Called Sycamore Financial Center, the $34 million project on 9.5 acres east of Chetbert Drive, is half the size of the original Sycamore Square, a planned retail-office condo project, proposed more than a year ago by developer Cincinnati Capital Properties of Loveland. August 16, 200618 yr This plan is VERY scaled down over the previous one. But, It will pretty much tower over the single family homes to the rear. It was also denied at the Hamilton County Regional Planning Commission Meeting. Based on the fact that the Land use plan for the area stated that the site should be used for low intensity uses, this project does seem to be out of place. But hey...how dare we care about those neighbors...
August 16, 200618 yr Oh I think I'm finally starting to understand the Cincy political landscape (extreme sarcasm). If you live in an affluent/well-to-do community you have ultimate control over what happens to your community (see parking lot fiasco with CHCA in sycamore). However, if you live somewhere else less 'desireable' then your opinion doesn't count/matter (see the near passing of Citylink). If it weren't for the new residents in the West End, and their willpower...we would have had the 'Social Service Mall of America' smack dab next to a school/neighborhood. I would have loved to see a social service mall proposed in Sycamore Twp instead of a parking lot expansion :-o(for a school) or a office bldg development.

Glad to hear that you are FINALLY starting to understand (extreme sarcasm)... [rant on]Public Meetings are just that, PUBLIC...anyone can go, anyone can have their thought heard....If they don't want this development, you bet your ASS sycamore township residents will be at the meeting demanding that their opinions be heard (not that i think that this will be denied...i have a suspicion that this will pass). If people go to meetings, make their case, then they have done all that they can do....they have done their duty...if you don't like the decision...take the decision to court...if you don't like it again....get people not to vote for the commissioners/trustees/commission member who voted for it...and the good thing about PUBLIC meeting is that they don't care what race, socio-economic background you have...YOU ARE A RESIDENT AND THEY MUST LISTEN TO YOU, they don't have to agree with you....but they have to LISTEN...[rant off] also randy yah in Sycamore Township...residents do have MORE say in what the governemtn does that is because they are 1 in 2000 instead of 1 in 300,000...one person's opinion can actually mean something ina small government...if there is one thing that I have learned it is that people get LOST in the big government...i guess my rant avtually didn't end until now..but ohh well...comments?

Yeah right.....money is power. Those who have it, have more weight in politics (ask the republican party about it...this is their bread and butter so to speak). Now for my comparison of citizens in Sycamore/wealthy places to other poorer places. It is true that in local issues the pool is more diluted for larger communities; however, I was reffering to county issues. ie: -Why is the Hamilton County Jail only being considered within Cincinnati proper? -Why is it that the cross-county highway (Ronald Reagan Hwy) only goes to I-71 and stops at the Indian Hill area?....they had no problem tearing through dense communities in N.College Hill, Colerain Twp, etc....but nooo we can't complete the project.

They want to keep it relatively close to the courthouse given how many times they will make the trip...not to metion...MOST OF THE CRIMINALS ARE FROM CINCINNATI!!!....why would you put it in green township...NO CRIMINALS...NO NEED FOR THE JAIL TO BE THERE...i say put the jail in queensgate...no residents/close to downtown...

Its not a Cincinnati City Jail...if that were the case then I would have no problem with them solely focusing on the city, but this is a Hamilton County Jail. Where the criminals come from should be irrelevant (it opens another can o' worms). If the county were interested in reducing costs...maybe they should look where there is cheaper land. Now I understand that the jail will inevitably be within Cincy proper, and honestly I have no problem with that. My problem is that it wasn't even a consideration to look towards rural western hamilton county or any other area than within the city. This same thing happens when affordable housing and social services are debated...the NIMBY's come out in drones and the politicians take the easy way out and stick it in the city (see any other city across the country without regulations against it). As for Queensgate, I think that might end up being the location; however, lets think longterm here. The city has desires for expanding it high-tech and manufacturing industry. This area might be the prime spot for this kind of redevelopment (see Lower Price Hill master plan). If you slap a county jail there.....how attrative is this area going to become in a very competitive market for these industries?

Unfortunately, the decision has to be made to put it somewhere...so we can choose to torpedo a place with actual residents and actual businesses, that are there today - or we can choose to torpedo a place that may possibly one day be considered for theoretical development...to my mind, that's a pretty easy choice. Of course, the county could always buy out Miller-Valentine and put it in the Rookwood Exchange property...

Where are jails in other large cities?? where is the Franklin county (c-bus) jail? what about Indy? what about san fran? or Austin? I'm just trying to get a feel....in the most progressive of cities....where are the county jails?? are they in the city or in the far reaches of the county/metro BTW...rando if we continue this discussion...lets continue it in the right place...lets move this to the Hamilton county jail thread....for anyone else...please answer my question there...but please answer it

A 30,000 square foot office park on the east side of the 8000 block of Montgomery Road has been proposed by developers David Kubicki and Robert Lucke. The issue has been tabled by the Sycamore Township Zoning Commission so Kubicki and Lucke can obtain soil, water and traffic studies, according to Planning and Zoning Administrator Greg Bickford. October 22, 200816 yr I think it is about finished - typical suburban office bldg. setback 100+ feet from Montgomery Road with a huge sea of parking in front - It is finished, but there is no "sea of parking." There is a two-level garage around back with the top level appearing to be a surface lot. The space in between the building and Montgomery Rd. will be an outlot for whatever will work, like a bank or something. The building is already occupied and will be fully leased soon. The finishes are very high end for a suburban office building. Yes, this is very out of place with its surroundings. I would guess that the single story offices immediately to the right of this building will be gone for another building as soon as the market allows.
October 23, 200816 yr This actually is quite a coup for Kenwood and could portend a real intensification of capital in that area once things turn around.
