Sadly we don’t own a house now and probably wouldn’t have enough to buy anything there now. Edited March 5, 20232 yr by VintageLife
March 7, 20232 yr ECDI utilizes its support-service recipients to start a second phase of renovations “The Economic and Community Development Institute's multi-million dollar renovation project will soon start its second phase. This phase will build out the organization's food business incubator Food Fort. It's budgeted for $1.2 million and will break ground in the spring. The female-owned minority construction company Ascension Construction Solutions will take the lead for the first time on an at-risk basis, assuming full responsibility for the results of the project. Ascension will update existing facilities in three connected warehouses and add three commercial kitchens, as well as transform office space in the Women's Business Center, which will then be a shared office space.” https://www.bizjournals.com/columbus/news/2023/03/07/ecdi-phase-two-food-fort-renovation.html
March 12, 20232 yr Lots of Near East Side updates. In the KLB neighborhood, the second phase of the Shiloh Baptist apartments has gone vertical, and the first phase looks like it’s close to completion. Also going vertical is the Ogden apartment building on Long St. And also on Long St, it looks like rehab work may finally be starting on the Edna building. While I was on long, I noticed a good handful of newly opened and soon to open retail spaces. It’s great seeing this area come back to life! And over in OTE on Oak and Ohio, these townhomes are looking good, and many appear to have already sold.
March 17, 20232 yr Photos: Inside the Broadwin Building Black Gold Capital, the local company behind the Garden Park on High mixed-use development proposal in the Short North, is currently looking into buying the building, and recently invited Columbus Underground along for a tour to explore some of its 85,000 square feet. Jeff Sheu with Smart Move Realtors is the listing agent for the Broadwin. “The building is an icon…a legend that deserves to be restored,” said Ernie Malas, Managing Partner of Black Gold Capital. Partner David Hunegnaw agreed, calling it “one of the most recognizable buildings in Columbus.” He added that Rio Rusch, of Rio Rusch Design – and who also toured the building recently – has been brought in to consult on a potential renovation. “The Broadwin is a centerpiece of Columbus architectural history,” Rusch said. “How incredibly fortunate that it has stood intact waiting to be restored to its greatness.” In 2019, the Broadwin was placed on Columbus Landmarks’ Most Endangered list. The organization’s description of the building states that it “was designed as a hotel/apartments in a fashionable Second Renaissance Revival style and represents an early use of reinforced concrete construction…[it] features a marble lobby and decorative trim that remain intact.” Pictures in article
March 17, 20232 yr Would love this, The company seems to want to get stuff going in the city, so why not try with this building. Would love for them to be condos, but anything is better than vacant and decaying.

I see this building all the time, and every time I pass by I wish that someone would restore it. It’s too bad it’s fallen into such disrepair, but I think it could be quite handsome again. Condos would be nice. Or even part condos/part hotel, to bring back some of its original use.

March 17, 20232 yr Such a cool building. I've been watching it for a few years and am starting to get a little impatient.
March 17, 20232 yr The historic buildings along East Broad will only benefit from a well done road diet and proper grand boulevard treatment. While an 8 lane road doesn't do many buildings any favors, it really is an injustice to the time and architecture of the area.

I can't speak on the list price solely because there's been an issue with the contractor mismanaging the budget. I'm going to be assuming control of the budget and selections going forward after this week. I've been working with the broker and developer to ensure these units are priced appropriately and competitively for the market, at a number which has a good chance of coming below that 700k you mentioned.

Thanks! So, the stairs are spec'd out for glass railing (I was lazy and didn't build a rail at the time), but we may end up going with a fabricated aluminum option. The units are about 2,000 sqft, I believe. Each unit has 3 beds, 3.5 baths, and a media room. They also each come with their own balcony (to my knowledge - there were talks about one of them getting removed but I can't remember where things went with that). Thanks for the compliment about the stairs! I had originally wanted a small wine cellar there but decided on the bookshelves in terms of cost. The unit you see is about 16' wide, and is completely different than the unit behind it. Both have similar features just different floorplans due to the narrow width of the lot. There will also be a garage built behind with one dedicated space for each unit. I'm attaching what I have of a virtual tour - I'm working on another one that includes a fly through to show more of the space. This is my first formal design project and the first time I'm trying out my 360 immersive experiences so there's a lot of alterations being made. I'm supposed to talk with the developer today to get my updated numbers on the budget so I can get cabinets/countertops ordered - we're going with a white quartz with black veining. https://www.youtube.com/watch?v=pT7GSJ0TBvo

I normally do not like white kitchens but this looks ok. Is there a pantry? And is there a decent sized dining space aside from the counter seating? With 3.5 baths is every bedroom ensuite or is there a bath for the media room(unless it is located near the half bath?) and the two smaller bedrooms share a bath? With a width of 16 feet I am assuming this is a 3 story structure? The non-glass railings would be best IMO. The staircase looks very nice and bright-they can be so gloomy.

Three stories, I'm trying everything I can do brighten it up. On the second floor, each master has an en suite, then there's another bathroom on the same floor with a detached bath. Upstairs there's another bedroom with a detached bathroom that is shared with a media center, and in the back unit, an office as well. The staircase is the focal point of the development - I'm hoping to carry up the wood flooring on the toe kicks to make things look cohesive, and then add LED strips under to make each step pop a little and light the area up in the dark (safer that way).

The stairs look great. I like that there is a space or well-maybe 2.5 feet wide?-between them where something(art, plants, another display case, etc.)can go, and the window really brightens it up. The light colors with black accents works well here(sometimes it just does not work). And yeah a home office is a must now. I agree with the toe steps-the wood will stand out more and add something to the black and white scheme especially if that is a focal point. They sound/look really nice. Now if only I was wealthy lol. Build thousands of them so rent prices stabilize at least Edited March 23, 20232 yr by Toddguy
March 30, 20232 yr Work on Columbus' first Black history museum should start this summer “Work on the long-discussed museum and cultural center at the site of the Poindexter Village public housing complex on the Near East Side might begin this summer. So far, $3.9 million in state and city money has been raised to help fund the redevelopment of the two remaining Poindexter Village buildings. And on Saturday, April 29, a volunteer group will be hosting a fundraiser for the effort at the King Arts Complex, 835 Mount Vernon Ave. The museum would not only tell the the story of Poindexter Village — Columbus' first public housing complex and dedicated by President Franklin D. Roosevelt in 1940 — but would also be the city's first Black history museum. "This story connects a bigger Great Migration story," said Shelbi Toone, project manager for the Poindexter Village Museum and Cultural Center, referring to when millions of Black residents left the South in the early 20th century to find jobs in the industrial North, including Columbus.” https://www.dispatch.com/story/news/local/2023/03/30/work-on-columbus-first-black-history-museum-should-start-this-summer/70037036007/
April 1, 20232 yr A proposal for more infill in the Franklin Park neighborhood, at 329 Loeffler Ave. The .3 acre site is currently occupied by one SFH. Proposal is to build seven townhome units. April 1, 20232 yr It's a shame to lose the existing brick house, structurally it appears sound and the building, while vacant, has been well secured and the roof is intact Seems like it would be relatively easy to rearrange the site plan to accomodate new townhomes and the old house. April 15, 20232 yr Putting this article in here since it talks about the Oak and Wilson property.
