World Trade Center watch:

 

Work has resumed atop the seven-story podium base of 3 WTC. Passersby on Church Street have noticed concrete-form work on the roof to prepare for installation of a tower crane, which will do the heavy lifting for the 80-story skyscraper.

 

It does not yet portend full construction, which awaits Larry Silverstein securing a construction loan. But it’s an important step nonetheless, made possible by the recent agreement with the Port Authority that lets him immediately tap $50 million of $159 million in insurance proceeds — and for the first time to work higher than the podium.

 

Silverstein says the Richard Rogers-designed tower will be finished by early 2018. Media company GroupM has already signed for 550,000 square feet in the 2.3 million square-foot tower.

 

Sources said Silverstein hopes to secure financing by the end of September. His reps declined to comment.

 

Meanwhile, at ground level: In first reporting on the planned reopening of a segment of Cortlandt Street through the WTC, the New York Times’ David W. Dunlap wrote that it “ought to go far in restoring an urban pulse” to the 16-acre site.

 

And how! Although the stepped new passageway between Church and Greenwich streets has an alley-like feel — scrunched between 4 WTC and the base of 3 WTC — it’s been throbbing with energy since it opened on Friday.

 

For the first time, strollers can reach the Memorial from Church Street without having to take a maddeningly circuitous route to West Street.

It’s a big step in re-integrating the WTC into the street grid for the first time since the “superblock” went up in the late 1960s. For once, unqualified praise is due to the Port Authority, the city and their designers.

One World Trade Center Hopes Visitors Generate One-Quarter of Tower’s Revenue

When One World Trade Center, the country’s tallest and most expensive office tower, opens its doors to its first tenants early next month, its owners aren’t just counting on rent from office space to pay the bills. They are counting on millions of tourists looking for a view.

 

The owners of the skyscraper that cost $3.9 billion to build are expecting the observation deck—just three floors of the tower compared with 70 office floors—to bring in nearly one-fourth of the building’s annual revenue by 2019, or a projected $53 million, according to representatives of the ownership group.

 

More than 3.5 million visitors a year are expected to zip up high-speed elevators to an observation space 1,250 feet above lower Manhattan. While the developer of the observation space, Legends Hospitality LLC, hasn’t announced prices, they are expected to be competitive with the Empire State Building’s observatory, which charges $29 and up for an adult.

 

Even with the revenue from tourists and pricey office rents, the building is likely to be worth less than its construction cost, an unusual circumstance due largely to lengthy delays in building and security measures, including a 20-story concrete- and-steel base. The building’s owners, the Port Authority of New York and New Jersey and the Durst Organization, are looking at the deck—set to open in the spring—to help close the gap.

 

If the office space is 95% leased by 2019, as hoped, the group projects it would have $144 million in annual operating income. Manhattan towers with similar income today are valued at some $3 billion, though sometimes considerably more.

 

“It is going to be a world- class visitor experience,” said Patrick Foye, the Port Authority’s executive director. “We think that it is an attractive financial proposition.”

 

The sky-high ambitions are based on a surprising fact: observation decks have become cash machines. Amid a growing trend of tourists clamoring for views, the Empire State Building now gets more than 40% of its revenue from its two floors of observation decks, bringing in $101 million in 2013, up from $78 million in 2010, according to filings by the building’s owner.

 

Chicago’s Willis Tower, formerly known as the Sears tower, has said traffic has exploded since it added a set of clear boxes that allow visitors to stand out on glass and look down, attracting 1.5 million visitors a year, up more than 30% since 2009. A layer of glass shattered on the floor of one of the boxes in May, generating many headlines—it was nonstructural glass, posing no risk, the owners said—and visitors have continued to stream in for the views.

 

Not to be left behind, the nearby John Hancock Center in Chicago added a sloped glass feature that allows tourists to lean and tilt out over the city’s streets.

