These are REALLY coming along!! I know I’ve said it before, but I just can’t get over how amazing the design, scale/density, boardwalk frontage, windows, multi-level outdoor spaces, etc. all are. Espe

Glad to see Samsel progressing as well as the restaurant across the street.  Wasn't sure what the status of the restaurant was with all the George family litigation going on.

https://www.crainscleveland.com/real-estate/apartment-conversion-samsel-supply-building-cleveland-flats-gains-steam

"The conversion of the five-floor Samsel Supply Co. store and warehouse building at 1235 Old River Road in Cleveland’s Flats into 100 apartments has gained state aid while another real estate company, RHM Real Estate Group of Lyndhurst, has joined the development team."

"George said his efforts on Old River are focused on two buildings across the street from Samsel’s. Those will become the Riverview Garden he unveiled last spring which will demolish one building and crack open another to maximize Cuyahoga River and Lake Erie views. Some of the state brownfield grant may aid that project, according to the news release announcing it from Gov. Mike DeWine and the Department of Development."

I had always hoped that Samsel could stick around and orient themeselves as a local hardware store. Not the entire building, but just on the ground floors, with residential conversion upstairs. I suppose the neighborhood residential numbers would need to be a lot higher for that to have worked out.

Unfortunately, the residential that is around the Flats and Downtown is mostly rental apartments- not big hardware buyers.

Good news out of this:

"Forward Hospitality Group, the company behind Hi 5, Glamper and the two country-themed bars, isn’t going anywhere. Bobby Rutter, the group’s chief operating officer, said all four brands have long-term leases and will be part of the Flats for many years.

“The auction doesn’t affect our businesses at all,” Rutter wrote in an email.

At Welcome to the Farm and I Hate Cowboys, general manager Anthony Grace can’t wait for the seasonal thaw. Winter is slow in the Flats, but traffic picks up in mid-March with St. Patrick’s Day – and keeps climbing.

On Friday and Saturday nights, there’s often a line out the door, hundreds of people deep."

Anyone know why there's a massive drilling machine in the roundabout in the FEB?

Because FEB2-Ver2 is in the works.

Allow me to translate Ken's cryptic message.    "FEB2-Ver2" could be code language for either digging a new shipping channel or a highway tunnel to replace the Main Ave bridge.   Or, construction of the skyline changing hotel.  .....Ok, the last part is a joke.

How about adding an urban format Sheetz gas station - now that would add life to the area!

The translation is that Flats East Bank phase 2 (actually, it's probably phase 3b), another version of unknown design is in the works. And now I think it's the 3rd design concept. There have been rumors it could be be taller than Ver1 or Ver2.

So I guess that would be FEB3b-Ver3!

Is there a planning document for FEB that can be referenced regarding the various phases? From what I could tell the location of the drilling machine was not on a developable plot of land (essentially on the Lake House restaurant property) so I'm curious what it's doing in that particular spot and not say, the large surface lot in between FEB and the Aloft...

Given the location of the drilling rig, it could be for The Tony George Memorial Billboard next to the Shoreway bridge.

https://neo-trans.blog/2024/04/05/cleveland-planners-ok-150-foot-tall-billboard-in-flats/

And here's the phasing plan for the FEB. Obviously not everything in phase 3 is going to be built all at once and, so far, only the riverfront restaurant stuff has. So that's 3A. The parking lot between Phase 1 and 2 is 3B. And the rest of the Phase 3 stuff along the railroad tracks is TBD.

Is it a revision of the last concept that built on the parking lots across from the WFL?

Never mind you mentioned it's a billboard.

Ahhh yes the billboard., that would makes total sense

Well if that's the case, silver lining: I suppose that means we're one step closer to demolishing the monstrosity at Detroit and W25th lol

Phase F-U. 😉

You can now see the billboard pole while driving across the bridge. It is so close to the roadway, I can't believe this is legal.

I could easily see it causing an accident or 2 from distracted drivers on a portion of road that has a lot of entrance/exit ramps and backups.

