TL;DR - A full park cap of the East Innerbelt (Spring to Main) may cost ~$350 million, ~$600 million including the South  Innerbelt, based off of similar projects costs. The smallest segment of the east trench from Broad to Oak streets could be capped with a park for ~$40 million. 

 


Columbus usually isn't short on ideas. To keep it short, Columbus has come up with great ideas for many many years. Sometimes no brainers while paying consultants millions. Columbus lacks the ability to implement and see them through.

Yes. Too many idea people and not enough executors. If they do get executors they get frustrated and leave for other cities. Too much apathy and thinking things are "fine" since we keep growing because of jobs.

Plan to Demo Olde Towne East School for New Senior Center Moving Forward

 

A plan to demolish the former Douglas Alternative Elementary School in Olde Towne East is moving forward. The 1970s-era building, located on a four-acre parcel just south of East Broad Street, was purchased by the city of Columbus in 2020.

 

In its place, a new facility will be built – to be called the Broad Street Arts and Senior Campus – which will provide space for a variety of Columbus Recreation and Parks Department programming, including the Golden Hobby Shop and activities once run out of the Martin Janis Senior Center.

 

A rendering of the new building has been posted to the project website, and a public meeting to discuss details of the design is scheduled for August 18. A timeline on the website states that construction could start in the spring or summer of next year, with a planned opening of the new campus in the fall of 2024.

“A nonprofit community development organization could build 50 residential units on the east side of Columbus, pending state tax credits. 

 

Columbus City Council on Monday approved rezoning and parking variances for the project, slated for 1540 E. Main St. The nonprofit Finance Fund plans to apply for a tax credit from the Ohio Housing Finance Agency to help make the project happen. The application is due in February and OHFA usually awards the credit in May.

 

Twenty percent of the units will be at or below 30% of the area median income. Average rents for the building will be under 60% of the area median income. Boulton said there will be 17 one-bedroom and one-bathroom units, 24 two-bedroom and one-bathroom and nine three-bedroom and 1.5-bathroom units. 
 

One of the buildings would have about 1,500 square feet of commercial space for office or restaurant use, according to city documents.”

Just drove by the site this morning and saw some SME Construction trucks there with what looks to (my untrained eye) to be surveying equipment.  So it looks like we may start seeing some movement on this site in the coming weeks.  

I know this isn't a THRILLING update, but good to see things are beginning to move.

OSU working with for-profit company to build new hospital in Columbus

 

“Ohio State University's Wexner Medical Center will build a new 80-bed rehabilitation hospital on the east side of Columbus. 

 

The facility, which will eventually replace OSU’s existing Dodd Rehabilitation Hospital, will be built in partnership with for-profit healthcare company Kindred Rehabilitation Services, a division of LifePoint Health, the medical center announced Friday.

 

The 86,000-square-foot adult inpatient hospital will be near OSU East Hospital, adjacent to the medical center’s Outpatient Care East, on Taylor Avenue. OSU trustees approved a ground lease for the 2.3-acre site this week.

 

The facility doesn’t have a cost estimate yet, according to OSU officials, or a construction timeline, beyond an expected opening date of 2025.“

I wonder if OSU replaces the tower at East when main campus is complete? The whole place needs updating.

The new Dodd replacement is near Taylor and Leonard just south of 670, not on the OSU East hospital campus. I do remember reading somewhere that the OSU East tower will be replaced but no timeline was given.

I know they built a new surgery suite a couple years back. I’m sure the rest of the campus renovations are still years away. I hope whenever they do decide to tear the tower down, it’s replaced with something that’s just as iconic. 

Three story, 25 unit urban infill Almond Avenue Flats project on E Gay in KLB neighborhood. Posting it since I don’t recall ever reading about it, and I happened to come across it today.

Good finds! They both sound like nice little infill projects. Looks like the St Clair project is being developed by National Church, so I’m assuming senior living for this one.

Next month or two if things go well. However, I will preface development is a nightmare behind the scenes and there's been many delays on this one. I'm starting to learn why things disappear and resurface after years. Financing, permits, arrangements with professional services, etc all delay a project and cause unwanted chaos. I am also aware of smaller developments going up - one I have been pulled onto currently. I will post that one soon when I get better pictures of it and completed interior renderings!

Oh yeah, development seems like a crazy game of chance most of the time. Is it a local company that has many projects?

Can't really give any details. I will say it's going to be a catalyst for the area - a lot of it from what I've heard is covered in unannounced development projects. Huge stuff. Keep a close eye on Old Towne East because from what I'm hearing it's going to transform in the next ten years. I'm going to try to get some better pictures of Oak and 18th when I get them as well! I've just got to be careful with how much I say - I don't want to leak anything out with too many details. These are big money projects and I like to stay in the developers' good graces.

OTE and the rest of the Near East Side has been seeing a bit of a renaissance the past several years. Can’t wait for whatever this might be!

OTE is already my favorite Cbus neighborhood, particularly the intersection of Oak and 18th. I can wait to see what's in store!

Selling it that hard, it better be more than a single 4-5 story building on Broad.

Honestly, how much bigger could a project in this area be?  I guess we'll see.  I'm not holding my breath, though.

To be fair, saying "insert area of Columbus is going to transform in the next 10 years" is a VERY safe bet right now! Can't wait to hear whatever secrets you're keeping!

Along Broad you could easily go 10-15 stories. There are already buildings of that size along Broad so it wouldn't be too out of place.

Broad and Main are about the only two areas in OTE that immediately come to mind with enough available land to support “huge” development. Without requiring a ton of demo, anyway. Would love to see something get done with this large lot:

This is also the area that has a homeless camp, that the city is taking down. The city owns part of the lot. It would be great if the city and nationwide combined and created a 12 story building to help house the people being removed. 

While we wait, on the NEAC’s agenda today, a handful of infill applications. Interestingly, Turner Construction is also filing a request to continue to use the NCH lot I mentioned above as temporary parking. 

 

1. This project first proposed in 2019 has been reworked a bit. It’s down to three townhomes, each with a two car garage. If approved, it will replace what is currently a surface parking lot that serves the existing 15-unit building fronting Sherman.

Just saying, any single project is not going to be "transformative".  The way it's being described, it sounds like a huge complex of buildings, but that doesn't seem realistic given the space available, and I am not keen on the idea of mass demolition.

Think of my wording of transformative in the sense of it as a catalyst and inspiration for other properties in the area. Note that it is not the property I am working on above.

I was agreeing with you that I hope he isn't overselling it.  I can't imagine anything being that big in that area.

I hope the landscaping is good. That can make a huge difference. It can really soften things and tie the building to the ground somewhat and is generally well received by neighbors.

Right.  A Windmill Palm Tree. Hardy to zone 7b at best. In Columbus-zone 6a at best.

I told them that NEAC should have a list of approved trees to put in. It is to my understanding they are requiring at least two on the development. I'm making this aware to the developer - I was a bit surprised they would let this slide but the more I thought about it the more I realized they probably have thought stuff like this out if they're specifying where trees need to go and how many. I come from a town with little to no planning - hence why I didn't realize this sooner.

I am sure it will be decent landscaping. I was just being snarky and was tired. I am glad to see all of this infill and appreciate any information you have added regarding upcoming projects.

A couple sites to keep an eye on for potential upcoming groundbreakings:

 

Construction trailer has recently shown up on site where “The Ethan” will rise in South of Main (former Save-A-Lot site).

And some digging equipment has shown up where the Trolley District apartments will rise on Oak St in OTE.
