October 23, 201212 yr Does the beige coloring on the roundabouts mean that they will be brick? I see there is the same shading on one of the Front St crosswalk intersections (top right)...these newer crosswalks are generally brick. EDIT: Looks like there will be brick http://www.flatseast.com/image-gallery/index.htm
October 23, 201212 yr I am watching how this landscape pans out. If we are going to have to see this much vast emptiness until other possible phases can develop, I wish the open spaces were given as much attention to detail as the structures. Example, instead of empty lawn, we could have some areas boasting native Ohio wildflowers, grasses, shrubs.. and no, not the typical ones most landscaping companies try and push. Utilizing the natives offers an educational opportunity, can be less fuel dependent, is more suited for our climate as it evolved here, looks much prettier, and can serve as a testament to Cleveland's natural heritage. We may as well have something really beautiful to look at for a while than bland turf grass. This landscape looks like it will be very bland and suburban and chemically dependent, so you won't catch me rolling around in those post WW2 chemicals used by companies such as "Chem-(ICAL)-Lawn" where runoff leads right to the river. (thought we learned our lessons) Perhaps people at Flats East should consult with this company which goes all over to implement such landscapes into modern urban areas. http://www.prairienursery.com/store/native-wildflowers-c-64.html Oh, and that surface parking area will be tattered in litter within a year... butts, cans, etc.. and will not get cleaned adequately. Hope I am wrong, but doubt it.
October 23, 201212 yr ^EC you crack me up. I don't always agree with the way you get your point across, or how you often appear ignorant of different cultures. But your consistent on point message is the same no matter what the subject. But I will say this, if I could be mayor for one day I would appoint you in charge of all that is in need of maintenance and upkeep. I would give you the power to ticket or arrest those who have a blatant disregard for their own public and private space. And it would be a better world. But we live in reality where forces work against what should be common decency and respect. I suggest there might be some distant Scandinavian fishing village out there somewhere where you might feel more comfortable and more at home. Carry on. Back on topic.
October 23, 201212 yr We do, however, have nearby reminders of what can be. A 5-minute walk from here down Old River Rd is Settler's Landing Park, also on the east bank of the Flats. That waterfront public space is not something we want to emulate. Sorry..gotta say this... but it has become a total embarassment.
October 23, 201212 yr Overall, I'm impressed with this rendering...looks like an actual boardwalk, aforementioned brick pavers. I bet the boards will be synthetic, they last a bit longer. Hoping the bricks are quality. Cheapo brick pavers (ie surrounding Galleria) will look terrible in a couple years.

Hoping the bricks are quality. Cheapo brick pavers (ie surrounding Galleria) will look terrible in a couple years. Agreed on the pavers. But if there is only an inch between the concrete and the "line" of the curb as was mentioned then Im guessinng they will be the thin cheap ones. I hope not though... This deserves quality and authentic looking brick. I was surprised to see on a recent trip to Legacy village that they had used a very nice/authentic brick for their walkways.
October 23, 201212 yr Im almost certain it is more than 1". I'll try to get some confirmation of that. EDIT: did not know about a timeline for fixing up Settler's Landing Park. A year sounds good!
October 23, 201212 yr I find many applications of red brick pavers to be unbearably cheesy (Festival!) but I realize that's my own issue. For the life of me though, I really don't get the literal "boardwalk" here. If planks are cheaper (taking into account lifecycle) than hardscape I guess it makes sense, but the cultural ties to beaches and seasonal resort towns makes it seem pretty random to me. I personally would prefer something a little more formal, with more gravitas, more similar to the the promenades lining urban riverfronts in many major cities. I assume modern manufactured planks are durable enough to make this primarily an aesthetic critique... Another design element that could matter a lot for the boardwalk is the railing. Am eager to see what they choose for that.
October 24, 201212 yr In my post above (with the 2 renderings)...the roundabout at the bottom of the pic (in rendering #1) is essentially a new extension of Main Ave hill. Main Ave hill is a red brick street, sometimes that's hard to see under the bridge because it is so covered in dust (no rain to clean it). It seems only apprporiate that the new extension be brick. (Im guessing that the entire extension, and not just the roundabout, is brick because of the beige shading in the rendering)
October 24, 201212 yr ^good point about Main Ave. I forgot about that, and actually, I really dig Cleveland's old brick streets. I guess it all comes down to the paver quality like surf and willyboy said. jjames (or anyone else) is there more info about redoing Settlers Landing park out there? Is this part of the Canal Basin project?
October 24, 201212 yr The original part of Main that went down to Old River Rd was removed only about 7-8 months ago. That portion was also brick, split by a median with honey locust trees. For those old enough to remember the heydays of the Flats, the brick street went down to the building that was home to D'Poos(?) and then Hooters. In this pic from andrew's 2007 photo thread, one can see a lot of the bricked Main Ave. I really hope they saved these bricks when they removed them last spring and re-use them in the new roadbed. http://www.urbanohio.com/forum2/index.php/topic,15342.0.html#msg534700

