The project is being developed by NK Development Partners, a group made up of two locally-based firms – Kreais Companies and Nascent Group Holdings – along with RDC Design + Build, out of Pittsburgh. The partnership came together to respond to a Request for Proposals to develop the site that was put out by Partners Achieving Community Transformation (PACT).

 

Half of the apartments in the development will be affordable for those making between 80 and 100 percent of the area median income, according to Trey Addison, Co-Founder of Nascent Group Holdings.
 

One change to the design was dictated by a request from the city of Columbus, he added – the facade of the building was altered to make room for a shared use path that the city plans to eventually construct along Taylor Avenue.“

This is great, but I still liked the original plan more. More housing is always good and love seeing infill.

Good that there is going to be some affordability planned for this in an area that really needs to maintain affordable housing.

Haven't seen this posted on this forum, so don't know if people already know this or not.  But went to Requiem at the Rock of Faith church on Main over the weekend and got some insight in to the development being done on the site with Equity.  Apparently the church is working with Equity to do a bunch of development in the area and they have a pretty high level outline on their website (https://rofcdc.org/phase-one/).  It seems like a lot of this is just ideal notions and big strategic plans (especially everything phase 2 and beyond), but at least it gives some concrete ideas for the near future as to their plans for the site.

The plans sound good especially preserving the good existing church and historic residence. The pantry, medical clinic, school, etc. all sound good as well as the public art.

 

Let's hope it plays out.

A month or so ago I remember reading someone posting on Reddit about this site being redeveloped and complaining about it, but I couldn’t find any more information on the project. 
 

Sounds like some good ideas, and I’m glad to see a group working toward revitalizing that stretch of Main. So much of it’s vacant, there’s plenty of opportunity to do some good neighborhood building. 

Apparently the ceremonial groundbreaking for the new E Broad community center—now known as the Fran Ryan Center—was held last week. I went by today, however, and official work/demolition has yet to start. So far, just the pile of dirt for the photo op 😆

I can’t find anything else on it yet, but this looks like it could be promising. I believe it’s the parking lot across from AWOL on Parsons. Looks like RiverWest is behind it.

That would be incredible to get the large parking lot developed. It would really do wonders to further tying together that area of OTE. I hate to bring it up, but I don't see anything about parking in the submission. The building would have 51 units so I wonder if the plan is to keep some of the surface lot for the new structure?

I’m going to guess it’ll be a covered first floor parking situation. But I have no clue.
 

I hope this will lead to the old Dragon One space being redeveloped soon too. 
 

^Scratch that. Unfortunately, it looks like it preserves a significant amount of surface parking. @jonoh81posted last month about the Garfield Ave part of the development. The engineering comments then stated that the mixed use building would be six stories.

Honestly 6 stories right there is great, and yes hopefully in the future that lot can be replaced. I’m okay with that, it will help break up the look instead of one giant building with no difference in facade.

I wasn't talking about the actual building, just the waste of space on the rest of the site.

I freaking love The Morgan. I’d like to see an iteration of those same builds in every neighborhood.

I think I say this after every @NorthShore647 photo update, but I absolutely freakin' love OTE and the development currently happening in the neighborhood. If/when I move back to Columbus, that's the first place I'll look.

Six-Story Building Proposed for Olde Towne East

A six-story building has been proposed for a centrally-located parking lot in Olde Towne East. The project, from local developer RiverWest Partners, calls for a 51-unit mixed-use development at the southeast corner of Parsons Avenue and East Capital Street.

The proposed building would only occupy the northern half of the existing parking lot, which takes up an entire block of Parsons and provides parking for the Engine House No. 12 building next door, home to Gemüt Biergarten. 

Brian Suiter, Principal at RiverWest, said that the company originally hoped to partner with the owners of that building to redevelop the entire parking lot, but they were unable to work out the terms of the deal.

“We went through a bunch of iterations, and designs of the building and what it could be, but just couldn’t come to terms with a partnership at the end of the day,” he said. “We think it’s still an important corner, and the city’s intent is to have density in that area…so we’re excited about it, but it’s obviously a project that’s smaller than we initially anticipated building.”

The new proposal will be presented to the planning committee of the Near East Area Commission on November 17. That’ll be the first official review of the project by a neighborhood group, although Suiter said that his team has been reaching out to residents and other stakeholders to get early feedback on the plan. 

In addition to the residential component, about 3,000 square feet of ground floor commercial space is planned. The apartments would be primarily market rate, with a small percentage of more affordable units to meet the city’s tax abatement eligibility requirements. 

Parking for the proposed building would mostly be located in a surface lot directly to the east – a piece of property that RiverWest plans to buy from Community Housing Network, the affordable housing nonprofit that once had office space nearby but has since moved out of the neighborhood.