 

On the West Coast, the owner of Los Angeles’ U.S. Bank Tower—the city’s tallest—is converting empty office floors to an observation deck that opens out into the air. In Manhattan, a new skyscraper west of Midtown is planning a large deck, causing some to wonder if there is enough demand for all the observatories.

 

“It’s got to be at least four times more valuable as observation space than as office space,” said Richard Stockton, chief executive of the U.S. arm of Overseas Union Enterprise Ltd., which owns the U.S. Bank Tower. He said he considered other uses like hotel space or residential space for the floors, ultimately settling on a deck. “You can charge between $20 and $30 for tickets to go to the top and people will stay there on average 20 minutes or so,” he said.

 

Office towers aren’t the only beneficiaries. Observation wheels like the London Eye—mammoth-sized Ferris wheels—are sprouting around the world. Singapore, Seattle and Las Vegas each have their own, while one is planned for New York’s Staten Island. Even nature can’t escape the fad: entrepreneurs have put a glass walkway on the edge of the Grand Canyon where tourists can look down.

 

Just what explains the trend isn’t entirely clear. Many in the industry believe demand is growing in part because operators are positioning the observatories as experiences akin to theme-park rides. Such is the thinking behind features like the Willis Tower’s glass box, or a glass floor recently installed at the Eiffel Tower in Paris. Others point to changes in tourism, in which growing ranks of visitors are looking for more than just museums and shopping in cities.

W.T.C. offices begin reopening Monday with tighter security on Liberty St.

Port Authority employees on Monday, will be the first office workers to return to work at the World Trade Center since terrorists took the Twin Towers down just over 13 years ago. The reopening of 4 W.T.C. on Oct. 27 will ironically mean less freedom on Liberty St., as most vehicles will no longer be able to get through.

 

Cars and trucks doing business at the W.T.C., or making deliveries to Liberty St. residents or stores, or carrying residents will be permitted with proper ID. People visiting residents on the block will also be permitted to drive through after a short stop expected to be done in under two minutes.

 

The city official said although residents in cars will have to show ID, that short slowdown will be counterbalanced by the fact that there will be less traffic on Liberty now that cars and trucks will no longer be able to use it as a through street.

 

In addition, Cedar St. traffic has recently been reversed to flow west, and Washington St. south of the W.T.C. will be reopened to traffic some time next week.

 

The following Monday, Nov. 3, the first workers will return to One W.T.C., a k a the Freedom Tower, when Conde Nast moves into the building.

Observatory at One World Trade Center to open in Spring 2015

 

 

 

The One World Observatory will span 120,000 square feet.

 

NYC tourists looking for an expansive city view will get another vantage point in Spring 2015, when the One World Observatory opens from atop One World Trade Center.

 

Set to be positioned on floors 100-102 of the 1,250-foot-tall building, the Observatory will "provide unique, panoramic views of New York City, its most iconic sites, and surrounding waters," according to a press release.

 

The Observatory will span 120,000 square feet, consisting of a Welcome Center, various dining options, a pre-show program titled Voices Of The Building and state-of-the-art elevators called Sky Pods. Visitors will also be invited to check out the Sky Portal, a 14-food-wide disc in the ground displaying HD views of the City's streets. 

 

Tickets for the One World Observatory are set to go on sale in early 2015, with price points of $26 (ages 6-12), $32 (13-64) and $30 (65+). Group rates will be available, while complimentary tickets will be offered to 9/11 family members and rescue workers, as well as children under the age of 5.

 

Per the press release, the One World Observatory's official opening date will be revealed in the coming months.

That 25 percent estimate seems high, but they're basing it on visits to other high-rise observation platforms, like the Empire State Building.  Plus some more daredevil observation platforms recently built in Chicago, like the glass boxes on the Willis Tower (formerly the Sears Tower) and the sloped glass feature on the John Hancock Tower that allows tourists to lean and tilt out over the city’s streets!

