Great news for Toledo!  I need to make the trek up I-75 again to check out the changes in the Glass City.

 

....and 38 percent will be empty-nesters and retirees.

 

..one doesn't usually associate this demographic with loft or in-town living but I can see this developing into an new market niche.

boy, is there any city that has not redeveloped it's old warehouse district into apts? it's quite an ongoing real estate trend.

Yeah, basically anyone without children is the target market for in-city living.  Retirees are alot more like young professionals in their needs than they are like families with kids.

 

Anyway, this is fantastic news for the "other" Warehouse District in Ohio.

Actually i didnt know Toledo had a warehouse district.  I do think Toledo was a pioneer in loft conversions here in Ohio as I think they redeveloped an old downtown department store into lofts a few years ago, before this trend hit Dayton in a big way.

 

 

Talk about under the radar - Toledo needs to really market this area. I knew about the Old West End mansions but never once heard about Toledo's Warehouse District.

When did Toledo renovate the department store? The reason I ask is that in Cleveland, the Bradley Building (one of the first conversions in the Warehouse District) was rehabbed in 1985.

 

 

help my t-town memory is fading. as i'm looking at the map i'm wondering is the warehouse area the same area that used to be toledo's mini-greektown? seems like it. if no, where was the 'lil greektown area in relation? thanks!

That's great news.  Definitely need to check the place out.

When did Toledo do its renovation, I think it was the mid 90s...

 

I think Dayton was doing some small scale loft renovations by then,  too (I recall going to a party at a loft in an old commericial bldg at the intersection of St Clair and 1st street back in the early to mid 90s), but it was sort of onesys and twosys....not the big building renovations we are currently seeing.

 

 

Toledo now has an actual big-city club scene downtown with Club Rain, Club Eclipse, The Emporium and the like. All this has happened within the last five years.

 

....this would be a big change from when I was up there in the early 90s.  Back then Toledo seemed pretty dead compared to Dayton in the area of nightlife and live music. 

 

I'm thinking a return visit  might be in order.

Berdan Building eyed as new retail center

Owner ready to sell it, other sites in downtown Warehouse District

Toledo's Warehouse District could be adding retail in the empty Berdan Building as the owner prepares to sell it and other nearby buildings that surround Fifth Third Field.

David Root, who once had a vision of developing the area into a SoHo-style community called Huron Street Village, is preparing to sell the buildings, several of which have existing businesses with leases, including the Bronze Boar and Grumpy's restaurant.

A furnished model offers a glimpse of how a finished condo at the Bartley Lofts project in downtown Toledo could look. The first 15 residents are expected to move into the 52-unit building at Washington and Ontario streets in August. I was downtown at club Fuse this past weekend and it looked like club Rain was being raided for drugs, and club Fuse ran out of beer at 12:30am. I think my roomates and myself have a better bar then they do! The club owners downtown really have to get their shit together or everything is going to turn into the Main Event which was a cool place but was shut down after a few raids. Hopefully with those new developments in the warehouse district they can get some better bars/clubs.

TOLEDO: DOWNTOWN REHAB

A warehouse at the corner of Ontario and Washington steets in downtown Toledo is being rehabilitated into the Bartley Lofts apartments. The first residents are expected to move into the 52-unit building in July or August. The lofts average 1,650 square feet and are priced from $187,000 to $360,000.

Storage spaces and apartments are planned for a Toledo warehouse near Fifth Third Field.

 

Developers want to convert the warehouse at 34 South Erie St., about two blocks from the ballpark, into apartments, with parking on the first floor and several other floors used for storage units and office space.

 

Triangle Building LLC of Toledo, through Realtor Keith Brown, has asked the Toledo Plan Commission to rezone the site from "limited industrial" to "downtown commercial." They've also asked the commission to suspend the city zoning code pertaining to commercial zoning to allow storage units at the site, which is not permitted under the code. The issues are on the agenda for the board's Thursday meeting.

 

The commission staff recommended rezoning and suspending the city code, noting that the project fits into the Downtown Toledo Master Plan.

