January 2, 201015 yr Oh, duh. Thanks! Can't wait to see the first phase of this finished (or started for that matter). But I shouldn't get my hopes up until I see some infrastructure being built.

January 4, 201015 yr Nothing new except some sad reminders and some pretty sketches.... http://www.cdfa.net/cdfa/cdfaweb.nsf/fbaad5956b2928b086256efa005c5f78/1076504cca054f5d862572f0006aa613/$FILE/Steve%20Strnisha%20-%20CDFA%20Flats%20AS%20May%202007.pdf I found the contrast between the 1980's picture and the desolate picture immediately following, chilling! Only 20 years too! The latter picture looks almost post-apocalyptic, as though some sort of virus that only affected revelers and late night party goers swept through.
January 4, 201015 yr ^HA! True... It actually looks much better now with nothing there, than in the ghost town looking photos. I wish some signage would be placed around the property to at least exude some intent of the project. Any latest renderings for the scaled down re-vision? The current Flats East website is almost as ghostly as the post Flats East photos.
January 5, 201015 yr Author Cleveland's Flats East Bank project takes step forward By JAY MILLER 2:42 pm, January 5, 2010 The beleaguered Flats East Bank mixed-use project has cleared another hurdle. A Cleveland-Cuyahoga County Port Authority committee recommended to the full board of directors a package of $34.8 million of largely tax-exempt bonds that would be used by developers The Wolstein Group and Fairmount Properties LLC to revive the planned, $278 million project along the east bank of the Cuyahoga River. The Port Authority financing will assist in the construction of an 18-story office building, a 150-room hotel, a parking garage, a small amount of retail space and a public park and riverfront promenade. Developer Adam Fishman of Fairmount Properties described this project as the first phase of the redevelopment of the east bank of the Flats. January 5, 201015 yr Did they downsize the office building a couple floors? I seem to remember it being 20 or 21 (that Cleveland barrier) stories. I have tried to picture this building in the existing skyline for a while now and can't quite figure out if it will enhance or take away from our skyline. I suppose it will depend on what angle you are looking at downtown from. From Edgewater and the shoreway, I think it will enhance the skyline much like the CSU tower does from the east. But from the lake, I think it will look disjointed, like the CSU tower does from the south.
January 5, 201015 yr ^^ Any new photos? I don't think so :( I think he's referring to the rendering that you see on www.flatseast.com
January 6, 201015 yr Mayday, didn't you create a picture with a view of the development from the main ave bridge some time back, I can't find it. (YES MTS, I used the search function)

But from the lake, I think it will look disjointed, like the CSU tower does from the south. I don't think this tower is going to change the skyline much if at all. Since it's being built in the flats it won't look that tall compared to other buildings. I bet if you drew a horizontal line from the top of this office building to key tower it would hit at about the tenth floor if not lower. It certainly won't look out of place like the CSU tower does. For reference, the Crittenden Court building is 17 stories and is built at about the same elevation as this building. Of course the office building will have higher ceilings, but this at least gives a point of reference.

January 10, 201015 yr Author Cool. It's nice to get a "little" bit of height around the edges of the CBD. This and the Courthouse Tower help in that regard. "In the souls of the people the grapes of wrath are filling and growing heavy, growing heavy for the vintage." -- John Steinbeck

