Back in February I had tried to pencil the deal as a 95 room Marriott Tribute Hotel with a different partner. It was going to be very similar to Junto but higher end.

I love it. Hopefully you can make something happen with the building. I’ve always loved it and hated seeing it sit vacant.

The problem is everyone that's tried to do it recently has no idea what they're doing. I just got off the phone with a potential bidder trying to do condos. The historic tax credits won't let you do that, and trust me, you need every bit of that $7.5M to get this done.

Walked the building today with my GC. Oh man the things I saw... gotta keep my lips sealed for now but I am optimistic...

Slowly making progress. They have started to install brickwork on the lower half of the building, also the black metal balcony railings are getting installed. I'm anxious to see the final product!

Historic Broadwin building on Near East Side sold at auction

The Broadwin, the historic Near East Side building at 1312 E. Broad St., has sold at auction.

The winning bid appeared to be $1.025 million.

The sale closed at 11:13 a.m. Wednesday, after an online auction on TenX began Monday. Bidding opened at $325,000 and the reserve appeared to be met after the building ticked over the $1 million price point.

The top bidder was not announced on the site, but eventually will be recorded on the Franklin County Auditor's website.

I showed those plans to SHPO. They'll never get approved. It MAY be the plan set from 2021 I never saw - they made one last run at it that year with a different architect. However, if you can't afford your property taxes, there's no way you can make that development work. If there is, by chance, a real buyer - I will approach and make an attempt to partner.

Company Plans New Development, Renovation of Historic Buildings on East Main

Equity spent about half a million dollars to put a new roof on the building and to secure it, but CEO Steve Wathen said he hopes to begin a more extensive renovation next year that will enable it to be used as a venue for events and concerts. Equity will partner with Westerville-based BTTS Events on the project.

Here are the other main elements of the company’s vision for the neighborhood, which spans an area of several blocks:

  • Renovation of the former rectory building, which was built in the 1840s as the original farmhouse in the area and is located next door to the church. A 1905 addition to the building added space to house additional priests, many of whom served as teachers at Holy Rosary School. Storied Stays will work with Equity on the renovation, with the goal of turning the building into a “small Airbnb hotel,” Wathen said.

  • A partnership with Woda Cooper Companies to renovate the former Holy Rosary School building at 498 Berkeley Rd. It will be an affordable housing development utilizing Low-Income Housing Tax Credits.

  • Two new mixed-use buildings, featuring retail or commercial on the first floor and apartments above. Wathen said that the height and design details of the buildings are still being worked out, as is the exact footprint of the development – the company is still in the process of assembling land.

  • Renovation of the McClure-Nesbitt Motor Company building at 1505 E. Main St. (near Kelton Avenue) for restaurant, retail and office use. Equity was awarded state historic preservation tax credits for the project in 2023.

I’m super excited that this building is being saved. I drive by it sometimes and am always sad to see it falling apart. Glad there are a few companies that are willing to restore buildings.

Admittedly, not my area, but if you bid $2.2M which would have made you the highest bid, how would you not have won the auction and thus the building? Isnt an auction binding, usually they require proof of funding before you can even bid above certain levels so they know bidders are serious. Genuinely, don't understand.

It was an inside job. Just spoke with a county treasurer I know. They set up another LLC to buy it off themselves. If they didn't do this auction it would have gone to tax auction instead which they have no control over. They can manipulate the reserve/bid and know exactly what to put in to get it at this point. If they lost it it would've been a $9M loss. I'm frustrated but may swallow my pride and offer to work together if they'd actually cooperate - my plan worked and it worked well.

There's next to no demand in this area it seems - absorption in OTE is very slow. Will be interesting to see how Trolley Barn does coming online with another 60+ apartment units in the works on Oak alone, not counting the number of townhomes/condos for sale or in the permit process. Trying to get a 13-unit development to work but everyone's taking massive losses and still can't sell...

I mean, most of the new builds in that area are over $500,000, and over 2,000 sqft, idk who is going to buy that. They should have been building smaller units that are more appealing for the majority of people.

Yeah, I was going to say...I don't think it's a demand issue, I think it's a price issue. Anywhere in Columbus will grow, even boom, if the price-point is correct.

The demand is oddly there - downtown is just slow to sell/lease as a whole. It's part of the reason so little new projects have started.

Work Starts on First of 27 New Scattered-Site Homes

A groundbreaking ceremony was held earlier this week on the Near East Side. A new single family home is being built on the empty lot at 90 N. Ohio Ave., the first of 27 scattered-site houses planned for this and several other Central Ohio neighborhoods.

Local firm Flores Development will be building the homes, which will each be about 1,600 square feet in size and feature four bedrooms and three-and-a-half bathrooms.

“As a local, minority- and woman-owned business, we’re proud to be part of a solution that supports growth while keeping community at the heart of development.” said Jenny Flores, Co-Owner of Flores Development, in a statement.