‘Triangle building’ considered as site for new loft apartments

Once the divisional headquarters for a St. Louis hardware supply chain, the 105-year-old “triangle building” is the latest downtown Toledo warehouse being eyed by developers for conversion to apartment lofts.

 

Developer Keith Brown, spokesman for an investment group responsible for the Bartley Lofts project under way nearby, wants to put 40 apartments, offices, and storage units in the seven-story structure in the Warehouse District on South Erie Street at Lafayette.

Downtown dwellers show off lofty nests

For Janet Albright, opening her Warehouse District home to the public yesterday was a no-brainer.

 

"First thing people say when they walk in is 'Oh my God, I didn't think Toledo could look like this,'" Ms. Albright said. "It's like people who have lived in Toledo their whole lives have never been downtown."

 

The home of Ms. Albright and her husband, Richard Rideout, who spent 18 months renovating 1 St. Clair St., was among seven locations that took part in the Wander the Warehouse District tour.

Dreamers and designers looking to develop the outskirts of downtown Toledo will get together this weekend in hopes of creating a tight package of ideas to attract developers and future residents.

 

 

Representatives of the Uptown Association and the Toledo Warehouse District Association will hold a two-day brainstorming session, starting tonight, with the goal of drawing a focused, saleable picture of their districts' futures.

In another sign that Fifth Third Field has sparked a renaissance in the once-dilapidated Warehouse District, local developers are planning a $16 million rehabilitation project for the shuttered Berdan Building.

 

Parkstone Berdan Building LLC has undertaken the renovation of the structure at 1 South Erie St., at Washington St., with plans to turn it into office, retail, and possibly residential space.

UT could move law school near downtown ballpark

how close is UT to downtown....this is a very interesting proposal. I'm sure that the housing market surrounding the law school would be greatly impacted. I also had no idea that UT was merging with another school. This seems like a very interesting idea and i look foreward to seeing this develop... I hope that UC would do something like this....I would love for DAAP or the Law school to move downtown....It would be amazing :-D

It's always been an underdog that pleasantly surprises, just like the Mud Hens winning minor league baseball last year!!!

LOL @ the Good Times statement.  We moved into the RiverWest this past January and it was 6-months prior we walked into the model home as we were looking for a home to buy around the region.  RiverWest had one thing that beats all the other homes we looked at; they have a 4th floor full rooftop patio with a full view of the skyline (360 degree wise) and we fell in love with it.  RiverWest used the same exterior facade and materials as the 5/3 Field here in downtown and this development is all 4 floors for each unit ranging 1800-2400 sq. feet.  Great walking distance to shops and restaurants, including the Rally by the River festivities and the rooftop view of various of firework events.  There's a pizza place, an Irish Pub restaurant opening later this summer a block from us and two more housing developments which will come to fruitation as well.  I share some photos of what I mean:

Nice stuff! Toledo appears to be making a comeback, and I'm glad to see it.

 

Union Station was quite outstanding when it was built. I wish they had done something more sensitive to the original design when they changed the windows. It's not beyond fixing, someday, though.

i'm glad to hear the old 80's rally by the river partys are still happening, it was always pretty fun to go down and catch mitch ryder or whatever after work and hang around on a nice day, esp when there was not much else to do in toledo. thankfully from what i am seeing and hearing that situation certainly seems to have changed around quite a bit since then.

 

Toledo is looking good in those pictures.

Nice.  Toledo's Warehouse Dist certainly echoes Cleveland's (although I really like the balconies on that Toledo warehouse better than most of Cleveland's conversions).

wow interesting. that is pretty stunning as in my day there were tumbleweeds blowing down the streets of toledo. almost zero nightlife, in fact it was stunning how little there was. we'd sit in this basement irish bar downtown and go, "well you wanna go up to shelter in detroit, go dance on the tables at ahmeds or bag it?" heh. i can see its all diff now.

 

i hope they get a movie theater downtown again, thats a good idea. more residential too of course.

That was my experience with Toledo, too.  I was expecting something more akin to Dayton, but the place was even more dead ....when I was there (which was over 10 years ago).

 

I think C-Dawg had posted some info on the nightlife downtown elsewhere on this board, too, If I recall right.
