New Renderings Reveal Updated Design For Norman Foster’s Two World Trade Center, In Financial District

BY: MICHAEL YOUNG 8:00 AM ON FEBRUARY 1, 2022

New renderings by Visualhouse have been spotted for Two World Trade Center, the final component of the 16-acre World Trade Center complex at 200 Greenwich Street in the Financial District. Designed by Norman Foster of Foster + Partners and developed by Silverstein Properties, the commercial supertall will rise from a foundation built in the early 2010s before work stalled on the initial iteration of the tower.

this is kinda interesting — the perelman center roadmap — they seem to be right on time with it — i wish all buildings would have these for us !!!

March 2016: The permanent PATH station, the Oculus opens one block to the south, and the temporary station entrance is demolished in August. Work can now proceed on the PAC site.

June 2016: PAC announces gift from Ronald O. Perelman $75M and renaming of building as the Ronald O. Perelman Performing Arts Center

August 2017: The Port Authority (PA) begins construction of the roadways and other facilities that sit below ground on the PAC site. The PA’s construction included super columns for the PAC, loading docks, utility connections, and other support spaces below street level.

February 2018: The PAC signs a 99-year lease with the Port Authority.

April 2018: The first “super-column” for installation by the PA. Due to the complexities of the site and the clear spans required for performance spaces, the PAC rests on several super-columns, or massive structural support connections.

September 2019: The first cranes rise for PAC construction.

Early 2020: Rockwell Group led by David Rockwell joins the design team to serve as interiors architect for the public level.

March 2020: Construction stops for 52 days due to pandemic-related restrictions.

August 2020: PAC’s perimeter steel tops out.

April 2021: Superstructure steel on the roof and hardened walls are complete.

June 23 2021: Topping off ceremony.

December 2021: Installation of the PAC’s distinctive design – its façade - was completed this month. Begun in September, more than 5,000 marble tiles quarried, cut and fabricated in Portugal, laminated with glass in France, and assembled into panels in Germany, were installed to create the unique pattern that is a defining feature of the building.

Winter 2021-Spring 2022 The hallmark features of the PAC’s flexible theater spaces began installation. The first step is installation of the two pairs of enormous acoustic doors. These doors, which literally operate at the touch of a button, delineate the three theater spaces and provide acoustic isolation so there can be multiple performances simultaneously.

Summer 2022 The automated seating lifts are installed in the John E. Zuccotti Theater to be followed by the installation of the seating towers, which add to the capacity and flexibility of the space.

Summer 2022 The interior lighting pendants will be installed. These pendants provide general interior lighting and light the façade from within, which will create the building’s signature glow.

Q4 2022 The theater spaces are scheduled to be complete.

Q4 2022 Interior finishes throughout the building are scheduled to be complete.

Q4 2022 The public lobby level, including the café, bar and terrace are scheduled to be complete. The construction management firm completes all the details needed to finish the building.

Q1 2023 Commissioning of the theaters is scheduled to begin, testing the broad range of configurations which are the hallmark of the building’s theatrical innovation and flexibility. Prior to the first public events, there will also be a “soft opening” phase to test building operations and audience experience.

The Performing Arts Center is scheduled to open in 2023.

St. Nicholas Greek Orthodox Church Wraps Up Construction In Manhattan’s Financial District

BY: MICHAEL YOUNG 8:00 AM ON SEPTEMBER 10, 2022

Work on the St. Nicholas Greek Orthodox Church is finally coming to a close on the verge of the 21st anniversary of the 9/11 attacks.

Designed by Santiago Calatrava and developed by The Port Authority of New York and New Jersey, the white marble-clad structure is prominently perched atop Liberty Park just south of the original World Trade Center complex in the Financial District, and is the long-awaited replacement for the former church of the same name that was destroyed by the collapse of the South Tower on 9/11.

for the anniversary --- a staten island advance article after the feb 26, 1993 wtc bombing:

Staten Islanders recount harrowing tales of entrapment, escape from World Trade Center bombing of 1993. | From The Vault

EDITOR'S NOTE
This is the digitized version of an article that appeared in the Saturday, Feb. 27, 1993 edition of the Staten Island Advance, after the first terrorist attack at the World Trade Center in Manhattan. Stephen Knapp of Great Kills was one of six persons killed on Feb. 26, 1993 when a bomb ripped through a subbasement at the World Trade Center. Sunday marks 30 years since the day of the attack.
Feb. 27, 1993

Staten Island residents were trapped in every imaginable corner of the huge complex that is the World Trade Center in Lower Manhattan during yesterday’s disaster.

I was in Oculus not long after it opened and, probably somewhere upthread, made my feelings known on how much I really didn’t like it.

Was in there again the other week and liked it a lot more this time. Not sure what changed, maybe it was because this time I entered it as a subway passenger and saw it as a transit interchange. Last time I walked in off the street. Funny how that can change your perception of a place. Only downside was paying about $17 for two bottles of water!

yeah it was weird, cold and empty for a long time when it opened. hard to get to like, especially when you think about how much money was spent on it. and it will never open up like it was supposed to.

anyway, now everyone is used to it and more importantly all the shops are open and tourists are back, and commuting picking up, so that helps.

otoh -- the costs of things in there are out of control. in the oculus mall, in eataly and over in the brookfield mall.

the thing that really bugs me though is the bathrooms. such a poor, old fashioned design. everytime you literally have to walk past a long line of women to the mens room. its an embarrassing walk of shame for men and much worse of course its so unfair for the ladies.

$500M Performing Arts Center Opens Near World Trade Center

The idea for the Perelman Center was conceived in 2003 as a way to revitalize the neighborhood in the wake of the 9/11 attacks.

Elaine Velie September 25, 2023

After nearly two decades, a cube-shaped cultural space has arrived next to the 9/11 memorial in lower Manhattan. The $500 million Perelman Performing Arts Center (PAC) opened last week and boasts a jam-packed schedule of dance, theater, and music shows with a smattering of visual art.

trying to figure out what is happening with 2wtc and 5wtc -- ??

nothing for 2wtc, except rumor is they are back to pitching the foster design for now --

5wtc was switched from office to housing, then a long battle to get it up to 30% affordable housing --

its supposed to start later this year, but i can't find anything to confirm that --

the lmdc shifted some $ to 5wtc last fall -- interesting the post-9/11 lmdc will finally dissolve after wtc 5 is done --

At long last, Downtown’s best office buildings are booming with activity

By

Lois Weiss

Published June 3, 2025

American Express is still negotiating with Larry Silverstein to anchor a new 2 World Trade Center but everyone says, “it’s complicated.”

Sources familiar with the talks say Amex would take the lower floors of a tower of 2.5 million- to 3 million-square-foot tower and include many amenities for its employees. But the financial firm is still figuring out how much space it will need when it opens some five or more years from now.

Silverstein, who turned 93 on May 30, must also figure out how much square footage he needs to lease to others and at what rent, which could be $150 per foot or more versus current downtown trophy rents in the $80s.

For tax reasons, Amex might sell its current digs and buy its portion of the new tower, similar to what Related did with its Hudson Yards office companies, which created a strong financial model for lenders.

Once they get to the nitty-gritty numbers, the American Express board will have to approve the deal.

i think this is the most recent render, not sure, but even if so it likely will get redesigned again —

MGmMhBXcJvc.jpg?size=499x755&quality=95&

Happy its moving, still bummed it's not the Foster diamond design which was by far the best design presented for any iteration of any building in the WTC site plan.

^ i liked the big design best — because it was different and the form followed the function best, for large studios rather than just boring offices.

too bad the heinous murdoch klan punked out, at least it would have been built by now. meh.