The new mall in Brookfield Place (formerly World Financial Center) has started to open in stages. As you can see, there's something for everyone, assuming you're into high-end designer clothes and overpriced food. I understand that its nearest neighbors--Wall St yuppies--can afford to shop here, but there are a lot of middle class people in this area, some who have lived here for decades, who are complaining about this. I guess they expect some tourists also, but the average person who passes through the WTC on a visit seems unlikely to be buying thousand dollar shoes and handbags. It's like they transplanted the ritziest stretch of Madison Ave. I miss the underground mall pre-9/11

good news per the times. it looks like the final wtc tower, tower 2, the norman foster diamond tower, may have a major tenant. murdoch has 4k or so employees scattered around town:

 

 

News Corporation and 21st Century Fox, two giant media companies controlled by Rupert Murdoch, are considering building a joint headquarters in a new 88-story skyscraper at the World Trade Center, real estate executives and government officials said this week.

 

If a deal is struck, the move by the companies from Midtown Manhattan to a new tower downtown would complete the rebuilding of the office complex destroyed on Sept. 11, 2001. It would also solidify the transformation of Lower Manhattan into a technology and media hub and a lively residential community.

 

The companies, which include Fox News and The Wall Street Journal, have been in discussions for months with the Port Authority of New York and New Jersey, which owns the site and the developer Larry A. Silverstein, who has the rights to build the fourth and last office tower at the site, known as 2 World Trade Center, according to the real estate executives and government officials, who spoke on the condition of anonymity because the deal had not been made final.

 

“This move would establish media hegemony in Lower Manhattan,” said Mitchell Moss, a professor of urban planning at New York University. “News Corp. and Fox are in everyone’s living room. It removes any uncertainty that the new trade center would be a major economic engine, and it validates the 15-year effort to rebuild the World Trade Center.”

The two companies on Tuesday signed a non-binding but detailed letter of intent (LOI) with developer Larry Silverstein to anchor 2 World Trade Center, the media firms confirmed. The 80-plus-story skyscraper would complete a quartet of new jumbos built to replace the Twin Towers’ office space destroyed on 9/11.

 

“The new headquarters would provide 21st Century Fox and News Corp. with a range of efficiencies as well as the flexibility for future growth, while helping cement Lower Manhattan as a dynamic new hub for media,” the companies said in a joint statement.

PATH station Oculus opens. This is what 4 billion dollars buys these days! I naively thought that since it was open to the public there would be easy access from the street. Yeah right. After negotiating a maze of escalators and hallways I eventually found it. I guess there will be shops ringing the concourse at some point. Surprise. Not sure what those elevated platforms on either side (one where the flag is) will be used for. Trump's coronation?

Calatrava’s St. Nicholas National Shrine at the World Trade Center tops out

 

A six-foot-tall cross was placed atop the church to commemorate the event

Just over a year after foundation work got underway, the Saint Nicholas National Shrine at the World Trade Center has now topped out.

 

Church officials along with representatives from the Port Authority and construction firm Skanska attended a topping out ceremony on Monday where an over six-foot-tall cross was lifted and placed on top of the Church to commemorate the progress, the New York Times reported.

 

Originally located at 155 Cedar Street, the Greek Orthodox Church was destroyed on 9/11, and it’s been a pretty uphill climb getting it rebuilt. For one, the church had to be relocated to be within the newly completed Liberty Park since its original location is now being used as an underground garage.

gov cuomo released an rfp for wtc 5, the site of the deutsche bank tower, for an approximately 900’ mixed use tower. the port authority does not hold residential assets, but something was worked out to include that in the tower, including affordable housing.

This seemed like a decent place to put these, I wasn't sure.  I came across these fascinating photos tonight after having not seen them in a long time.  These were taken in 1973 (I believe) by my Grandpa. He and my Grandma took my mom, who was 11 at the time, on a trip to Europe to tour the Bible Lands with a group.  They lived in California at the time, where I grew up, so had to fly to NYC first and took a tour there.  Here as you can see, are the twin towers still under construction.  Pretty incredible photos... I couldn't believe them when I first saw them.  Sobering.

