Yes, unfortunately it will be going away and the feeder street will be built. So annoying the state is spending millions on this nonsense when it could be going to light rail/streetcar. ODOT might have made some changes but here's the final look.

Secondly, I don't understand why they built a new ramp from Broad St to 71 S and then put barriers up, is this supposed to be a temporary entrance once construction happens on the Oak St and Town St bridges?

That's a stub to connect to the extension of Lester once the Town and Oak bridge portion of the project begins. Same time as the weird Parsons improvements.

It's really disappointing because, although the freeway's annoying, it doesn't create a huge barrier for pedestrians using the Oak Street Bridge between OTE/Parsons and Downtown. Now, there's gonna be a new loud high speed intersection to cross with 3 new lanes of pavement... It's disappointing because I think the neighborhood around Topiary Park has a ton of redevelopment potential due to its walkability to Parsons/OTE, but this is gonna really emphasize the physical divide that keeps that area from really taking off like OTE has

 

I also just lament the idea of putting a big road behind this otherwise quaint walkable corridor (Parsons), but if they successfully save the vacant building at Parsons & Franklin in the process, I guess I cant complain too much 

 

Proposals for Pilgrim School, Other Sites to be Reviewed

 

Late last year, developers submitted proposals for several key Near East Side sites to PACT, the neighborhood organization that controls the parcels. The plans call for building a variety of different housing types along the Taylor Avenue corridor, as well as renovating historic structures that have been empty for decades.

 

Three developers submitted plans for the largest of the sites – the former Pilgrim Elementary School and grounds at 440 Taylor Ave. – and two submitted plans for the former Lemmon Pharmacy building at 1533-1537 Mount Vernon Ave. Others pitched ideas for scattered sites on Taylor and Maryland avenues.

 

A decision on which developer or developers are selected to implement their plans is due in March, but before that happens, PACT is reaching out to the community for more feedback. Community members are invited to an open house on March 10 at the African and African American Community Extension Center to learn more about the different proposals, and the materials will remain on display at the center all week.

I think homeport has the best design overall for this project. It seems to be the one that hides parking the best and the units look better. 
 

I like Morning Enterprises idea for the pharmacy building and seems like that would be a great adaptive use for it.

IDK what they're thinking, adding 3 more lanes next to a freeway in each direction will create a further divide of the neighborhoods.

As much as people advocate for better public transportation in Columbus, the state has one thing on their mind when it comes to getting around.  CARS! 

To be fair, 1 lane, or 3 lanes, or 5 lanes, for the access road isn't going to make any difference in the separation of communities when you've got an uncapped glorified bridge over 12 lanes of highway traffic. 

 

There are so many wasted dreams with this project that could have been positively transformational on multiple levels. [Pun intended].

I shot this photo yesterday. A little bit of prgress on the exterior but, from what I'm seeing, it looks like we're not going to get the large clock on the right hand top of the building. Another cost saving element that made this building more unique.

This is disappointing as well. I'm really going to struggle finding development partners in this town at the rate everyone cuts costs.

$370M redevelopment of 1,300 Columbus apartments receives county, city support

 

An out-of-state impact investment fund plans the single largest affordable housing development in Columbus and Franklin County history, with nearly 1,300 units across three sites.

 

Nuveen Real Estate Ltd. would tear down and replace the vacant twin towers most recently known as Latitude Five25 on the Near East Side, according to public documents, rehabilitate a Hilltop complex and build on vacant land on the far west side of Columbus.

 

Franklin County Commissioners have approved $25 million in grants and a $12.5 million loan toward the $370 million total project. The city anticipates a $25 million commitment, according to a spokeswoman, and the developer is seeking an equal amount of state support.

That whole are around those towers is a massive waste of land. Glad to see they're coming down, but I have no doubt that what's going to replace them isn't going to be any better in terms of using the space responsibly. 1300 units would be decent if it replaced the footprint of the towers themselves, but unimpressive for 3 different sites. I also don't think this area needs to continue being solely concentrated low-income housing. We need this type of housing, and much more of it, but this isn't the 1960s. We have better ways to integrate low-income housing into neighborhood development. Low-income residents deserve to live in better neighborhoods too

I don't think the street grid there is even salvageable unless they completely demolish everything and start over. They screwed it up permanently during highway construction/urban renewel back in the 1960s.

It would be nice to see several larger buildings to house more families. 8-10 stories tall, etc..

Hopefully some of the street grid can be fixed. I have a feeling it will be one way in/one way out type of deal with a surface lot surrounding it.

It's a primer but overall this is very disappointing. It's like telling everyone you're giving them a bamboo cutting board and you end up handing them a piece of bent cardboard.

I’m gonna hold out final judgement until it is completed. It is already building up layers that compare to the renders. The negative is most likely losing the clock

New Shop Will Bring Groceries and Art to Mt. Vernon Avenue

Entrepreneur Azubuike Akunne wants to help chip away at that issue with an innovative new concept dubbed ‘Aveneu’.


“The business will be half grocery, half gallery — or a ‘grocery gallery’ as my fiancé is calling it,” stated Akunne. “Some people might ask ‘why not just a full grocery’ — but grocery margins are very low, so I started thinking of other ways that the business could sustain itself, and art can help with that.”

 

The new store is slated to open this summer at 1017 Mt. Vernon Avenue — formerly home to Phillip’s Pharmacy — which Akunne’s father ran for the past several decades, up until his passing in 2024. The full ownership of the building at 1017-1021 Mt. Vernon Avenue is allowing Akunne some unique opportunities for future expansion with additional ground floor retail space and housing units on the upper floors.


“I want to start setting the trend for what this street can become,” stated Akunne. “I live two doors down, and every Saturday, I go get my bread, and it’s so cool to see so many people coming from all over Columbus to stop in there.”

This area has some good old buildings and hopefully there is a continued push for new businesses. There are a lot of empty spaces that could also fill in to make it even better. Then in the future maybe even the north side could be redeveloped to make it more of a dense retail corridor, like it used to be. 

Clock is a go on the building. Heard it from the horse's mouth - they went through great trouble hunting down a company to make the faces spec'd to David's design.

I've always loved this building and all the grand dame buildings along East Broad St. It's a shame this one can't seem to find the right developer/market to bring it back to the jewel it's supposed to be. Maybe, hopefully, this time.

$2M in envelope repairs and the owners still think it's worth something... not my fault you can't manage your portfolio or pay your taxes

FYI for those who don't know this is easily a $30M project...

I wonder how it looks inside now as compared to the urban explorer photos from 10-20 years ago.

I've made some calls. Guys, this is the current owner selling this. They're behind on property taxes. I have these plans, will post. This would never get approved and is not even financially feasible.

I have spent the last three months accruing the capital and due diligence to purchase and renovate the property. I have everything from every previous owner. I have spoken to previous development partners. I have completed our own internal designs for the property. I tried to stop the auction a week ago to no avail. We have been preparing to bid but it appears something very illegal may be going on with that property which has given us pause. I've got everything you could ever want to know about that building. I will say more if I can post auction as I am still receiving offers to partner with other bidders as I have figured this whole thing out and gotten it to pencil at 21% IRR.

Yes. I've been in love with it since I started working in OTE years ago. I've got floorplans, numbers, quotes, designs, everything for it. Here's a "teaser" of what we're doing
