But went to Requiem at the Rock of Faith church on Main over the weekend and got some insight in to the development being done on the site with Equity. Apparently the church is working with Equity to do a bunch of development in the area and they have a pretty high level outline on their website (https://rofcdc.org/phase-one/). It seems like a lot of this is just ideal notions and big strategic plans (especially everything phase 2 and beyond), but at least it gives some concrete ideas for the near future as to their plans for the site. The plans sound good especially preserving the good existing church and historic residence. The pantry, medical clinic, school, etc. all sound good as well as the public art. Let's hope it plays out.

A month or so ago I remember reading someone posting on Reddit about this site being redeveloped and complaining about it, but I couldn’t find any more information on the project. Sounds like some good ideas, and I’m glad to see a group working toward revitalizing that stretch of Main. So much of it’s vacant, there’s plenty of opportunity to do some good neighborhood building.
October 24, 20222 yr Apparently the ceremonial groundbreaking for the new E Broad community center—now known as the Fran Ryan Center—was held last week. I went by today, however, and official work/demolition has yet to start. So far, just the pile of dirt for the photo op 😆

November 15, 20222 yr Six-Story Building Proposed for Olde Towne East A six-story building has been proposed for a centrally-located parking lot in Olde Towne East. The project, from local developer RiverWest Partners, calls for a 51-unit mixed-use development at the southeast corner of Parsons Avenue and East Capital Street. The proposed building would only occupy the northern half of the existing parking lot, which takes up an entire block of Parsons and provides parking for the Engine House No. 12 building next door, home to Gemüt Biergarten. Brian Suiter, Principal at RiverWest, said that the company originally hoped to partner with the owners of that building to redevelop the entire parking lot, but they were unable to work out the terms of the deal. “We went through a bunch of iterations, and designs of the building and what it could be, but just couldn’t come to terms with a partnership at the end of the day,” he said. “We think it’s still an important corner, and the city’s intent is to have density in that area…so we’re excited about it, but it’s obviously a project that’s smaller than we initially anticipated building.” The new proposal will be presented to the planning committee of the Near East Area Commission on November 17. That’ll be the first official review of the project by a neighborhood group, although Suiter said that his team has been reaching out to residents and other stakeholders to get early feedback on the plan. In addition to the residential component, about 3,000 square feet of ground floor commercial space is planned. The apartments would be primarily market rate, with a small percentage of more affordable units to meet the city’s tax abatement eligibility requirements. December 29, 20222 yr The towers and surrounding area really need the city and developers to come and and redo it all. In the interest of building up the whole area and potentially preserving the towers, the lower density around (along the highway) needs to be redeveloped. There needs to be a mixed income plan with a goal of no fewer lower income units than are currently present as well as bumping up the number of units significantly with varying increments to market rate. Subsidized commercial rent for essential retail, health services, etc. But that's all a bit utopian. My fear is that another slum lord buys it and we continue this cycle until the towers are irredeemable and sit vacant forever or get torn down. And that's alot of housing to lose. The opposite being that someone buys it and flips it to market rate or luxury and it's alot of affordable housing to lose. Edited December 29, 20222 yr by DTCL11

You’re not wrong, a mix of everything will still look good and be better than all the emptiness. The front of this does look incredibly boring and it looks like it will be a single entrance in the front with step access, so pretty boring and not what should be on a main road.

If this is done well, it won’t look bad, but I have a feeling it will look like the building at High and Weber in clintonville, boring and uninviting.

One of the things I like about the Short North is the varied architecture, uses, heights, colors, etc. You have a three story, old brick building next to a ten story, concrete prefab tower. To be clear, I don’t think this stretch of Main will be able to support the height that the SN has (at least not during my lifetime), but I do want to see as much preservation as possible of what’s left of the historic architecture, and then a variety of materials, heights and uses for all of the vacant areas.

I really like that OTE and environs are growing via these smaller projects that each seem to have a unique character. I think it'll lend itself to cresting a more dynamic, interesting-looking neighborhood. As the residential population increases, hoping we can see similar commercial expansion along the main corridors in the area.
