It's actually going into the courtyard of the Beatty across the street now, and will still have the waterfall supposedly. 

 

As for the finishes and piers, I honestly have no clue what LC is even doing at this point. The  Beatty got a height reduction while the Matan building got a height increase. The exterior materials on the Beatty and Trautman are actually quality, however I don't even know where to start with the Disneyland dormer facade happening on the roof. In contrast though the Matan is going to use cheap EIFS for its exterior .

 

These buildings are all over the place, I'm not sure we're going to know what they're design plans are until they're done.

They really seem to be mixtures of high quality material, design, and architecture mixed in with cheap amateurish stuff all being carried out in a seemingly unorganized manner.

^^ Great views. I really can't help but like 250 South High. I know it is not perfect, but I really like it and it was such an unexpected surprise for that narrow surface lot. Those original 2-3 floor apartments in the area are looking a bit dwarfed now. I would really like to see this view in a year or two with a Millenial Tower rising.

 

So what is going to happen to that corner with the little hold-out bar...I think it is Rich and High?

I agree with you about 250 High. They did really will with that awkward lot. 

 

To your point about the smaller LC apartments, they definitely look small and will look even smaller with Millennial Tower, but from the street I think they look great.

Yeah I was referring to just how they look in that specific last pic. As other stuff fills in it will just add more variety.

I'm glad LC kept the old building. It's presence adds to the streetscape.

It's completely done? It looks really good, but what's with the light blue sections at the very top? That portion looks unfinished, but I can't tell for sure. 

 

 

The one in the picture is probably done, if not 95% finished. I think they are still planning on building a pool inside that enclave you see there (it's actually one building despite looking like two in this picture). There is another one directly across the street from this one that is not finished yet. I'm not even sure people can move in there.

 

The sidewalk in front of this building on Rich and even High street is a mess. I hope they repair it. It's a blob of asphault, cement, missing bricks, and vents raised higher than the rest of the ground (tripping hazard).

 

I work right next to here and I'll report back if they ever do, but man...is there someone or someplace I can call to see if they (LC) or the city is going to repair it?

The city awarded the construction contract to Complete General Construction in July for the streetscape work in front of the building. They also awarded the contract for the work in front of 80 on the Commons to Complete General at the same time. They might have been waiting to get them both built together.

I like the penthouse level of LC North as apposed to the top of the LC South building. But, they are both great additions to Downtown.

Yep, that's definitely very frustrating. Luckily it's a fairly skinny building and there are some surface lots at the corner of Main and High that are ripe for development. Hopefully someone can scoop those up and building something half decent with a bit of height. 

I want that lot with the permanent iPhone ads to be developed SO badly.

The LC buildings look pretty nice. Then again, they better if it has taken them 5 years to build them. It's pretty amazing how that intersection completely transformed in just a few years. Here's a little trip down memory lane to 2009.

I think this will be one of the nicer new additions to downtown when it's finished. 

The LC buildings on High and Rich are overall done really well particularly from the street level. But they made some odd choices towards the top. On the north building the upper level is painted black and set back while on the south building the top elements are brought to the edge of the building with what looks like glass block windows? Its all very strange to me. They have also finally started work on the interior courtyard. The LC building on Ludlow and East Main is coming along as well. So far I like how it wraps around the existing historic building. It's a personal training and group fitness gym called CODE. I believe the brand is owned by LC because it has popped up at all of their urban developments in the past year or so. I am curious to see how it does because it is pretty pricy, the basic membership ticks in at $75/month. Either way it's nice to see that while it's not traditional retail, LC has done a pretty decent job at activating these commercial spaces on High.

That is looking really nice! Can't wait to see the finished product. 

Looks good so far , but I'm curious to see how those balconies (at least I think that's what they are) look hanging off the face of the building. 

The comment above inspired me to pull the approved drawings from the city to see what the balconies would look like.

"Rusticated brick every fourth course" is definitely not what I see in the pictures above and there are other details that look different so far. The city is so bad at ensuring these buildings match, there seems to be little to no oversight. That's probably how we wound up with the Brunner Building that has pieces missing from the cornice more than a year after the building was finished.

I'll never understand how developers get away with clearly obvious changes such as these. The old bait and switch.

This is really surprising to me. I'm usually all for renovation and re-use, but this building is a 4 story cinderblock cube, with 2 garage doors as it's biggest architectural features. It's better than it not being renovated, and I hope they do something interesting, you couldn't have a blanker slate, but I guess I was hoping for something better for Riversouth.

I just assumed instead of creatively building around and/over with the remaining 85% of the lot, the developer packed his toys and went home because he couldn't have his way for that building.

That whole block just needs to go. I hate that iPhone building. Sorry not sorry. Something awesome could be at this prime location and yet.......it's not. And now it seems like it never will.
