A new $35 million condominium project called The Edge will sit between Mount Adams and the riverfront and among the high-rise buildings that represent the bustle of city life.

 

Right now, it's just a six-story brick industrial building, unassuming to passers-by on Fort Washington Way, where it sits several yards from the thoroughfare and faces the Purple People Bridge.

anyone have a pic of this building?

Cinci Kid...........this building is next to the building you are talking about, I think.  The building is between the one used for parking and the Taft Museum of Art.  I think there is a picture of it on there website, www.edgecondo.com.

That's the correct building, riverviewer...........The website says it is suppossed to be 12 floors.  I sent an email to the developers trying to get more info such as price points....

 

This is some great news...always love hearing about new residential developments downtown!!!

I called earlier about availability and the $160K's are SOLD! She said they sold before they announced the project! Damn it, I am never going to find anything in my price range! [/rant]

Damn!!!  How many of these things are sold already?!?!?!?!?  I only see 15 units listed on the realtors website: cbws.com  Those are ranging from:  149,900 - 1,250,000.  Also how many total units are there in this thing??

I am glad they made the announcement on this - I know a real estate agent who knew about these but she made it clear they wanted to be completely quiet about this until the announcement (although I was very tempted to mention this previously).  She said the developer wanted to make sure they sold enough prior to the announcement so that it would be ready to go quickly.  Adding the 6 floors on top will really create some nice views.

Cincy-Rise, I would put in a back up offer if you are really interested, someone is bound not to close.

very interesting stuff.  they have obviously done quite a bit of work on this already and hopefully will put a pretty nice looking building on that edge of downtown.  i wonder how long their website has been up.

The domain was registered April 13th, 2006...that doesn't tell you how long it's been up, of course...

I remember going to this building as a kid, this is where Catholic school uniforms were sold. 

 

 

 

She said they would be ready in '08 sometime, but I don't remember what time frame in '08.

Some of those units are going to be awfully close to the freeway ramp.  I would be concerned about an object, or even an entire vehicle, crashing through.  Also, it looks like some of the lower levels on the south side will have perpetual shade, being underneath the ramp.  This is a very exciting project, though!

Sold? Yeah probably to investors that are gonna turn around and immediately sell them for way more money than they initially bought them for. Lame.

The lady from Edge Condo's sent me the price list as a PDF file.  I'm not sure how to get the list on here..............can anybody help???

From the Rumor Mill

 

I was in Cincinnati for the weekend, and picked up a couple thinks from the rumor mill.  I can't speak to the accuracy of either of these.

Someone is considering adding several floors (I think I heard 6) to the existing building bounded by Butler, Culvert, and Third street for loft style condos.  I heard that they have even done a model within the building on one of the existing floors.

 

I drove by this morning.  On the east side entrance, there is a sign that says "The Edge Sales Office" (this could be unrelated).  Driving down butler, you can see what looks a loft unit that has been created out of two existing floors of windows up on the North West corner of the building.  You can clearly see what looks like new double height windows that are obviously newer than the rest of the building, and what looks like finished space inside.  I've included a map image for reference:

 

 

:-) Personally, I'm very excited about the prospect of yet another development in the area around Lytle Park / Sawyer Point.  If both this and the Rivercrossing project succeed, then that adds another 217 condo units to the area on top of the 114 at Park Place.

^ i think its impossible to not think that about any project proposed these days.  makes you wonder why certain developers claim to fail or delay for so long (st xavier park-broadway tower).  so many times you hear about a project after the first breath of consideration...this project seems much much further along than anything that has been proposed for a few years now...rivercrossing included.  ill say it once ill say it a million times.  western and southern could really capitalize on this energy around lytle park and convert some of their buildings around the area and cosolidate their office in the queen city #2.  but what do i know

It had a design center and a furnished model.  It also had quite a bit of press following the announcement.  I can't recall if it had a website or not.

Yes. They had listings in the MLS for a long time.  When those listings diappeared was the first sign it wasn't going to happen.  I think they had about two listed as under contract before they were pulled.

I agree.  The lack of interest on Next is probably what killed it.  Almost every development of this type has clause that lets the developer bail out of the sales contract at a certain point if there aren't enough pre-sales. 

 

I noticed that three of the 18 units are now showing under contract in the MLS, including the most expensive unit at 1,275,000. Anyone want to check out the open house this Sunday and report back?

i think most of those units are well priced.  no expert though.

