I hate them and these ugly boxes especially.

Well yes, there is. I need you to operate out of buildings that are not architectural crap, and basically, to not operate at all. Please get stuffed(and the wine sucked).  Also congratulations on your oh-so-welcoming lack of landscaping.

These units can best be described as "charmfree".

I can speak on this development as I toured it. The whole place is a piece of sh!t. It isn't bougie - it's cheap. All the finishes feel like they're about ready to fall apart, the stairs are insanely steep and have 15-20 steps each flight. The balconies on the roof have terrible views and face cheap vinyl siding and the floorplans make no sense.

That isn’t a shock at all.

The existing home actually looks nice there. I'm surprised. Gunzelman does great work though - some of the easiest to read plans I've worked on.

Work Starting on Near East Side Community Center

Fencing is up around the former Martin Luther King Branch of the Columbus Metropolitan Library at 1600 E. Long St.

The building, which has been empty since the branch moved into a new, larger space two blocks down the street, will hold a new health-focused community center.

Ohio State University’s Wexner Medical Center is heading up the project – to be called the Healthy Community Center – and funding the renovation.

We didn’t get the Preston Pointe groundbreaking last year after all, but fencing is going up around the site today, so it should be soon!

Does that include the corner plot where Church's Chicken was too?  Because fencing is going up there today as well

I didn’t think it did, but it’d be great if that building is going down!

I was just through there about an hour ago, and they were putting fencing up around the Church's Chicken and the lots next to it.

(Maybe they'll tear the Church's down and use that lot for staging?)

This actually turned out to be a pretty nice looking little infill project.

“New apartments on the Near East Side will welcome residents in June.

The Savrielle features all one-bedrooms, in Woodland Park. The apartments stand where the East Side Dry Cleaners used to be located.

The 27-unit building is the first new build project Aaron McDaniel, of Blueprint Development Co., has done. After rehabbing homes and multifamily units across the Near East Side in Bronzeville and Olde Towne East, this is the developer's largest project to date.

CF Bank is the primary lender for the project and the Affordable Housing Trust is the secondary lender. McDaniel participated in the first round of the Emerging Developers Accelerator Program this past summer.”

Look at it on Google Earth! it is 4 floors tall and all concrete!-building and lot. The fourth floor gives access to a rooftop patio-which would be cool in the right context. SMH.

And it won't be the last either. I can see east side / OTE / King-Lincoln having a lot of similar infill with McMansions. Are these homes tax-abated as well?

Glad I wasn't the only one thinking it. That Linwood build is a monstrosity.

The house in the picture below it is also a little odd. I think it's windows on the second floor.

I honestly don’t mind it that much. It is a bit tall, but the more annoying thing to me is that they allowed a curb cut for a front garage. Why the hell was that needed?? It looks like it would have space behind it for a garage.

edit: I take it back, it looks really bad on maps

The front garage is such a suburban feature. But it's also bad that there are no windows on the side. It's like it was built to be a rowhouse and all the other ones connected to it were torn down.

I literally gasped when I saw it. And those homes next to it were in bad shape per google maps streetview with just a grassy lot between them.  They look to be nicely restored...and then this thing appears.  The Stairs! so heavy and massive. I wonder if they have a red carpet and rose petals to scatter when they enter or leave that way?

The worst thing about it is the overall shoddy design and construction

Initially the front stairs were even built incorrectly (too steep per code), and had to be torn out and redone. This is why the slope of the brick at the sides doesn't match the slope of the stairs themseleves. Altogether a complete horror show and I hope whoever built this retires or moves to Nashville so we don't get inflicted with any more of these

Oh, you know you want this Nashville lovin'!

Historic Henderson House to be Spared From Demolition

The center released a statement today saying that it is “committed to saving the house from demolition and will continue to work closely with the community on next steps.”

The news comes about four months after OSU presented a plan to the neighborhoodto build a new, 80-bed rehabilitation hospital where the building now stands.

“Ohio State heard us. They are with us at the table, and not just about this concern over the new hospital and the house,” said Julialynne Walker, JD, chair of the Near East Side advisory committee and chair of the Franklin Park Civic Association. “I’m encouraged by this process of building a partnership that will work on the mutually important matters for our community.”

It's not like OSU doesn't have like 700 parking lots on the East Side it can build on. It was a stupid move from the start.

Anyone want to combine money and and buy this so that it won’t have a curb cut? It’s located at 35 Parsons and is gutted on the inside with approved plans for renovation and a curb cut. Such a stupid idea for a street that is rapidly growing. Hopefully a developer buys it and demos the current building and proposes something worthy.

I think the curb cut might be necessary due to the eventual construction of Elijah Pierce Ave along 71. Of course, a better solution would be to replace this building as you said.

Columbus developer Metropolitan Holdings growing into other parts of Ohio, eyes end of year finish for Near East Side project

IMG_4458.jpeg.c6ac858c525efe213e25eeebca0092ce.jpeg

“The 122-unit Triumph will finish at the end of this year, McCabe said. There will be apartments held at 60%, 80% and 100% of the area median income.

Metropolitan Holdings also is building a three-story development with about 3,000 square feet of commercial space and 72 apartments at 795 E. Long St., called the Ogden.

The mixed-use development is scheduled to wrap up in the beginning of 2024.

Creole Kitchen will move into the ground floor retail next year. The restaurant is relocating to the Long Street building from Mt. Vernon Avenue.

McCabe said his hope is to get a local restaurant such as Creole Kitchen into the Triumph retail space, too.”

It’s 4 stories that isn’t unnecessarily tall. It’s a major corridor and back in the early days this type of height was probably all over E Main.

Who determines that 4 stories is unnecessary, anyway? In a housing shortage, if anything, 4 stories is unnecessarily short.
