Here is the list of confirmed tenants: New tenants will include Toby Keith’s I love This Bar & Grill, Ken Stewart’s, Lago, Flip Side and Dos Tequilas. I can see some holding out to see what is happening with phase two before they make a decision.

  • BTW, the reason why I was asking someone this morning about the status of Flats East Bank Phase 3B (the 12-story apartment building) is because Wolstein is getting involved in another big project. Whe

These are REALLY coming along!! I know I’ve said it before, but I just can’t get over how amazing the design, scale/density, boardwalk frontage, windows, multi-level outdoor spaces, etc. all are. Espe

Love the new rendering. But can't get past the BS of the 380k number. That's like 2 Browns games, 3 Indians games and 6 Cavs games all sold out and being held concurrently. Imagine the rush hour issues. Not to mention where do a sizable fraction of 380k people park? LOL.

^ Right. Seems they've abandoned the large window.

There's no way around it. They dropped the ball here. It looks like a brutalist concrete bunker circa 1970. The Flats/WH District are supposed to be pedestrian oriented.

I will say if the new website image is to be believed, I'll echo your sentiments that the frontage further up the hill on Main is much much better.

^ What large window?

^I had the same question.

You mean that window?  See Attached.

The fact that there is no window right there doesn't bother me as much as that weird concrete space between the building and the sidewalk.  I can't see what that is mean to be.

This picture from mrclifton88's June 11 2012 post shows that detail in reality

Looks like steps possibly. I dont mind the larger "setback" inorder to put the windows and rooms a little bit further away from the highway above, and for more natural light.

I love the first two shots posted on the 12th. I dislike the last one from the 15th -- mainly because of the "hole" in the foreground......

Yeah, that "hole" brings me nearly to tears every time I see or walk through it.

You mean that window?  See Attached.

Exactly. A best case scenario would be retail storefronts all along there. You have to think that sidewalk between WHD and FEB will get a great deal of pedestrian activity.

Plus, I can't pull it up on google, but if you look across Main St. at the lower level of the Terminal Apartments, they could also re- open up the brick for windows or maybe even storefronts.

I have the feeling that at night that's going to continue to be a foreboding stretch to walk down.  But it doesn't have to be. It could be a really cool little street like E. 4th, and not just a glorified driveway.

They probably want to be somewhat away from the street to bring in natural light and mainly because they dont want their windows and building right next to a highway. I like the distance because it does allow natural light to shine in during the day, instead of making it dark 24/7

Also there is no sidewalk on the side of the older building because it is all used for bridge supports.

I believe that's an excellent point for the higher floors. I don't mind the setbacks at all. But what it is now at ground floor - a windowless bunker - it neither lets in any light, nor is it good design from a sidewalk perspective.

Anyhow, I'm disappointed in the design because FEB continues an "anti-sidewalk" trend that started in the West Bank. At least in regard to the lower Main St. portion of the new building.  I'm more optimistic about the west face of the building.

I think this will be my last post on the subject. I just don't like it so far. I bike through downtown every day and most of it is dead space such as parking garages or windowless walls.  As a general rule I think every bit of sidewalk should be welcoming and safe, with "eyes on the street" especially in our premier entertainment areas.  For now I'll quit the negativity and wait until the place is actually finished.

The phantom window seems to be getting cut off by the hillside.  Easy to make in a rendering, but they probably realized this problem when it came time to actually build the thing.  I don't think a triangular window in the corner would have added much to the street life.

I think the grade of the hill is too much for retail.  If the street was flat, they probably would have done it.  The way the hill is, they'd have to make the stores on a stair-step design.  Probably not worth the hassle.

^Agree...I use to park in that lot years ago (where the e & w building in going) and it was a steep climb everyday (not to mention often icy going downhill in the winter).

That's a bit extreme it's still pedestrian oriented that hill is just too steep to try and put a storefront in. It's honestly not that hard to turn a corner and walk in the storefront, obstacles come up and this is one of them. If you think this is a brutalist styled "bunker" I'll take it over the ones we have now.

Clarifying: I like most of the building. To me it's this ground floor section looks like a bunker.

I think something as simple as painting that section or putting in a couple small trees or planters would solve that. I know one of the renderings had a lot of greenery...hopefully that comes through.  On my run this weekend, I noticed a large smoothed out section that would look good with a large apartment building on top.  Here's hoping some news comes soon on that.

Ok Understandable but there must have been nothing they could do about it...in the rendering I think they underestimated the steepness of the hill and realized it would be nearly impossible to build a storefront.

  • 2 weeks later...

August 1st FEB webcame update.

The facade is now visible from the Innerbelt Bridge.  Love the progress!!!

Also, the hotel is just starting to peak above the Main Ave bridge as you can see the steel beam on the top right of the hotel.

On this weeks Planning commission agenda:

CUY East Flats Bulkhead:  Presentation of bulkhead construction along the Cuyahoga River in accordance  with Codified Ordinance Sec. 573.13 regulating Harbors. This bulkhead replacement between Main Avenue and the  NS Railroad lift bridge is being managed by the Cleveland-Cuyahoga County Port  Authority to support construction of a new public boardwalk as part of the  Flats East Bank development.

Great to hear!!

From waterfront line. It's a pretty impressive view

I was down at Jacobs (Nautica) Pavilion for the 311 concert this past Sunday.  Here's a couple of pics of the E&Y building from the show.

A nice outdoor venue, with decent views of the city.  Just a little bit different angle of the building from down there.

Cladding is FINALLY going in the cut-out portion of the building today. They had one piece in at Noon and now are up to 3 of them.

How can you ID an urban geek? When he goes to a concert and takes pictures of a building under construction. ;-)

I don't know how long that pot of gold is gonna last at 85th and Madison.

Will any of the tenants be adding employees, or is it just moving in from other parts of downtown?

Hey now. Don't be knocking my old 'hood.

I love that picture with the crane and the rainbow but get really scared when I think about how it must have been taken.

From the webcam, they appear to be putting facade (the brick) on the lower western side face of the hotel. Yay!

these are from a quick walk around yesterday.

they were hard at work.

its all very impressive up close!

Also - I ran across this ancient post today -- sometimes it's nice when the pessimists have to eat their words.

It is comical... read the writing on the wall... Wolstein's project isn't real.  It was released for political reasons.