Maybe it will become a George family paintball target?

Lost on the River to bring 'big city feel' to Flats East Bank

New bar from Ethos Hospitality Group (owned by the one-and-only, the infamous Bobby George) taking over parts of the former Jade spot, using the rooftop as the main area.

Lost Social Club on W 6th is open September to May, Lost on the River will be open the flip months during the summer, May to September. The new concept will open this May.

And of course, an obligatory line at the end of the article to remind you George has been charged with many felonies and that he has denied them.

This is being discussed in the non-FEB Flats thread:

3.5m funding removed for Bobby's east bank development plans.

The new transportation budget would also revoke $3.5 million in state assistance that lawmakers offered last year to George’s plan to build a three-building restaurant and entertainment complex on the east bank of the Flats, near the mouth of the Cuyahoga River.

However, George was charged last August in Cleveland Municipal Court with several domestic violence-related crimes involving a woman, including attempted murder, rape, and kidnapping. The case was bound over to a Cuyahoga County grand jury, but a special prosecutor, Jane Hanlin, has yet to bring an indictment.

Fortney stated that based on the “legal proceedings against George, “the Senate decided that it was wise to reverse the appropriation.”

George, asked to comment via text message, replied, “I will get my money one way or another, and the project will move forward and be better than ever.

“These politicians are a joke and have no clue what it takes to make anything work in the real world,” George continued. “I have beaten everyone and everything that has ever come against me in a dominating fashion, and I am looking forward to giving these losers a spanking if I need to.”

Lmao did he forget what he was charged for? Blink twice if you don't have a (competent) PR team... 👀

Right?!? I had to go check the original article myself to make sure @downtownjoe wasn’t winding us all up!

Seems like Bobby George has spent a little too much time fantasizing he’s the young DJT from “The Apprentice” (movie, not reality show).

Wait, so someone charged with "domestic violence-related crimes involving a woman, including attempted murder, rape, and kidnapping" actually said: "I have beaten everyone and everything that has ever come against me in a dominating fashion, and I am looking forward to giving these losers a spanking if I need to"!!!   Such a winner!

Wow.

I think this is pretty good news, they will do well there. I had previously heard a rumor that Alley Cat is going to close and hopefully that is not the case. I feel like the Flats overall needs some new life and someone who really cares about the area to manage and maintain it... it's all over the place right now.

It's a one dimensional district. Or at least perceived as one dimensional. Does anyone know...can you get breakfast there?

You need a dude bro district, that way they dont show up everywhere else.

Punchbowl, Alleycat, and Lindy’s all have brunch. Cocky’s is open every day at 7:30.

I wouldn’t be surprised if a couple others do as well.

I wouldn’t disagree with the perception of it as one note, but I can’t think of a more diverse entertainment district in Cleveland. Games and bowling at punchbowl, a variety of food options, a sports bar at ESPN, several different places for live music, rooftop bars at Glamper and Margaritaville. Country music, EDM, disco.

If Alleycat goes, it’s certainly a loss - but it’s been open for about a decade. Hard to say that wasn’t a success.

Cocky's Bagels is open from 7:30am all the way to 2am. The 27 Club (MGK cafe) opens at 7am and has a large menu as well. Google is free 😉

The mix of establishments is not bad at all, I think there is definitely (like everywhere else downtown) a maintenance and aesthetics issue. Developing the surface lot would be great for making it feel more connected.

I think the surface lot development is part of “phase 3” or Kenect, which Ken teased in an article earlier this year (towards the end) Link

Edit: I guess it’s not 2024 anymore! So that’s an article from last year

But the article is actually from January 2024. @KJP, any updates? I'm assuming not, else we probably would've heard something a year on...

Good catch! It’s still here on their Website, so hopefully that is a good sign

You mean 2021https://neo-trans.blog/2021/09/20/flats-east-bank-plans-reveal-84-million-project/

Yes, the project still has a pulse. It may grow taller but I don't know if it will move forward or not. If it does, I'll write about it.
