Columbus Theater Awarded Tax Credits for Renovation

 

Maroon Arts Group’s efforts to renovate the historic Pythian Temple and James Pythian Theater received a boost today with the announcement that the project will be receiving Ohio Historic Preservation Tax Credits.

 

The building, which is located at 867 Mount Vernon Ave. and was on the Columbus Landmarks “Most Endangered” list in 2021, was purchased by the organization in 2021.

 

During a tour of the space in October, leaders outlined a renovation plan that includes the 444-seat theater on the ground floor as well as space on the upper floors that will be built out to hold artist studios, meeting rooms and offices.

First Look: 476 Taylor Apartments

 

Work wrapped up earlier this year on a new three-story apartment building at 476 Taylor Ave. on the Near East Side.

 

Although the first tenants moved in over the summer, developer Aaron Kreais is making a new push to get the word out about the project after a name change.

 

The 48-unit complex, now called 476 Taylor Apartments, was originally called The Bronzeville, but Kreais and his partners found that they kept getting calls from Chicago residents who mistakenly thought it was located there. The new name leaves no doubt about the location or the unit type (because of the building’s design, some callers also thought that it held townhomes instead of apartments).

This could not have turned out worse. The streetscape is abysmal, and the vinyl siding and flat facades make so many spots look like awkard 80s additions. I WAS excited about this project, but all I am now is disappointed. image.png.1b6f13f4d1538e0c3103bab8c9895556.png

Shame we lost the entry porticos. Still, adding some landscaping (like shown in the rendering) would help a lot

This definitely does not match the renderings. I'm hoping the competed project will be somewhat better quality but it's looking like this is the final exterior facade. This whole time I thought the developer was using a light color brick.

I thought it was stucco - never in a million years would I have thought fiber cement. Looks like crap. Fiber cement is my new enemy.

Notice they also did away with most of the balconies. Also the windows are completely different. These two things can play a huge role in the look of the finished project. Really had high hopes for this project.

It looks like those will still be there. In the rending you can tell they are the little small fake balconies and in the third photo you can see there are balcony doors and what appears to be an attachment for the railing. 
 

It does appear they got rid of some of them though, which sucks. I will wait to judge it until it’s complete but it isn’t looking great.

I wonder if the Bronzeville sign also got axed. I hope not. 

Seems like it might be worth a 311 call were someone so inclined. Nothing wrong with holding developers feet to the fire if they promise something to the city and aren't delivering.

Not much update on the Diehl-Whittaker building but here's a few shots from I-71 and the back view. I love how prominent it is from the interstate!

This one surprised me! I was thinking all along this building was going to be torn down to make way for the connector street along I-71 parallel to Paraons Ave. Looks like renovation has started with 4 retail spaces available.

Not liking how this is turning out at all. Am I missing something or does not even a single part of it match the renderings? I know there's still a decent amount of construction to occur, but I just don't see any resemblance.

It doesn't seem to going in the right direction of what was presented and approved. Honestly, the developer should be held accountable.  I'm holding out until the finished project but unless they start adding better quality materials, the final project will look pretty cheaply done.

I don’t know if it would fit given the freeway construction but I’d love to see some townhomes on the lot to the south of this project to make the street walk look and feel complete.

Should have NEVER been cement panels. This was a stucco building...

I don’t see why they couldn’t add some sort of townhomes. If people are willing to live right next to 670 I’m sure people would buy it. Then they can push for the highway to be capped ha

That's great to see. Wish it was the rule rather than the exception in this city.

I’m trying to figure out why any of this crap is necessary.

Yes, unfortunately it will be going away and the feeder street will be built. So annoying the state is spending millions on this nonsense when it could be going to light rail/streetcar. ODOT might have made some changes but here's the final look.

In other OTE news, part of me always wanted this building next to Awol bar to be demolished for redevelopment but it's currently being rehabbed into new apartments.  It's now painted a dark grey. Maybe with it being a little older, rent will be a bit lower than market rate which would be a huge plus for the area!

Agreed! The Long street bridge is done very nicely! I wish all of them could either be done like that or the main corridors like Broad, 4th, and High have building caps like the one in the Short North one 670. 

I'd be happy with caps and just green space on top. Anything to knit back together what that chasm of a freeway has torn apart.