 

Too bad the Engine House building owners wouldn’t work to redevelop the other half of the parking lot, but hopefully that just means another build will go there in the future rather than us getting a megablock now.

Would have loved to see some old school German architecture built along that stretch. Maybe gemut will do that by themselves.

Update on the Ogden: fencing going up today, and more equipment on site. Looks like it’s officially starting now.

How terrible for those who were still living in the towers, and at one of the worst possible times too. Hopefully those affected are able to find housing, and hopefully someone is able to turn this property around and provide safe, affordable housing. “Days after the city of Columbus asked a court to force the owner of two Near East Side apartment towers to pay for long-needed repairs, the rest of the buildings' residents are starting to relocate.

 

Officials have determined the two towers of Latitude Five25, 525 Sawyer Blvd. — formerly known as Sawyer Towers — are unsafe, thereby forcing residents to relocate, according to a joint statement Thursday from the city and the Franklin County Board of Commissioners.

 

As of Tuesday morning, about 32 residents were registered at the Dodge Community Center in Franklinton, and others were able to stay with family and friends, according to the American Red Cross of Greater Columbus. About 152 of the complex's 400 apartments were occupied at the time, city spokesperson Tony Celebrezze said previously.
 

The Franklin County commissioners, during an emergency meeting Wednesday, unanimously authorized spending $750,000 to help residents of Latitude Five25 find temporary lodging, Bivens said. Columbus Mayor Andrew Ginther also is working with the City Council to provide another $750,000, according to the joint statement.“

The towers and surrounding area really need the city and developers to come and and redo it all. 

 

In the interest of building up the whole area and potentially preserving the towers, the lower density around (along the highway) needs to be redeveloped. There needs to be a mixed income plan with a goal of no fewer lower income units than are currently present as well as bumping up the number of units significantly with varying increments to market rate.  Subsidized commercial rent for essential retail, health services, etc. 

 

But that's all a bit utopian. 

 

 

My fear is that another slum lord buys it and we continue this cycle until the towers are irredeemable and sit vacant forever or get torn down. And that's alot of housing to lose. The opposite being that someone buys it and flips it to market rate or luxury and it's alot of affordable housing to lose.

It includes 2 studios, 2 one bedrooms, and 4 two bedrooms for a total of 8 units and 8 parking spots in a four level building plus amenity deck. If approved, it would occupy a vacant, 0.09 acre lot.

This isn’t bad, but I think they should really focus on adding mixed use along main st.

I’m okay with not everything being mixed use—there’s so many holes on Main between Downtown and Bexley that I’m fine with some being filled with strict residential. Plus the building next door is mixed use, and it looks like some major renovation has been done there (I would have to look up to see if it’s the same owner. Looks like the same developer, two storefronts below two apartments). I would like more for sale units here, though. The condos going up on Oak and Ohio are very handsome, and I think some of those would like nice in a spot like this.

You’re not wrong, a mix of everything will still look good and be better than all the emptiness. The front of this does look incredibly boring and it looks like it will be a single entrance in the front with step access, so pretty boring and not what should be on a main road. 

Regarding main street, what kind of architectural characteristics do you prefer to see? Red brick. big windows? Modern - much like Short North? Where's the direction things should go?

I was speaking directly to the entrance of this building. I think anything fronting a main road should have a little bit of style. If this is done well, it won’t look bad, but I have a feeling it will look like the building at High and Weber in clintonville, boring and uninviting.

I know - I mean in general what's the vision for the area?

I’m fine with a mix of material and looks. That area was destroyed of almost all of its character years ago, so I think a good mix of new and old could work well.

I pretty much agree with what Vintage said. One of the things I like about the Short North is the varied architecture, uses, heights, colors, etc. You have a three story, old brick building next to a ten story, concrete prefab tower. To be clear, I don’t think this stretch of Main will be able to support the height that the SN has (at least not during my lifetime), but I do want to see as much preservation as possible of what’s left of the historic architecture, and then a variety of materials, heights and uses for all of the vacant areas. 

Triumph is still rising in OTE.

And the apartments on Parkwood appear to be nearing completion. I think this building has turned out pretty handsomely.

Keep 'em comin'! I really like that OTE and environs are growing via these smaller projects that each seem to have a unique character. I think it'll lend itself to cresting a more dynamic, interesting-looking neighborhood. As the residential population increases, hoping we can see similar commercial expansion along the main corridors in the area.

Small update on this one:

 

Looks like an L-shaped building containing 35 1BR and 5 2BR apartments with a max height of 40’ proposed for this block.
