Posted February 20, 200619 yr Something may be happening in the "triangle" of Gilbert/Nassau/Sinton Gilbert Avenue Development LLC has purchased properties at 2202, 2204, 2208, 2210, 2212 and 2220 Gilbert Ave., as well as the parking lot behind then on Sinton, for $1.275 million. This area is zoned commercial-mixed, meaning both auto-oriented and pedestrian-oriented uses. I do not know if they plan to redevelop the buildings or if they plan on tearing them down. Their address is 4500 Lake Forest Dr., which is in Blue Ash. I haven't been able to nail down who they are just yet. Here are the buildings involved: 2202 Gilbert: 2204 Gilbert: 2208 Gilbert: 2210 Gilbert: 2212 Gilbert: 2220 Gilbert: If you look at the map Grasscat linked to, it's every lot in that triangle except the property that abuts only Nassau, where Andy's Mediterranean is. Could be exciting, and I wouldn't care either way about the three blue houses, but the pink one rocks, and the brick ones would be missed...I'd assume it will be all housing, since those places just down the hill are going for way more than I'd have expected, but I'd love to see another restaurant go in there...

Here are the buildings involved: 2202 Gilbert: Driving past last night, you can see where they've painted a couple patches on 2202 Gilbert, which seems to mean someone's going to repaint it, which seems to mean they aren't planning on tearing it down anytime soon: I also saw a small patch of paint a couple weeks ago on, I believe, the back of 2210: ...but didn't get a picture. So it seems unlikely that teardowns are in the works - but I guess one never knows...

Very interesting, nice color contrasts...I did dig the pink the first one used to have, but I'm really happy that they made a nice, coherent mini-neighborhood out of them. Yay!

July 6, 200618 yr There's lots of nibbling around the edges, and lots of opportunity here...but yeah, I can't wait for the day when Peeble's Corner's business district is revitalized. I don't need or want it to be Hyde Park Square - but functioning, healthy, and busy. Oh, but they can Hyde Park-ify the Kroger's anytime they want...especially the frickin' produce section...

July 25, 200618 yr Wow, that's cool. I wonder how they look... Nice, affordable housing just up the street from downtown! It doesn't have a river view, but it does have a skyline view! Maybe they should rename the places Stevedore's Windings or something, make it all Towne Properties-sounding...

Barry Randman, president of Redmont Development Corp. near Eden Park, said he and his partner, Bill Green, bought the two buildings last year and converted them into condos because they are in good locations and should appeal to renters looking to buy homes. August 22, 200618 yr Grasscat's been following this in the Random Developments thread for a while now, but this is great to see exactly what the plans are! One thing - they say, "One building, to be called Emery Village Condominiums, is near Eden Park along Gilbert Avenue and Nassau Street." Er...29 units in one building? The largest building is 2202 Gilbert, which is around 6500 square feet...225 square foot units for everyone! But no, seems like it's officially a project, not just speculation, so I'd think having its own thread is appropriate! And, by the way, here are affordable condo's right near downtown...4-5 minute walk to Eden Park, 15-20 minute walk to Mt. Adams, 20-30 minute walk to downtown (or a 90 second bus ride, with the stop immediately across the street), next door to Andy's Mediterranean, $85K-$150K, low HOA fees...everything someone could want, all in beautiful Walnut Hills!
August 22, 200618 yr I actually was just on that block last week. Its a very cool area, and with extremely quick access to downtown and Mt. Adams. I was eating at Andy's Mediterranean (neat place btw) and got to check out the hood, completely unaware of the project that was going on.
August 22, 200618 yr I live a block or two away from there, and yes, I love the area. It's tough to get more convenient than here - very quick highway access, very quick downtown access, bus lines, plus a couple gas stations, a UDF, a Kroger, good dining, fast food, parks, etc., etc. And now the quality housing stock is moving north of Nassau, and I'm thrilled!
August 23, 200618 yr Affordable condos coming to Walnut Hills A developer is rehabbing two buildings in Walnut Hills for condominiums aimed at first-time buyers. Emery Village Condos, on Gilbert Avenue, and Bulluck Terrace, at Locust Street and Woodburn Avenue, are being developed by Redmont Development Corp., according to a news release by Comey & Shepherd Realtors, which is marketing the condos. Emery Village will have 29 units, and Bulluck Terrace will have 34 units. The one-, two- and three-bedroom condos will range from 600 to 1,200 square feet. Prices will start around $85,000 and go up to about $150,000, with amenities that include granite countertops, stainless steel appliances and hardwood floors. January 20, 200718 yr I don't know if anybody saw this but the condos in the above buildings were listed on Sibcy Cline as individual condos for around 89k-110k. Pretty good prices for a first time buyer!!! Today I looked and Sibcy Cline has each building listed for sale as an apartment building. Are these turing into apartments instead of condos?? I hope not!!! The pictures of the inside of the condos/apartments look really good btw!!
