too long a waiting list (drat!).  But instead we sat in a window facing Old River Road which was nice... I haven't seen THAT much foot traffic on ORR since the good old days of FEB 20 years ago.  There was a large food truck just south of Coastal Taco selling gyros and the like and, it too, was swamped with people.

^one more note, my friend posted photos of FEB on Instagram, esp the Boardwalk with all the boats and people, and she got a number of incredulous responses... Cleveland!?... they said.  They all thought it was some resort spot either in Cali or Florida.

I met a bachelor party from Toronto in FEB on Memorial Day Weekend. Apparently the best man went to college nearby and the location was his recommendation. But all of them continuously commented on how they could not believe how lively the area was, especially juxtaposed with the antiquated rep of Cleveland. Always nice to hear.

I just cannot see how a bocce ball place survives at probably the highest retail space in the

city of Cleveland.  FEB has had nothing but turnover in the last 2 years. I know they are looking

for the right mix. I don't see it and I hope to admit I am wrong. What they need down there is more

residential and Office. They are oversaturated with the entertainment retail that they have down there.

The highest occupancy I had heard was 65% last year. They did reduce rent for select units since opening

If this is true then this is HORRIBLE. How then does the DCA come-out and say that

Downtown is 97% occupied. Something does not add up. Unless FEB units & the

Avenue District Tower compromise the entire 3% Vacancy.

Do not rely on my numbers. The 65% was word of mouth from a college roommate who lives there

OK, how does one building have any noticeable effect on occupancy rates for the entire downtown district? That is, unless the building has 1,000 units and they're all empty!

When phase II opened, they started renting in phases so every month 1/12th of the building's rents are up. If you have any doubt petty much everything is rented, look at the lower interior apartments that have a view of Punchbowl Social's rooftop bar... all rented.
