That’s exactly what I was thinking about. If they are going to produce something of that quality, I’m fine with losing the relatively basic facades. But if they try to do some basic contemporary BS, the commission better tell them to take a hike.

Honestly, it would probably do better and be a consistent replacement for the ever rotating restaurants on the east half. 

The majority of social medium hates this project. People want the bank facade saved and not the interior and they want it all replaced with 30+ towers. So it went from build something over 10 stories for once, to now it has to be 30+ or Columbus will never be a happening city. 

Given that High Street sits quite a bit higher (I supposed pun is intended here) than the river bank, even at 15 stories it will fill in a nice gap, but man going to 20-25 floors would be nice.  Just so long as it is a quality build and not like the A&F dormitories across the street.

Yeah I wouldn’t mind if we got more 20+, but people thinking we need 30 for the city to actually thrive are hilarious. The busiest spots downtown are in areas with buildings no taller than 10 stories. I would take a ton of 15-20 stories over a few 30+, but hope both happen at some point.

If they could push it up a few floors great, but otherwise a nice design, good materials, and an appropriate entry floor on High will be fine. The 30 story tower can go on the Schiff lot down the street. It is not like we are lacking spaces for towers.

 

 

Cleveland developer plans to build 15-story tower next to Ohio National Bank building in downtown Columbus

 

The new owner of the Ohio National Bank building in downtown Columbus plans to build a 15-story tower next to the historic property.

 

The bank building itself, which was built in 1914 and is listed on the National Register of Historic Places, would be preserved and transformed into a restaurant or other retail use.

 

Randall Sacks, CEO of the Cleveland firm that bought the bank and its neighbors earlier this year, said the High and Town street intersection is perfect for multifamily development.

 

The proposed 15-story tower would replace the buildings from 171 to 191 S. High St. and have 200 market-rate apartments. Plans submitted to the city show studio, one- and two-bedroom apartments.

I would guess the renderings we saw are super rough draft and more to show what a 15 story would be. Hopefully the commission gives some guidance for look and feel. If they push through with that design though, yikes.

The commission will give few if not zero notes. The commissions in general have not been successful in pushing developers to develop less monolithic structures. It's a massing rendering. So even if finishes are selected they still seem to intend to build a box unless pushed to mix up the massing.

They should be pushed not only for a less monolithic look, but for some tapering at the top(add a few more floors and add penthouses/activate some rooftop amenity areas for God's Sake), good materials, and a good looking first floor facade that will do justice to the beauty of the old bank building. 

 

I really do not want to see a flat topped box. 

 

*market rate equals unaffordably high for most folks. Sigh.  So they better give us something decent to look at!

I honestly don’t hate this and think it will be great. Hopefully it gets approved and they start construction quickly. 

Interesting design. I don't love it, but I don't hate it. I can see why they don't want to preserve the facades of the existing buildings though.

It has almost a "brutalist" look to it, but if the external materials are of good quality it could turn out pretty cool.  At first I was like, no balconies????  But then looked closer and it appears they are built within the building so they are covered, which is actually quite nice.  I'd also like to see what kind of amenity deck they are offering.  Perhaps where it is tapered down on the "back" end facing West.  A pool deck with westward sun would actually do nicely!!

Yeah hopefully the material is of high quality and not some crappy metal panels like the Gay and high development. 

Honestly, I really like it. Kinda reminds me of the Marker proposal for Broad in Franklinton, but on steroids lol

 

Did they mention what they plan to do with the old bank building?

 

it’s also so great to see so much continued momentum for downtown. Can’t wait to see more and more of these projects get started!

So true! If all these projects going before the Downtown Commission get started within the next year, we could easily see 5-7 tower cranes scattered around downtown by the end of next year. Now that the Short North has mostly been built out, it really feels like momentum is beginning to shift downtown. 

I wish it had a taper but I like it. Bye facades...sorry but this looks really good. And recessed balconies! It is bold and unusual for Cbus and will really stand out.  If we can only drag a little more height out of it.

Bank building will be retail of some kind.

They have the height listed at 192’ so you are damn close. 

Didn’t notice this the first time I looked,  but retail will butt up against the historic building. Wonder if that means it will be connected to the bank.

I don’t mind that, honestly this building looks like a better representation of this. If the materials are of similar quality, even better. 

Building looks great, but it would be sad to see the former buildings go.

This looks pretty good, but ultimately will come down to materials and detailing

 

No doubt NBBJ is skilled at putting out sexy renderings, but it's not until after the developer gets bids and then VE items when things actually get real

 

I also see they are on the agenda for only conceptual review, but still requesting immediate demolition approval. I hope the commission denies that, but encourages them to come back with more details and signals their support for demolition when they are ready to move forward with construction

 

I'd also like to know more about their plans for the bank building

I wouldn't mind if the buildings stay and we're refurbished and this new tower going over to an empty parking lot just a block south on Main and High.

Well I don't think that is going to happen and that lot should have something larger than this. But saving/storing the facades is something that is at least feasible and maybe it should be something we can ask for that is at least within reason(as in other cities have done this).

Is it me, or does anyone else think it the façade of the existing buildings could still be saved, even with the renderings provided?

 

In the below render, it looks like the parking deck nearly meets the height of the bank building:

It would change the overall look and feel of the new build. If the commission actually pushes the developer to use high quality material, this will look great. If they use some crappy stuff I would rather the buildings be preserved. 
 

In the materials submitted they mention that one of the buildings has a really bad hole in on of the floors from the room damage. The foundation sounds like it is falling apart and it is honestly probably better to just demo. I would love to see the facade somewhere, but get not saving it. 

The proposal for the 15 story was pulled by the developer so it was not presented at the meeting. I’m hoping that isn’t a bad sign.

I’ll cross my fingers it means they’re gonna retool it and make it a 20 story project instead 😅

This is a bit troubling. I hope amped91 is right. 20 floors with a taper for the top 5 floors would be great.  It did not get any really negative feedback that I recall.

The demand is now going to be there more than ever before, I wouldn’t be shocked by a retool.

 

However I unfortunately think it’s a funding issue so I’m not too optimistic it will be reality.

Best case IMO is they're holding off until their plans are more fully developed, likely having been informed the city would not approve demolition until any replacement is shovel ready

 

The renderings looked sharp, but the rest of the submitted materials were still very conceptual. I hope they'll be back

I think they already closed on the property right? I get things can fall through, but if it is a funding issue, I hope they’re able to find a new lender soon. I’d hate to see this sit vacant yet another decade.

They might have bought the property but you still have to pay for demo, materials, etc.

Obviously. That wasn’t my point. 
 

My point was that it’s especially disappointing if it’s already changed hands to someone who can’t secure capital and it’s just going to sit vacant for yet another decade…

They are not even close design wise other than being buildings and black. The whole form of the building, details and window treatments are different, not to mention the Columbus building has balconies.

I agree, I think it actually plays off the fifth third building at high and state. It isn’t exactly alike, but seems to have similar angles and look.

It’s back for this months meeting, it’s still at 15 and looks the same. Not sure why they pulled it last month.
