*Without being a complete smart a** I do partially agree with you… I know of several examples of poorly installed wraps that do create the issues that you described above. It was why I had a lot of issues with Kaufman early on, seems as though they’ve got their subs in line.

ZIP, LP, and envirodry all have amazing vapor barrier products.

I see construction as a whole moving into prefabricated panels for structural, thermal, and fire protection reasons. Tyvek had its days, when we were replacing tar paper, but those days are long gone. It's ran its coarse and there's better technology available. A quality home is the only true affordable home.

That's exciting news. I've always loved that church as well; such beautiful Italianate architecture. Looking at Google Maps, I didn't realize the size of the lot. They could fit some nice multi-family units there along with the redevelopment of the former school and rectory.

A large swath of the Taylor Avenue corridor on Columbus' Near East Side could be redeveloped.

 

PACT is looking for a developer for nine sites along Taylor Avenue. The sites total 6 acres, said Sheldon Johnson, PACT's executive director.

 

"Taylor Avenue is the entry point to this neighborhood," Johnson said.

I love that they are wanting to preserve the school building. 

The proposal also looks to preserve the former Lemmon Pharmacy at Mt. Vernon and Taylor. I think this is a cool old building. Money has been spent to stabilize the building, probably a new roof.

That’s amazing and hopefully someone is smart enough to be able to incorporate that. I miss corner buildings that have the little cut out, they just fit into the areas so much better.

Group Seeking Developers to Transform Several Key Sites Along Taylor Avenue

 

Plans are moving forward to redevelop several key properties on the Near East Side. PACT, the neighborhood organization started over a decade ago by the City of Columbus, Ohio State University and the Columbus Metropolitan Housing Authority, is soliciting proposals from developers to build on nine different sites.

 

Clustered along the Taylor Avenue corridor, the parcels all together add up to about about six acres of land. Some of them have existing buildings on them and some don’t.

 

The group sent out a Request for Expressions of Interest (REI) in August outlining its expectations and preferences for what might get built on each of the parcels, including which of the existing buildings should be prioritized for preservation and which most likely need to be demolished.

Metropolitan Holdings’ Ogden apartments add to growing stretch of Long Street

 

New apartments on Columbus' Near East Side are ready for tenants.

 

The Ogden, a three-story development with about 3,000 square feet of commercial space and 72 apartments at 795 E. Long St., was recently completed by developer Metropolitan Holdings.

 

The $11.2 million development has been in the works since 2017, when Metropolitan Holdings started acquiring land on the block. There was an old gas station where the apartments stand today, a historical image of which appears inside the building and on a mural on the exterior.

 

"We tried to recognize the history of the neighborhood in the design and decor," Joseph McCabe, vice president of development, told me.

Developed by Metropolitan Holdings, the building occupies the south side of Long Street, between Garfield Avenue and Talmadge Street. The site for years was occupied by an empty gas station, and at one time was the primary home of Los Potosinos food truck (which now has a brick and mortar business down the street).

 

Allison Adams, Special Projects Manager for Metropolitan Holdings, said that the team behind Creole Kitchen is currently working through the city’s permit process and hopes to begin construction on their ground floor space before the end of the year.

At least they kind of blend in and look like an element of design. They don’t need to be on the front though, but at least they designed them in decently.

I’m excited about the Creole kitchen. Great to see more retail on Long!

I like the building and hope the streetscape gets more natural elements. There appears to be planting areas for maybe three trees? That will make the street more inviting for pedestrians. Seems like there could be more though.

I agree! I was visiting the area and realized how dramatic that section of a Long Street has changed but a little underwhelmed by zero presence of shade trees. Each development only has planters along the sidewalk with low growing plants. I feel like there is room for potential to put some shade trees.

I guess the positive is that trees can always be added at some point.

Maroon Arts Group Opens the Doors at The Pythian

 

As the Pythian Temple nears its 100th anniversary next year, a new era for the building is about to begin. Local nonprofit Maroon Arts Groups (MAG) entered into an agreement to purchase the Near East Side building in 2021, and after three years of work on the project, opened the doors to the public during an open house event yesterday.

 

“We entered into the purchase agreement in 2021 and we finished the purchase in November of 2023 and it was a journey,” explained MAG founder and board chair Sheri Neale. “It was a rough experience, but we got it done. We had a lot of the right people showing us and helping us on how to get through the process.”

 

Located at 867 Mount Vernon Avenue in the King-Lincoln Bronzeville neighborhood, the nearly 27,000 square foot building was originally constructed in 1925 by a black fraternal club as a community gathering space. Most notably, the four story building is home to the Pythian Theater, a 444-seat performing arts space, as well as a third story ballroom, administrative offices and other gathering spaces that will undergo renovation by MAG in the coming years.

The first residents have moved into The Ethan, a new four-story apartment building at 1179. E. Main St.

 

The 85-unit building was developed by a joint venture made up of Peak 10 Group, F & W Properties and Gallas-Zadeh Development.

 

Clare Brofford of F & W Properties was part of the development team and is also part of the property management team that is now in the process of leasing up the building. During a recent tour of the building, she said that the property is about 13 percent leased, and that the response from potential tenants has been positive so far.

I think it’s crazy they didn’t add at least one commercial space in this building. Hopefully the trend along main isn’t just apartments, and that new builds will start including it.

It seems to all be there, will just have to wait and see the final project though. Once the outer material is added, it should change the look a lot. 

I think they might be referring to the roofline, specifically the crown with the clock looks compressed down. The renderings show the distance between the top of the clock and the top row of windows to be more than twice the hight of what the current building is showing. The crown definitely looks like it lost half its height. Hopefully the end product will reflect the renderings more that what we are seeing now. Hopefully they aren't pulling a LC and changing the design and hoping not to get noticed.

Wonder how hard it will be to maintain a large clock like the one in the rendering?  Here's a shot so you can see it from interstate 71.

Grocery Co-Op Being Planned for Near East Side

 

Residents on the Near East Side of Columbus have received mailers in recent weeks informing them of a new grocery co-op project that is currently being researched for the communities of the area. Dubbed the “Bronzeville Food Co-op”, the program aims to bring a grocery store featuring high quality products.

 

A grocery store option has long been in the works at Partners Achieving Community Transformation (PACT), one of the area’s nonprofit partners listed on the Bronzeville Food Co-Op website. The community blueprint released by the organization in 2013 outlined the need for a grocery store on the Near East side.

 

But while other parts of the blueprint have been actualized over the past decade — from community programming to housing stabilization to residential development — the grocery store remains a missing component.
