I love this development so much. It's going to be such a crowning achievement for the area and I really hope it shows that similar quality investments can be done. Hopefully we see more of this kind of building throughout the city.

Central Ohio nonprofit buys historic Near East Side building

 

The Breathing Association plans to move to the building at 741 E. Broad St. in July. Jim Havens, principal at Havens Limited, bought the building for the nonprofit, and the organization is leasing it from him with the option to eventually buy it, CEO Lori Sontag said.
 

Havens bought the Broad Street building for about $1 million. The Breathing Association is making some improvements to the inside of the building, built in 1942, which will cost another $500,000, Sontag said. Wellogy, a Dublin-based architect that specializes in healthcare design, is designing the modifications.

Doesn't look like they are changing much, but it's nice to see this building saved and the little refresh will make it look great.

Neighborhood House Building on Near East Side to be Sold

 

A Near East Side building with a long history in the community will be changing hands soon. The Columbus Metropolitan Housing Authority has agreed to sell the longtime home of the Neighborhood House – a 52,000-square-foot building located at 1000 Atcheson St. – to a buyer that it says wants to renovate the structure.

 

The CMHA Board approved a resolution in January authorizing the sale of the property for $1.5 million to Moses Realty, LLC. According to property records, that LLC is associated with Freweini Alemayoh, a local entrepreneur who owns Flavor 91 Bistro in Whitehall and took part in the Affordable Housing Trust’s Emerging Developers Accelerator Program.

 

Alemayoh declined to comment or provide any information on future plans for the Neighborhood House property, saying that she and her partners are not yet ready to talk about the project.

“Demolition got under way today on the Douglas Alternative Elementary School site in the Olde Towne East neighborhood.
 

The Columbus Board of Education voted in January of 2020 to sell the 3.9 acre Douglas site and Columbus City Council signed off on the plan to purchase it in July of the same year. Columbus Recreation and Parks purchased the property, as well as the 11 acre Stockbridge Elementary School site at 3350 S. Champion Ave., for the appraised value of $1.99M ($1,650,000, for Douglas and $340,000, for Stockbridge, as approved by the Columbus Board of Education in August of 2020).

 

The building was located at 51 S. Douglas Street and is slated to become the new Fran Ryan Center (formerly named the Broad Street Arts and Senior Creative Campus) for the city’s Recreation and Parks Department. It was former councilmember Fran Ryan’s dedication to the wellbeing of seniors in our community, various housing initiatives, and much more that earned her the designation.

 

Construction on the Fran Ryan Center is scheduled to begin in Spring/Summer of 2023 and plans to be completed by Fall of 2024.“

Healthy Community Center to Open This Week, Cafe This Summer

 

A ribbon cutting and community celebration are planned for this afternoon at 1600 E. Long St., the site of a new Near East Side gathering space and neighborhood resource called the Healthy Community Center. The building, which has been empty since the Martin Luther King Branch of the Columbus Metropolitan Library moved into a new, larger space two blocks down the street, was renovated by Ohio State University’s Wexner Medical Center.

 

Classes and events are already scheduled for many of the building’s spaces, including a teaching kitchen complete with cameras and screens to provide participants with a view of the stove top. Other areas include a large meeting room that can hold up to 120 people or be divided into two smaller spaces; a studio space with soft floors suitable for yoga, pilates, or senior exercise classes; and a fully built-out cafe space with indoor and outdoor seating.

Pretty decent density actually. Probably way easier to maintain this type of building also.

Seems like a massive upgrade to me. Going from ugly, outdated, unlivable apartments to a nice more modern community style development. Anytime I've been in an active development like this, there are always people out walking, spending time in the green space, outside grilling, kids running around playing etc etc. It's really nice to see. You don't get that in a massive monolith apartment building.

It's not the worst proposal, but I agree with you about rebuilding the street grid here.

I was all about agreeing with you about the grid until I looked at what they have to work with. Not really much of the original grid to work with unfortunately.

And that other one is the reason why I’m struggling to see it and now isn’t the time or place to tear those existing buildings down when they’re not a problem. 
 

The only way I see it happen is if they get rid of the park in order to build enough residential to house the towers and the surrounding apartments.

Stackable Building Coming Together on Near East Side

 

A new apartment building that is currently under construction across the street from the East Market will be the first of its kind in the region. It is made of stackable housing modules – each of which has a nearly-finished interior, complete with appliances – that were built in a factory on Westerville Road.

 

Local developer Brad DeHays, the founder of Connect Realty and of the company behind the factory, Connect Housing Blocks, said that the project is on track to be completed by November.

 

“We are about half of the way complete on the north side and the exterior crews are already installing brick on the exterior,” he said, adding that more modules will be stacked to form the east and west wings of the building in September.

It’s not bonded to the sheathing and therefore creates more opportunities for water to get in. It has 0 thermal properties and also takes additional time to install. All in all, it’s like wrapping a building in a Kroger bag.

But it should be… any time I’ve used it, it’s been stapled and then wrapped inside before windows and doors were installed. When used properly it does help create a barrier from the elements. It’s also not meant in anyway(at least not that I’m aware of) meant to have any thermal insulating properties. Not covering plywood creates more of an atmosphere for water, air, etc to enter a building.
