April 16, 20241 yr Central Ohio nonprofit buys historic Near East Side building The Breathing Association plans to move to the building at 741 E. Broad St. in July. Jim Havens, principal at Havens Limited, bought the building for the nonprofit, and the organization is leasing it from him with the option to eventually buy it, CEO Lori Sontag said. Havens bought the Broad Street building for about $1 million. The Breathing Association is making some improvements to the inside of the building, built in 1942, which will cost another $500,000, Sontag said. Wellogy, a Dublin-based architect that specializes in healthcare design, is designing the modifications. Doesn't look like they are changing much, but it's nice to see this building saved and the little refresh will make it look great. Edited April 16, 20241 yr by VintageLife

April 21, 20241 yr Neighborhood House Building on Near East Side to be Sold A Near East Side building with a long history in the community will be changing hands soon. The Columbus Metropolitan Housing Authority has agreed to sell the longtime home of the Neighborhood House – a 52,000-square-foot building located at 1000 Atcheson St. – to a buyer that it says wants to renovate the structure. The CMHA Board approved a resolution in January authorizing the sale of the property for $1.5 million to Moses Realty, LLC. According to property records, that LLC is associated with Freweini Alemayoh, a local entrepreneur who owns Flavor 91 Bistro in Whitehall and took part in the Affordable Housing Trust’s Emerging Developers Accelerator Program. Alemayoh declined to comment or provide any information on future plans for the Neighborhood House property, saying that she and her partners are not yet ready to talk about the project. July 18, 2024Jul 18 New buyer to tear down Latitude Five25 "A massive problem property in Columbus just sold to global institutional buyers less than two years after tenants were forced out Christmas Day. Now, attorneys say Latitude Five25 will face the wrecking ball within the year under the new owners who plan to start over. Attorneys say Nuveen plans to demolish the towers and rebuild a new 400-unit complex. More than 200 units would be designated for lower-income housing. 170 units would be generational which means they'd be for tenants who live with their parents. Even before having possession of the towers, lawyers say Nuveen is already looking at the adjacent property, which belongs to Columbus City Schools. They say the property contains a vacant school building, which Nuveen would like to buy for phase two of their new development. July 26, 2024Jul 26 A lot of good info from the Dispatch on the planned tear down of Latitude Five25, aka Skyview Towers, aka Sawyer Towers, aka Bolivar Arms: Chicago firm plans to buy Latitude Five25, demolish troubled Near East Side towers Jim Weiker Columbus Dispatch The Latitude Five25 apartment towers are in contract to a company that plans to replace the troubled complex with an affordable housing complex with nearly 400 apartments with the potential to more than double that number. The plan calls for replacing the towers with one five-story central apartment building surrounded by six three-story "garden" apartment buildings. In total, the complex would include 393 apartments. The central building's 177 apartments would be targeted to seniors and to multi-generational families. Paths said it hopes to start demolishing the towers the first of the next year and start construction of the new buildings in the summer of 2026, with the goal of opening the new complex in 2028. The development firm said it decided against renovating the current towers for four reasons: their deteriorated condition; the extensive renovation cost, which was nearly as high as new construction ($222 a square foot vs. $225 a square foot for new); the quality of the new construction compared to old; and the broader market appeal of new construction compared to the existing units, which have irregular floorplans, small windows and low ceilings. https://www.dispatch.com/story/business/real-estate/2024/07/25/latitude-five25-towers-to-be-razed-by-chicago-investment-firm-nuveen/74540624007/ Edited July 26, 2024Jul 26 by CMHOhio

Seems like a massive upgrade to me. Going from ugly, outdated, unlivable apartments to a nice more modern community style development. Anytime I've been in an active development like this, there are always people out walking, spending time in the green space, outside grilling, kids running around playing etc etc. It's really nice to see. You don't get that in a massive monolith apartment building. Edited July 29, 2024Jul 29 by TIm

The only way I see it happen is if they get rid of the park in order to build enough residential to house the towers and the surrounding apartments.

August 20, 2024Aug 20 Stackable Building Coming Together on Near East Side A new apartment building that is currently under construction across the street from the East Market will be the first of its kind in the region. It is made of stackable housing modules – each of which has a nearly-finished interior, complete with appliances – that were built in a factory on Westerville Road. Local developer Brad DeHays, the founder of Connect Realty and of the company behind the factory, Connect Housing Blocks, said that the project is on track to be completed by November. “We are about half of the way complete on the north side and the exterior crews are already installing brick on the exterior,” he said, adding that more modules will be stacked to form the east and west wings of the building in September. But it should be… any time I’ve used it, it’s been stapled and then wrapped inside before windows and doors were installed. When used properly it does help create a barrier from the elements. It’s also not meant in anyway(at least not that I’m aware of) meant to have any thermal insulating properties. Not covering plywood creates more of an atmosphere for water, air, etc to enter a building.
