Downtown condo to be featured on Fine Living

The Fine Living Network has chosen the model condo at downtown's Edge condominiums to film a new 10-show series called American Shopper, that will air beginning Thanksgiving weekend.

 

The show, which features the latest home gadgets available online, will be produced by Jay Shatz, former WCPO newscaster. He chose the Edge because of its views and unique loft-style living.

I noticed on this list that everything went from 'sold' to 'pending'.  What is the motive behind this really?  The good news is since th elast time I checked, the number of red listings went up.

between all the construction going on across from the Boathouse and TMBIFP, the edge, one river plaza, and all the conversions that went on around Lytle park, there is going to be a large number of afluent people right on the east side of downtown. 

What the crap is:  TMBIFP....far too long of an acronym :oops:

right but i guess i was just confused b/c it used to say 'sold' and now it says 'pending.'  I guess i was a little scared about it as i thought it may be a bad sign. 

how many said sold before? looks like 24 of 77 are pending. 

well if i remembered correctly, and i could be wrong, but it was 21. 

The MLS shows 23 under contract.  That probably means thet people have 10% down on their unit.

The highway noise is unbearable outside. I hope they have good sound proofing!!!

Ms. 5chw4r7z and I went to an open house, they are going to be incredible I think, at least the model was. As far as downtown goes the available units aren't priced too bad, starting at 165k for lofts going up to the top of our price range at 220k for a 1 bed room. We may buy one and decide whether to stay at the Edge or Parker Flats depending which we like better.

Course thats all crazy talk, but it would be cool to do.

^^ what you are doing almost sounds crazy, but honestly how can one be sure of the product they are going to get?  i think in this case their model has done a very good job of communicating what this units will look like.  thats what drives me nuts about the developers who must pre-sell to get projects off the ground.  i realize that is the norm around here but i wish it wasnt so.

I've heard that the sound proofing will be topnotch.  Good price range as well.

Out place downtown is just above the north end of Lylte tunnel and I-71.  Even with exterior walls where the surface space is mostly window, we hardly hear anthing.

The only thing I hear living downtown are sirens and people on the streets postpartying after the Bengals game.  Especially when we win!  One night I heard the theme song to "Good Times" in three part harmony.  The building I live has had no soundproofing so I know vast improvements have been made in the construction of new units such as space between the floors and concrete wall, floors, etc to block sound.

27 of 77 listed as pending.  Open houses noon to two on weekends

i check their website every so often and I believe the number was at one time 28 pending.  But it was at 25 for awhile so......it seems to me that 27 is enough to move forward.

SouthShore (in Newport) is now under construction with 28/70 units...and for thomasbw that's 40%.  Compare that to The Edge's 35% and thats not too far off.

40% seems like a common number for starting construction

 

i thought they were waiting for the current building occupant to vacate as well.

CINCINNATI -- A planned condominium project serves as a good example of how many Tri-state builders are saving some green by going green.

The Edge, a $36 million renovation of an old warehouse on downtown’s eastern edge, will receive a tax abatement for using recycled materials and other environmentally friendly measures.

“It is old and ugly but there's no other place like it in the city, (with) the natural light, the exposed concrete (and) the peeling paint,” said Billy Bohl, who’s buying two units. “It's not just a drywall box.”

 

Buyers like Bohl will save money on real estate taxes under a new city program, which hopes to attract more environmentally friendly projects such as The Edge.

“When you go green there is an enormous cost in the beginning, the upfront costs, (but) with the tax abatement, it helps to offset some of those costs,” said City Councilwoman Laketa Cole.

Units will range in price from $165,000 to $1.4 million for a penthouse, and average price will run around $300,000.

“There's a lot of energy, a lot of excitement in the Cincinnati area, (with) a lot of investment and this is a fantastic investment in the city,” Bohl said.

While this project may be one of this first of its kind in the city, it won’t be the last.

Single-family homes will soon be built in Northside, Mount Lookout and Hyde Park as part of the environmental design program.

do this now!  this would really be a great addition to the landscape of eastern downtown.  if this comes on line as well as one river place and whats already over there, that area will create a nice corridor of midrise residential. 

All this news about high-rise/skyscraper construction is getting me giddy!!!  And this one is LEED certified to boot...I really like some of the recent efforts of the city (green building credits, public art mandate, etc).  If this kind of stuff keeps up, we might be viewed as progressive one day.

yea i dont know.  I contacted someone via their website and they finally responded to me and told me they plan to start construction in June 2007 and will be ready some time in 2008(I forget exactly.)  This is nothing new but its good to hear that their plans havent changed and still plan to do this!

Good to see another LEED building come up! How is Cinci doing in new LEED construction and renovations incorporating LEED implements? We have a few conversions down here, but nothing major yet.

Some buildings at UC as well as the American Can building in Northside but beyond that I don't have a clue :-/

The whole LEED thing is just starting to really pick up steam in Cincinnati now.  The new incentives the city is offering are quite strong (100% 15 year tax abatement)...and are "creating a buzz" in the development community.  The city is doing its part...as for the rest of the county who knows!?!?

Pleasant Ridge Montessori school will be LEED, one of the first in the country.

I am thinking that there are more LEED schools out there, if I am not mistaken. Not from scratch, but existing retrofits, if that counts.

Has anyone been to see this building?  I went to see it.... and all I have to say is WOW!  This place is totally different than anything else downtown!  It has ceiling to floor windows and the views are breath taking!  I was told that they will be starting construction soon...before the end of the year.  They plan to add 6 more floors to the building for a total of 12 floors.  They also have garage parking, 24 hour security, a deli that will be open to residents only, roof terrace with a dog walk (how cool is that!?!) and tax incentives.  This place is Great!  If you have not had a chance to see it yet....you have to stop by there!  They have Open Houses on Sundays from 11:00 to 1:00

It's up to 3 or 4 right now, and each of the floors looks pretty high.  I'll try and get some new photos next week.   

 

Where did this 12 floor rumor come from? 

The existing structure will be gutted to the concrete skeleton and six new stories will be added up top for a total of 12 floors.