Yet this is too high profile a project to just stuff asphalt in there, right?
October 24, 201212 yr Well if thats a granite curb (please say it is) it would tell me that they are doing things right and not skimping too much on the materials. So I have some hope here.
October 24, 201212 yr Unless there is some new-fangled lookalike for granite...my eyes interpreted this (and the ones over on Front Street) as real granite.
October 24, 201212 yr It looks like the bricks that were removed to place those new curbs were carefully taken out. So hopefully they could be put back in / replaced??
October 24, 201212 yr From the positioning of that curb, it looks to me that they are essentially keeping that side of the street from being pedestrian-oriented. I was hoping they could have found a way to widen it out, but I'm guessing that there wasn't enough space. I'm also guessing, then, that the north (other) side will carry all the pedestrian focus, which hopefully means that there will be some improvements up the hill to make crossing Main Ave underneath the bridge a lot easier/more inviting than it currently is. Some good lighting under that bridge (day and night) would do wonders, IMO.
October 24, 201212 yr ^The lighting opportunities under that Main Avenue Bridge are endless. I would love to see some color changing LED's illuminating the underside of the bridge while at the same time providing ambient light for pedestrians and cars. And, yes, those are granite curbs and they are saving the bricks. The bricks and new curbs are all stacked relatively neatly at the corner of Main and W9th.
October 24, 201212 yr From today, As Hootenany said... Whenever I see work like this being done, it's usually doesn't bode well for the pavers. Yet this is too high profile a project to just stuff asphalt in there, right? No. No asphalt...bricks right up to the edge. Here is a picture from near the top of Main Ave hill ,where more of the work is completed
October 24, 201212 yr No. No asphalt...bricks right up to the edge. Here is a picture from near the top of Main Ave hill ,where more of the work is completed Good stuff Clueless!!! Glad to see they're keeping the brick road surface!!!

October 25, 201212 yr Also today, the gorgeous weather facilitated a lot of street work (until sundown actually). Asphalt being poured in the roundabout. Lol I'm not interpreting this.

November 5, 201212 yr I heard something on the radio this morning that "Toby Keith's I Love This Bar & Grill" will open a location in Pittsburgh in 2013 or 2014. I went to the restaurant website and although they have several "Coming Soon" locations, they list neither Cleveland nor Pittsburgh. That got me thinking, and I couldn't quite figure out from the news releases from lat April—is this restaurant technically part of Phase I or II? Seems like some of the other restaurants announced then were actually in the office building/hotel complex, while the ILTB&G is a freestanding structure near where the Phase II condo/apt building will be. Any idea when this particular restaurant will break ground and be completed?
November 5, 201212 yr Any idea when this particular restaurant will break ground and be completed? Hopefully not until after the entire project has been redesigned, so that the restaurant can be part of something greater than a one-story outbuilding.

November 6, 201212 yr Does anyone know if any of the future phases will have high rise buildings in the plan?
November 6, 201212 yr Does anyone know if any of the future phases will have high rise buildings in the plan? A couple 7 story buildings seem to be the tallest.
November 6, 201212 yr Yes, at some point they might bother adding some apartments to a market of scorching hot demand. But first we shall have our mall parking lot. Nobody should be putting 1-story buildings downtown. Disgraceful foolishness. The buildings we tore down through eminent domain were taller than what is planned for the core of this development.
November 6, 201212 yr isnt the (phase three i think?) res bldg proposed for the nw corner a tower? The most current plan shows that lot as a "One story retail entertainment building"
November 6, 201212 yr Here is the best rendering I can find of the other building...there was a better one that I have seen, but I can't find it. The building is in the lower left corner.
November 6, 201212 yr Nobody should be putting 1-story buildings downtown. Disgraceful foolishness. The buildings we tore down through eminent domain were taller than what is planned for the core of this development. I see what you're saying. Though I'll give a pass to structures that are adjacent/close proximity to water. You want to be sensitive about casting those areas in shade.
November 6, 201212 yr Sorry. I tried attaching the photo, but it would not let me. Here is the website where I got the pic from. http://blog.cleveland.com/business/2008/05/fivestar_hotel_headed_to_flats.html
November 6, 201212 yr I for one can care less how tall a building is no matter where it is located. My bigger concern is how a building fits in with its surrounding and whether is quality architecture (not only the design but quality of the building componets).
November 6, 201212 yr Looking at that rendering again, that location is now going to be a "Program/Event Plaza" The one story retail entertainment building is north of that.
November 6, 201212 yr Program... Event... Plaza. Well, at least we don't have anything like that anywhere downtown.
November 7, 201212 yr Yes, at some point they might bother adding some apartments to a market of scorching hot demand. But first we shall have our mall parking lot. Nobody should be putting 1-story buildings downtown. Disgraceful foolishness. The buildings we tore down through eminent domain were taller than what is planned for the core of this development. A lot of the buildings that were torn down were 1 story.
November 7, 201212 yr I detour my normal drive over the Main Avenue Bridge about once a week and check out the progress at FEB. I was pleasantly surprised to find the new paved road opened this evening. As I rounded the corner to turn onto Old River, the sunset was magical....[/img]
November 7, 201212 yr This project really excites me. I think the Flats East Bank will be a game changer for Cleveland. Along with its close proximity to the MM/CC, Warehouse District, Casino and Up-and-Coming Euclid Avenue, Cleveland may become a favorite travel destination for many.