Now that I've seen the above renderings, if they build it as shown, this structure will rise on West 9th between Main and Front -- nearer to the top of the hill. That would make the building look taller than if it was built at the bottom of Main and Front. Granted, West 9th between Front and Main is still lower than it is in much of the Warehouse District. But I had been assuming (and it sounds like you were, too, Hootenany?) that counting to 18 floors would start from the West 10th Street side. Does this also mean the demolition of the building on West 9th between Main and Front? January 10, 201015 yr I kind of like the simple design of the building. It blends more with the rest of the Warehouse District and makes it look more like an extention of downtown rather than a completely separate project. I actually hope the residential component is adjusted to have a similar design. The last proposal looked nice, but didn't really seem fit in with the surrounding area. I guess that had to do more with the way they reconfigured the streets through. Either way, I'm really looking forward to driving on the shoreway bridge once this gets going.
January 10, 201015 yr Looks fine to me, I kinda like it. I prefer pointy but I wouldn't call this boring. At least it has multiple textures. Can't wait to have stuff on both sides of that bridge coming into downtown.
January 11, 201015 yr Given the gloom and doom of the past two years--I think it looks great. Hopefully they'll get some steel in the air soon!
January 11, 201015 yr I know this is going to be built in the flats, but could this extend our downtown? Would sure be nice to expand our downtown. Putting this "simple" design down there close to the bridge with the hotel and other buildings close to it might give the feeling of a bigger downtown.
January 11, 201015 yr ^ I think this entire project will do wonders for expanding the downtown a little.
January 11, 201015 yr Wow they are going to build a beach with this project!! Is it going to be on the river?
January 11, 201015 yr Wow they are going to build a beach with this project!! Is it going to be on the river? If they're building a beach, it'll only be temporary until the other phases are built.
January 11, 201015 yr As far as expanding downtown is concerned, the East Bank project is relatively small when compared to the potential of the entire downtown lakefront being developed over the next 20 years. But I can agree that as far as the perception goes, it will seem like downtown is expanding (albeit on a small scale).

Putting this "simple" design down there close to the bridge with the hotel and other buildings close to it might give the feeling of a bigger downtown. A lot of ideas about "expanding/extending" downtown...and I am all for that, however, we're not fully making full use of what we already have that exists---so I tend to agree with earlier posts that described such a situation as a sort of possible cannibalizing 'sprawl' within the downtown. All the new stuff is great if you have people banging on doors to get in....but until then, let's try to be the best we can be with what we already have first, instead of banking on this 'if you build it they will come' gamble idea. Yes, it helps, but there needs to be balance, and such new atractions cannot outpace progress that is aimed at filling up existing voids already in existence. Again...its about balance. We cannot allow the same people who designd the suburban model to call all the panning shots downtown. Ok, now I know I will be labled a party pooper, but I am just being realistic and a but cautios at being wooed too much by all the glitzy and new, just because it may 'look great'
January 13, 201015 yr i like the renders, no its not flashy, but the building is clean and fresh. it will look good in that site. once it gets going this is definately going to kickstart interest in the rest of the ebf redevelopment!
January 13, 201015 yr This design is boring. As a mid rise, roof treatment can make a big difference. Look at 5/3 building on Superior or the "chisel" building on East 9th. The roof treatments change these from boring to something much better. I know it costs $ but on a building with a small floor plate can it really be that much. Also, it gives the skyline a more exotic appearance, less "Texas" or South East U.S.

I just hope the properly intergrate a/the WL station into the project.

It may appear bland but keep in mind the bigger picture and how it interacts with the sum of the pieces. Not all development needs to be "signature" or "eye opening". That is better left to Public Square.

It has a little white... thing? I'm not really sure what to call that.

For the roof, I was actually hoping that they might be able to add some height with an intriguing design and get around that DT cleveland 21 floor rule.
January 13, 201015 yr Wow, really exudes the muscle and braun of the Flats huh?.. What would you design and build?
January 13, 201015 yr I hadn't seen the first rendering with the white thingy on the roof. Gives it a Jestsons 1950's look. Now I kind of like it. Maybe two white thingys would be better?
January 14, 201015 yr I wonder, is that "white thingy" over a rooftop terrace? That'd be a nice little perk for E&Y.

January 14, 201015 yr I must say, the renderring is very "Un-Cleveland" as far as what we have seen built in the city center over the past 30 years. But I do welcome the design as it is very different to our current stock of highrise structures. It may be boxy, but at least is has some decent accents to it.
