I've been taking pictures of the construction, and have a unit in the back southwest corner.

For about a month my wife and I wrestled with selling it and buying at the Edge, but we couldn't get what we wanted for the same money, so we're still here.

Purchase your condo before the crane arrives and save!

 

The edge condos will be starting construction before the end of the year!  Soon the existing structure will be gutted to the concrete skeleton and six new stories will be added up top. Until then, you can reserve a unit for only $500 and receive up to $5000 in upgrade allowances. But hurry - when the crane goes up - so do the prices! 

 

 

 

It will be the first  condo development  in the region to seek LEED Certification (Leadership in Energy and Environmental Design).  With this certification the edge will be able to offer buyers the new 100 percent  tax abetment for  up to 15-years . The incentive extends to  the first $500,000 of  improvements for each condo.  The city's traditional tax abetment on new development and rehab, through the federal Community Reinvestment Act, includes work up to $275,000 in improved value and last only 10 years.  To achieve LEED certification from the U.S. Green Building Council, a project must earn a certain amount of points, which are granted for anything from types of  site and  structural components to interior finishes .

I can't answer for this particular tour and condo, but on other tours there usually is either a model or a sales office for condos under construction.  Usually the sales office, model, or show room will show samples of finishes, display floor plans, and list prices along with amenities included. 

the edge has a showroom available to show people what a typical unit will look like.  We have floor plans, samples and a rooftop that we can take you up to see the fabulous views from.  The rooftop will show you the views from the seventh floor level.  However, we also had a crane come in, and we took pictures of what the views will be from each of the new floors as well.  We made those pictures into a slide show so we can let people see the views from the floors that are not yet existing.  It's pretty cool!  You should come check it out!  I hope to see you there!

ive been looking at the pricing list for available units every so often and ever since the urban living tour thing a month or so back, the number of units sold has increased from 25 to 30 out of 77 total units.  Good to see for sure, esp. because the number was stuck at 25/26 for a long time.

This thread hasn't been touched in ages so I thought why not.  I understand there was a sudden shortage of condo buyers so the construction was postponed.  Any news?

I just dont understand how these developers can expect those who have already shown their commitment to stick around.  It seems to me that from their pricing list,with the number of their units under contract, they would presumabely be close to hitting their pre sales mark...whatever that that may be.  But i suppose they know what they are doing.

pre sales are all about getting bank approval for construction financing. If a  condo development has 100 units, the developer doesn't really start to make money until units 75-100. 

I think developers only need 25% presale to start on a project.

You know, with the internet everyone expects instant gratification from everything now. The one area the internet hasn't changed is construction, these things take time. I'm going on three years since I've purchased at Parker Flats and I've heard from people in LA who've told me thats nothing, their son worked on a project that stretched out 5 years before people started moving in.

If I hadn't already bought something I'd be patiently waiting on the Edge, its going to be awesome when its done.

 

 

^ That's what I don't get.  When I bought my house, it took me a while to find the right one, but once I did, I was ready to take possession of it ASAP.  Most of these new condo projects look amazing, but I just can't imagine comitting to buying something and then having several years between me and my residence.  I'm sure that scenario works for some people, but I've always been surprised that pre-sales are as high as they are for places that aren't built yet.  Hopefully the early investors are getting cheaper prices than those who walk through after construction finishes.

I noticed the front brick is up on Parker Flats this morning!  They had two lanes blocked for the constructions.  It won't be long and we will be neighbors....

I heard about a month ago that they were almost there.  Can't substantiate that though.

Jimmy_James, definitely, at Parker Flats every time they sold 5 units they jacked the price up  at least 5k on the remaining units. Of course its all on paper but we've made a ton of imaginary money on our condo already.

So some of the early buyers maybe speculators, believe me I would have bought a unit at the Edge just for that reason but Ms. 5chw4r7z vetoed it.

 

 

^ That's good to hear.  At least you got the lower price, as a reward for your patience, intentionally or not.  I'm surprised though, because the units at Parker Flats seem pretty affordable compared to the rest of the downtown condo market.  They must have been dirt cheap 3 years ago when you got in!