DOWNTOWN - A local architect and a real estate consultant are planning 77 condominiums downtown that will offer panoramic views of the skyline, the riverfront, Mount Adams, the Purple People Bridge and the Taft Museum of Art gardens.

 

The $35 million development, to be called the Edge, will offer custom-made condos in a 12-story building with a three-level, 125-space parking garage at 310 Culvert St.

Greetings to all of you who love downtown Cincinnati!  So do we at the edge.  Some of you have come to see us and we are hoping those who have not will.  We are open Thursdays 5-7 and Saturday and Sunday 12-4.

 

To address some of the posts I read...

Yes, we are adding floors-six in fact.  We shall go from a five story brick building to a 12-story glass building.  There will be three floors of indoor parking, a roof entertainment area that will include a "doggie area" and putting green, exercise room, storage lockers and security.

 

We do still have one unit priced at $159,900!  It is a really neat loft and warrants a look.

 

Construction will begin when we can.  The current owners operate a printing company and their new building will not be available as soon as planned. 

 

This will result in move-in for the edge Condos to be in Spring, 2008 at the earliest.  It is quite a feat to add 6 stories after first deconstructing the original five!  But we think the wait will be well worth it!  Meanwhile, whatever sales price you get today, will be locked in with a contract in 2006!

 

We are currently offering introductory pricing and they will soon be raised.  So, if you have interest, do come and see us!

I don't think the condo fees seem too out of line with other downtown condos, which tend to be higher than surburban condos.  It pays for the upkeep of the building, security, maintaining the common areas, insurance of the outside of the building. 

 

My condo fees will be around $300 a month.  I thought that seemed pretty steep, but it does include water and parking and a few other things.  Plus, utilities and homeowners insurance is usually cheaper in a condo.  After owning a house for three years, I can say that you easily spend that much maintaining a house. 

 

These condos look pretty cool.  I can't wait to see them.  :)

Park PLace @ Lytle: .24/sq ft:

Parker Flats: 2 bedroom, 2 bath, a lot larger than the 821 sq ft. condo at The Edge ($250 HOA Fee) ... Parker Flats $137 and the Parker Flats have the same amenities except for the on duty security guard.

Again, same exact amenities, except the Gateways sq ft. is a little larger than the Edge, plus you ARE assigned a parking spot in a garage (not in the parking lot, like The Edge 821 sq ft. unit). The Gateway's HOA fees are $134/month compared to The Edge at $250/month (821 sq ft.) and a parking spot in the parking lot across the street.

 

 

There is a reason why the HOA fees are not being listed in the MLS, unlike many other condo projects.

I think it is unfair to compare the Gateway's to the Edge Condos.  I would never think about living in the Gateway condos which is just a glorified parking garage with some condo's built into it.

 

Cincy-Rise, when I stopped by the Edge, they told me they would have 24 hour security guards too.  Are you sure about the parking?  It was my understanding that the parking was covered in the first 2/3 floors and they are assigned.  They said they would also offer guest parking in the lot next to the building.  You also get 2 parking spots if you purchase a 2 bedroom unit.  $159,000 is not a bad price for a condo downtown but I couldn't squeeze into 800 square feet.  I haven't lived in place under 1,000 sq ft since I lived in base housing in the Air Force and that was even 964 sq feet.  They did have some units that were close to 1,200 feet around $220,000 that looked more attractive.

Go to NYC right now, especially in Brooklyn, and there are $1 million condos going up right next to the elevated subway lines and the hideous Brooklyn-Queens expressway.  Stuff is going up right next to the unceasing noise of the Williamsburgh and Manhattan bridge approaches. 

^ Jake I noticed that two weeks ago when I was walking the Brooklyn Bridge into Brooklyn.  It is hard to believe the prices many of those units are fetching in the NYC.

I'm not comparing the condos, just the amenities and the HOA fees. HOA fees are based on property upkeep and the amenities involved. The Gateway is a good comparison. You are right about the parking for The Edge, but I was referring to the 821 sq ft. units, which do not include garage parking. Their parking is across the street in that parking, northeast of the building.

 

$159,000 is not a bad price for a condo downtown but I couldn't squeeze into 800 square feet.

 

I agree, but you add in the extra $250 per month on top of your mortgage and an 821 sq ft. space and things don't look to good now. Maybe in New York or Chicago, but this isn't in either one.

 

Trust me, I have been condo hunting for quite some time now (a year). I consider myself pretty educated on the current market rate and they are going to have to come down on those fees to make the $159,000 sound appealing again.