In the top photo you can see how strongly the corners are reflecting the sunlight...this was one of the best parts of the design.  They were gigantic but they were subtle. Sometimes the corners did this...sometimes they didn't.  The interplay between the two buildings was always interesting. 

 

Also, the shorter building under construction simultaneously might be the Deutsche Bank building that wasn't destroyed by the terrorist attack but was eventually demolished.  I have pictures of that black building covered in white dust.  The dust stayed on it for a year or more. 

wow nice finds thanks. its strange to see my spouse's old office building 199 water street aka one seaport plaza not there on the bottom pic. it was built 10 yrs later in 1983. 35 stories, but great views and its massive with over 1M sq ft of offices.

 

also, upon closer inspection of the top pic and with no battery park city as yet, if you look close at the waterline you can see the atrocious elevated miller westside highway. further north, i almost bottomed my car out in ruts on that thing while it fell into ruin in its last days.

you can see that effect in this fascinating 1993 hd vhs demo clip below. hd was actually available on vhs tape back then, but it was expensive. its very strange to see close ups of people in that era in hd, usually you expect yellowy old film tape. you can also see the light effect on yamasaki's richmond fed reserve tower.

The cubic structure of the Ronald O. Perelman Performing Arts Center is continuing to take shape in the Financial District. Designed by REX and developed by the Port Authority of New York and New Jersey with Davis Brody Bond Architects as the executive architect, the 138-foot-tall structure is located in the World Trade Center complex at the foot of One World Trade. A lot of progress has occurred since our last update in early February, when the steel trusses that form the bottom portion of the superstructure were just being assembled. Now work has climbed well above with the formation of the multi-story perimeter of V-shaped columns. This section of the building will be enclosed in the white marble façade.

 

Recent photos by Tectonic show the state of progress at the site. The current focus of work appears to be the outer steel shell that will house 99-, 250-, and a 499-seat theaters, along with a rehearsal room that can be transformed into a fourth venue space. Workers have not reached the final architectural height yet, but it’s conceivable that topping out could occur by the end of the summer. The center will contain three main sections: the Public Level on the bottom, the Performer Level in the middle, and the Play Level on the top, with a total of 11 different venue arrangements.

Wow, what a shock that will be to see actually completed!  I am so used to that weird shell of a building.

I have to say that when I walked to pick up lunch at Num Pang in Hudson Eats (they just reopened and are my favorite) I was absolutely shocked to see this thing under construction. Good for them!

NYPD Sgt. William Brautigam dies from 9/11 illness

A decorated NYPD officer has lost his battle with a Sept. 11-related illness, the police department announced Sunday. 

 

Sgt. William Brautigam, 47, had only been in the NYPD for two months when the terror attack occurred, Commissioner Dermot Shea said in a letter to cops.

 

“William was a member of the ‘9/11 class’ in our Academy — appointed to the NYPD on July 2nd of that year,” Shea wrote.

 

“William, like thousands of his classmates and colleagues throughout the department, answered the call. Now, nearly 20 years after that horrific time in our nation’s history, his strength continues to lead us — and we vow to never forget him or his immense sacrifice.”

i think i was the only fan of the boxy bjarke ingels design. that remains my fav. unfortunately that was for media studio space and another of that type of tenant is highly unlikely.

Ronald O. Perelman Performing Arts Center’s Marble Cladding More Than Halfway Installed in Financial District, Manhattan

Façade installation is continuing to progress on the Ronald O. Perelman Performing Arts Center, a 138-foot-tall performance venue in the World Trade Center site in the Financial District. Designed by REX with Davis Brody Bond Architects as the executive architect and developed by non-profit company The Perelman, the structure is located between Skidmore Owings & Merrill‘s One World Trade Center to the west, Vesey Street to the north, Fulton Street to the south, and Greenwich Street to the east.

 

The marble cladding installation has proceeded rapidly since our last update in October, when the first panels had just begun to go up. Less than two months later, more than half of the facility is now enclosed.