I spoke with a couple looking at The Edge today about the project and they told me that the developers seem confident that they will be starting this Summer.  This is due to some presales and some increased private money that they are going to put forward to get things going.

Hope you get at least 6 more pending's in the next week or so!  That should put this project over the 50% mark so construction can begin, if that's what your financing provider is requiring.

Aw I'm kidding.  I can't wait to see this thing.  That part of downtown needs some height anyway.  Maybe it will influence some future buildings in that gigantic ugly lot in the back of it.

Yes, the edge is a LEED registered project.  Buyers will be eligible for a 15 year (on the newly constructed portion) and 10 year (on the renovated portion) 100% tax abatement up to $500,000. Homeowners will pay tax on the land.

This is such an odd choice for a conversion as this building is literally RIGHT next to the freeway.  Who would ever want to live somewhere with all that noise and light around 24/7? Also, the first 2-3 floors are almost always dark as they are in the shaddow of an overpass...no thanks, I'd rather live in one of the many other residential buildings in dt.

Hopefully they do it right and add noise dampening material to the remodel to eliminate the freeway mess.

 

I forget if we ever talked about the noise (if any) at Parker Flats.    That would be a similar distance from the freeway give or take 15 feet.

 

Should be cool to see this thing start rising.    Props to them for working with the original structure.  These projects are pretty sweet to watch progress.

Oh, good to hear about the first few floors being parking.  I still think that it is going to be way closer to the freeway then Parker Flats is.  This building is literally right next to the freeway...like almost touching...

When we tour our unit at Parker Flats we can only hear the loudest trucks rumbling past. Outside is a little noisier, but not as noisy as I thought it would be. We have one of the units closest to the expressway.

Plus living downtown, its going to be loud anyhow. We're at the Gramercy and you wouldn't believe the bar noise in the evenings.

If you live downtown, moving to the Edge would just be exchanging one noise for another, white noise.

I like to have my windows open, that area is too noisy for me, but I guess there are people that like living with AC all the time. 4th st living during Bengal season sucks too.  Who Dey!!!  Who DEY!!! hooo day!  I am not sure which is worse..

Hey at least people will have a kickass view of downtown from the rooftop;)

I'm kinda looking forward to Parker Flats during Bengals season, those are my favorite Sundays downtown, its packed everyone is having fun, partying. otherwise I would just move to Mason and listen to crickets and the occasional minivan

I lived at the corner of 4th and plum 2nd floor.  People start tailgating at 7 am in the ugly lot across the street.  If the Bengals win the fans  party at the local bars  "tinas" etc till 2 am and later. I saw an orange  bengal fan piss on my friends car, and every other nook and cranny on plum. Piss does not smell good with open windows. It gets old quick and that is one of the reasons I moved.  :-P

I heard about that Max when I was looking at 4th and Plum. One of the biggest factors, besides the horribly outdated interiors, was that the fans would literally take over the streets. Nothing wrong with that, but it was of such bad influence. I guess it's like living next to a college stadium, you kind of expect it. But downtown?

Condo sales mired in deep trough

 

A banner atop 310 Culvert St. downtown, where a pair of developers had planned the 77-unit Edge condo conversion, now advertises commercial space.

“It’s going to be impossible to build a new condo building in 2009 or maybe even 2010,” said Towne Properties Principal Arn Bortz, who hopes to someday add a second tower at Towne’s Riverside Drive site. “The last thing developers want to do is create more inventory. There is so much competition out there.”

 

There are hundreds of available condos downtown, in Mount Adams, Covington and Newport, many of which are priced between $400,000 and $3 million. It’s an inventory that could take years to sell based on the current housing market, growing unemployment rate, rising costs of construction and uncertain economic conditions, he said.

 

That’s what plagued the Edge, where developers Andy Radin and Denis Back had at one time secured 35 contracts and received building permits to begin construction. Two weeks ago, deposits were returned to buyers and the project was indefinitely placed on hold.

No Arn, the last thing a developer wants to do is return 35 deposits and walk away from a project half sold. Coldwell has to be steamed over this as an agent typically isn't paid until closing. There has to be more to this than we are hearing as they were close to their 51% mark and I hear that FHA is getting ready to extend its limits to 600,00. Not enough information here for me, they are leaving out something.
