  • BTW, the reason why I was asking someone this morning about the status of Flats East Bank Phase 3B (the 12-story apartment building) is because Wolstein is getting involved in another big project. Whe

These are REALLY coming along!! I know I’ve said it before, but I just can’t get over how amazing the design, scale/density, boardwalk frontage, windows, multi-level outdoor spaces, etc. all are. Espe

The new boardwalk across the river (West Bank) is now completed so it will compliment the East banks boardwalk:) Now there just needs to be a pedestrian bridge :)

Unless the West Bank boardwalk says to the East Bank boardwalk "Hey, you are looking good!"

Fairmount properties is looking for ways to finance a pedestrian bridge, but they want it to go from the East Bank to Wendy Park, not the area typically considered the West Bank.

  • 2 weeks later...

A few photos of the tower & hotel basking in the evening sun.  A view from Wendy Park.

OMG, look at the cool blue lighting on that hi-tech fabric cover thing at top! Didn't expect that. This is from the webcam; can't wait to see it in person.

Love the lighting! I cannot wait for the entire project to be finished. I must say I am pleasantly surprised at the development.

Is anyone clear on what is high-tech about this fabric? I've seen it mentioned but never explained.

Its a new composite of materials.

It's probably made of the same stuff as the "world class signage" from the Avenue District. ;-)

Is the whole top piece going to light up blue or just whats lite up in the pic?

I like the lighting!!!  :-D

I havent seen many renderings of this building at night.  I hope all of the top lights up like that.

Reserving judgment until the Ernst&Young signage is up

The roads are now being paved back toward phase two. I would have snapped pics but I was getting great time on my run...I'll go back another time :)

Thanks for the pics Clueless!!!  Love seeing the progress.

Hopefully with the roads extended down there closer to the river we'll be a step or two closer to some buildings being built there.

I wonder how close they are to removing the buck-hoist from the north side of the building.  Obviously need internal freight elevators functional for that to happen, but I'm sure they would like to get the building totally enclosed very soon.

We sure do have some good urban photographers here at UO. Nice work gentlemen!

Has any of the boardwalk structure started? I saw the project from Superior Viaduct and could not notice. The way the phase one project is depicted in the website, it looks like their is a long way to go to get the overall property to look like it.  I hope that is all completed as the structure is completed...and the immediate surrounds cleaned up, otherwise it won't call for a nice welcoming mat into the area.

Construction on the steel sheet pile bulkhead will begin in November/December and run through April.  Upon completion of the bulkhead, the boardwalk construction will begin.  The boardwalk should be completed by the end of summer.

I'll throw this out....anyone know if there are plans to bury the electrical along Front Street (both sides)?

Love this pic Clueless!!!  Nice to see a little bit of the progress west of the tracks.

Felix Baumgartner I tell ya... Felix Baumgartner. Lol

Excuse my ignorance on street building, but are those going to be real cement streets down there (as opposed to asphalt), or is that just a roadbed of some sort?

That last shot is one of my favorite routes to take visitors to Cleveland. It was even better when the Flats East Bank was rocking back in the 80s and 90s. But I hope it will be frequented by peds again soon.

Yes I know what you mean.

When I take Lakeside into the WHD and further into the Flats by going down Main Ave hill,  that covered street feel is very apparent. I notice that some people from out-of-town remark about it as something unique.

But if you look closely at the utility cutouts and sewer grates, it appears they are all set 1 inch above the concrete.  My guess is that most of this area will have a final surface layer of asphalt put on top of the concrete base - similar to what has been going on at ontario and carnegie.

I'm not wild about the top floor of the facade. Up close, it almost reminds me of aluminum siding. I think it's the horizontal nature of the panels that comprise it ... and the fact that they're individually smaller than I would have suspected.

Thanks! Hope you're right...I prefer asphalt.

Why?  So the road can become filled with potholes after 5 years of freeze/thaw?  One can safely assume they would be filled as they develop but it is not very attractive.

Asphalt over concrete seems to work out okay in NJ.

Yes it works out pretty much anywhere.  I am just saying the asphalt breaks down faster than just concrete.

E93 at the Clinic's main entrance is pavement over concrete. It has held up well for the most part, though after 4 years the concrete expansion joints radiate through the pavement. Still not a major deal with all things considered.

I prefer brick over concrete, thankyouverymuch.

I wouldnt be at all surprised if it was brick pavers going over the concrete.

Perfect location for it.

I guess for not-very-sophisticated reasons. I like the way the new jet black asphalt looks and it tends to stay a little cleaner looking at least for the first couple-few years. The smallest of stains show up on concrete.

Concrete definitely does last longer, although that can vary. I remember on the Euclid Corridor at the beginning of Midtown (about E. 30th to 55th), that particular concrete started to break apart and left rather large potholes only a year after the street re-opened. I believe RTA(?) said that the contractor used the wrong mixture.

Then they went ahead and filled these holes w/ the (black) asphalt which doesnt look so great.
